GREEN BAY, WIS. — Architecture, engineering, environmental and planning firm ISG is moving into the WaterMark building in downtown Green Bay. The firm will occupy 14,000 square feet. ISG is currently designing its new space on the third floor and anticipates a September 2018 move-in. After acquiring Raasch Associates in September 2016, ISG has grown its Green Bay presence by more than 40 percent. Three Sixty Real Estate Solutions LLC developed the six-story WaterMark building, which anchors the CityDeck, a community venue for dining and outdoor concerts.

ILLINOIS, INDIANA AND WISCONSIN — Berkadia has arranged the $41.5 million sale of the Tristate Portfolio, a 545-unit multifamily portfolio located in Illinois, Indiana and Wisconsin. The properties include: the 184-unit Garden Quarter in Elgin, Ill.; the 123-unit Glacier Hills in Madison, Wis.; the 138-unit Arbor Crossing in Valparaiso, Ind.; and the 100-unit Barrington Bridge in Chesterton, Ind. Glacier Hills was constructed in 1989, while the other properties were built in the 1970s. Alex Blagojevich, Ralph DePasquale, Chris Bruzas and Parker Stewart of Berkadia represented the undisclosed seller. Two separate buyers purchased the portfolio.
MILWAUKEE — HSA Bank, a division of Webster Bank NA and provider of consumer-directed health accounts, has extended the lease on its 57,517-square-foot office space in Milwaukee. The bank is also expanding by 10,725 square feet. HSA Bank is located on the second floor of Schlitz Park’s RiverCenter building at 1515 N. RiverCenter Drive. The office is home to 335 employees. Ned Purtell and Jenna Maguire of Founders 3 Real Estate Services represented Schlitz Park in the lease transaction. Drew Saunders and Dan Jessup of JLL represented the tenant. The expansion is expected to be complete this summer.
SAUKVILLE, WIS. — The Dickman Co. Inc./CORFAC International has brokered the sale of a 30,197-square-foot industrial building in Saukville, about 25 miles north of Milwaukee. The sales price was not disclosed. The property is located at 851 N. Progress Drive. Nick Keys and Roger Siegel of Dickman brokered the transaction. Progress13 LLC purchased the asset from Denz Group LLC.
MILTON, WIS. — Badger Property Investments is developing a 60,000-square-foot industrial building for SSI Technologies Inc. in Milton, about 35 miles southeast of Madison. The property will be located in the Crossroads Business Park. Construction is expected to begin in May with completion slated for this fall. Janesville, Wis.-based SSI Technologies is a designer and manufacturer of a variety of sensors and control systems for the international automotive and heavy vehicle markets. Locally, the company has 1,000 employees and currently operates from three facilities in Janesville, with more than 400,000 square feet of combined manufacturing and office space. MILWAUKEE — MCR has purchased the 169-room Courtyard by Marriott Milwaukee Downtown for an undisclosed price. MCR will also manage the property, which is located at 300 W. Michigan St. Hotel features include Wi-Fi, a fitness center, indoor pool, convenience store, restaurant and bar and four event spaces. MCR is a hotel owner-operator that has invested in 103 hotel properties with more than 12,000 rooms in 27 states.
MILWAUKEE — Healthcare Trust Inc. has acquired Aurora Health Center in Milwaukee for $6 million. The 25,466-square-foot outpatient facility and surgical center is 95 percent leased to subsidiaries of Aurora Health Care. Completed in 2000, the property is less than one mile from Aurora’s flagship 882-bed hospital, St. Luke’s Medical Center. Ben Appel, Evan Kovac, Andrew Milne, Anthony Frogameni, Matt DiCesare and Jaime Fink of HFF marketed the property on behalf of the seller, Atkins Cos.
GREEN BAY, WIS. — Stage Equity Partners LLC has acquired St. Mary’s medical office building in Green Bay for $7.3 million. The 50,000-square-foot property is fully leased to St. Mary’s Hospital Medical Center and operates under the Prevea Health brand as well as St. Gianna Clinic. The asset is located at 1727 Shawano Ave., directly across from St. Mary’s Hospital Medical Center. Considered part of the hospital campus, the property offers heart care, physical and occupational therapy, behavioral healthcare, fertility care and other specialty services. Stage purchased the asset from its longtime physician owner with a new 10-year lease extension. MB Financial provided acquisition financing.
RACINE, WIS. — Podolsky Circle CORFAC International has arranged the $2.7 million sale of a 31,638-square-foot office building in Racine, about 30 miles south of Milwaukee. Built in 2002, the two-story property is located at 5439 Durand Ave., across from Regency Mall. Multiple tenants occupy the building, including Associated Bank, Advanced Medical Imaging, CleanSlate Medical Group of Wisconsin and Habush, Habush & Rottier. The buyer, Gateway Investment Partners, plans to upgrade the common areas, restrooms, parking lot, signage and landscaping. Alissa Adler, John Homsher and Paul Tesdal of Podolsky Circle represented the seller, Spirit Lake Acquisition II LLC.
KENOSHA, WIS. — Morgan/Harbour Construction is expanding operations and opening an office in Kenosha. This will be the third office and first outside of Illinois for the general contractor. Slated to open in May, the office is located at 6905 Green Bay Road. The new location will house both permanent staff as well as provide work stations for those traveling from other offices. Morgan/Harbour currently maintains an office in downtown Chicago and its headquarters in Willowbrook, Ill.
