MILWAUKEE — The Manitowoc Co. has signed a 16,266-square-foot office lease at One Park Plaza in Milwaukee for its corporate headquarters. The global manufacturer of cranes and lifting solutions for the construction industry will occupy the space within the Park Place office park by the end of the first quarter. The 199,326-square-foot office building is one of the 24 buildings that make up the office park. The move will allow the company better access to infrastructure and a larger talent pool, according to David Antoniuk, senior vice president and CFO of Manitowoc. Matt Hunter of CBRE represented Manitowoc in the lease transaction. Alyssa Geisler, also of CBRE, represented the landlord, GLL Real Estate Partners.

MADISON, WIS. — Colliers International has brokered the sale of an 87,975-square-foot mixed-use property in Madison for $7.9 million. The property, located at 2202 W. Beltline Highway, is 100 percent leased to SSM Health and Mattress Firm. Tom Shepherd of Colliers represented the seller, Orlando Partnership GP. An affiliate of Krausz Cos. Inc., WBLH Madison LLC, purchased the asset.
MILWAUKEE — Grassroots Salad Co. has signed a 2,841-square-foot lease at Chase Tower in Milwaukee. The restaurant provides made-to-order salads, wraps and freshly pressed juices for people on the go. Slated to open in spring 2018, this will be the company’s second location. In addition to in-store dining for approximately 50 people, Grassroots will offer catering and delivery. Dedicated to offering locally grown ingredients including antibiotic- and hormone-free proteins, the company is a sustainable business, serving compostable bowls and biodegradable utensils. Chase Tower, owned by Southfield, Mich.-based Farbman Group, is located on the corner of East Wisconsin Avenue and North Water Street. The 22-story, 480,000-square-foot office building recently underwent renovations, including new lighting and painting of the parking garage, new carpet and fresh paint throughout the common areas and the addition of an amenity room.
MILWAUKEE — Colliers International has brokered the sale of 310 W. Wisconsin Avenue in Milwaukee for an undisclosed price. The 578,000-square-foot office complex is the third largest multi-tenant, stand-alone office complex in the state of Wisconsin, according to Colliers. Built in 1984, the blue glass building features two office towers connected by an atrium that reaches 14 stories high. The property is situated on the planned streetcar path and is walking distance to the new Bucks arena currently under construction and the proposed Milwaukee Symphony Orchestra development. Major tenants at the property include Captel, Previant Law, the General Services Administration, 540 ESPN and the Capital Grille. Tom Shepherd and Dan Wroblewski of Colliers represented the seller, RAIT Reuss Federal Plaza LLC. Time Equities Inc. purchased the complex and an attached 606-stall parking deck.
MADISON, WIS. — Tribe 9 Foods LLC has signed a 50,814-square-foot industrial lease in Madison. The manufacturer of grain-free foods, gluten-free foods, nut butters and pastas will occupy the space at 2901 Progress Road. Andy Hess of Founders 3 represented the tenant in the lease transaction. Scott Revolinski of Founders 3 represented the landlord, LCM Funds 40 Madison LLC.
MENOMONEE FALLS, WIS. — EnSync Inc. has signed a 42,600-square-foot industrial lease in Menomonee Falls, 20 miles northwest of Milwaukee. The energy company will occupy the space at 13901 Main St. Samuel D. Dickman, Samuel M. Dickman Jr., Nick Keys and Cale Berg of the Dickman Co. Inc./CORFAC International brokered the transaction. 13901 Leasing Co. LLP is the property landlord.
MADISON, WIS. — Baceline Investments LLC has acquired Meadowood Retail Center in Madison for $3.2 million. The 45,319-square-foot retail center is located at 5759 Raymond Road. The property is 90 percent leased to tenants including Old National Bank, Madison Community Center and the Madison Library. Baceline purchased the property from an affiliate of MLG Capital. This is Baceline’s third asset in Wisconsin. The Denver-based privately held real estate investment and management company specializes in the acquisition, management and sale of neighborhood shopping centers in secondary markets across the Midwest.
GLENDALE, WIS. — CBRE Capital Markets has arranged the sale of the Barnabas Business Center in Glendale, about 10 miles north of Milwaukee, for $4.5 million. Constructed in 1920 and formerly home to Eline’s Chocolate Co., the office complex spans four buildings totaling 114,682 square feet. The property is situated on a 9.5-acre campus at 4650 N. Port Washington Road. Patrick Gallagher, Peter Langhoff and Max Schultz of CBRE represented the seller, Barnabas Building Properties LLC. The buyer was not disclosed.
MILWAUKEE — Associated Bank has provided $20.6 million in total equity and $11.5 million in construction and bridge financing for the development of three affordable housing projects in Wisconsin spanning 130 units. Built in 1912, the former Washington School in Sheboygan, Wis., is on the National Register of Historic Places. The building will be converted into a two-story apartment community with 42 units known as Washington School Apartments. A three-story historic school building located at 2779 N. 5th St. in Milwaukee will be transformed into Fifth Street Senior Apartments. The property will include 48 units for seniors age 55 and above. Washington Park Townhomes will involve the new construction of 40 two-story, townhouse-style apartments in Milwaukee. Bryan Schreiter of Associated Bank originated the loans on behalf of the borrower, Gorman & Co. Inc. The developments used Low Income Housing Tax Credit (LIHTC) equity as part of the financing package, requiring that apartments be available at below-market rents for people earning no more than 60 percent of the area median income. Two of the projects are historic building renovations that qualified for federal and state historic preservation tax credits to cover rehabilitation costs. ASHWAUBENON, WIS. — Walker & Dunlop Inc. has arranged a $15.5 million HUD loan for the construction of Manseau Flats in Ashwaubenon near Lambeau Field, home of the Green Bay Packers. The 78-unit multifamily development will feature one- and two-bedroom floor plans. Amenities will include a fitness center, on-site storage and underground parking. The project is expected to qualify for the National Green Building Standard designation. The Riverfront/Broadway District surrounding the property has undergone a vast revitalization in conjunction with the Titletown District redevelopment immediately west of Lambeau Field, featuring several new restaurants, breweries, retail shops, hotels and entertainment options. Brandon Strong and Chris Rumul of Walker & Dunlop arranged the 40-year loan via the HUD 221(d)(4) program. Bedford Development is the project developer. Completion is slated for November 2018.
