The Milwaukee multifamily sector is plowing forward on a number of different fronts. Development activity is continuing its impressive run with a series of high-rise towers in various stages of construction or planning. Popular neighborhoods such as Walker’s Point, Bayview and the East Side are filling in with low- and mid-rise projects, many of which feature a mixed-use component. From an investment standpoint, multifamily is still the sector du jour, with a widening investor pool of both local and out-of-state buyers. Leading the charge on the development front is Northwestern Mutual’s 7Seventy7, which is currently under construction in downtown Milwaukee with an anticipated opening in summer 2018. The 34-story complex will feature 322 apartments, ground-floor commercial and 1,400 parking spaces, many of which will service employees at the company’s recently completed 1.1 million-square-foot headquarters located only one block away. MADISON, WIS. — Marcus & Millichap has arranged the sale of River’s Edge and Fordem Towers in Madison for $37 million. Together, the two multifamily properties total nine buildings and 420 units. Both are located approximately two miles east of the University of Wisconsin-Madison. River’s Edge, completed in two phases in 1974 and 1984, consists of seven three-story buildings totaling 312 market-rate units. Fordem Towers, built in 1982, features two seven-story buildings totaling 108 units. The units, 27 of which are earmarked for low-income housing through a housing assistance payments (HAP) contract, range from 390 to 1,666 square feet. Matthew Whiteside of Marcus & Millichap represented the seller, an Illinois-based limited liability company, and procured the buyer, a Colorado-based limited liability company.

CHICAGO — Chicago-based Aries Conlon Capital has arranged a $62.4 million non-recourse loan for the refinancing of a seven-hotel portfolio in seven states. The portfolio, owned by Inner Circle Investments, includes six Radisson hotels, which are located in Cromwell, Conn.; Billings, Mont.; Highpoint, N.C.; Albany, N.Y.; Appleton, Wis.; and Cheyenne, Wyo; as well as one independent, boutique hotel in St. Louis. Rushi Shah of Aries Conlon arranged the interest-only loan with an international investment bank. Instead of refinancing its assets as fee-simple properties, Inner Circle split ownership of the land parcels and the hotels into leased-fee and leasehold entities respectively, entered into 99-year leases with its hotels as tenants and then refinanced the land/leased-fee portions at a higher loan-to-value ratio and more attractive terms. Aries Conlon is now refinancing the corresponding leaseholds to effectively close the loop.

MILWAUKEE — CBRE has arranged the sale of Sunset Ridge in Milwaukee for an undisclosed price. The 144-unit apartment property is located at 8183 N. 107th St. Constructed between 1981 and 1992, the property features a mix of one- and two-bedroom units across seven buildings. The property was 98 percent occupied at the time of sale. Patrick Gallagher, Benjamin Schmitt, Peter Langhoff and Max Schultz of CBRE represented the seller, Mandel Group. Weidner Apartment Homes purchased the property.

MILWAUKEE — Harrison Street Real Estate Capital has acquired The Marq, a 600-bed student housing property at Marquette University in Milwaukee. The purchase price was not disclosed. The 231-unit property also includes over 2,450 square feet of retail space. Capstone On-Campus Management will manage the property in a shared governance arrangement with Marquette University. As part of the acquisition, the Marq will undergo a $1.5 million renovation to be completed in time for the fall 2018 academic year. The seller was not disclosed.

GLENDALE, WIS. — Caddis is developing Heartis Village North Shore in Glendale, about nine miles north of Milwaukee. The 105-unit assisted living and memory care community is the developer’s first senior living community in the state of Wisconsin. The 96,770-square-foot facility will be located at 100 W. River Woods Parkway. Amenities will include walking paths, courtyards, game and activity rooms, a library, media room, dining room and barbershop. Pathway Senior Living LLC will manage the property. Completion is slated for early 2019. The project team includes architect Katus and general contractor Stevens Construction Corp.

KENOSHA, WIS. — CBRE has brokered the sale of a 70.9-acre land site in Kenosha for an undisclosed price. The land can accommodate for a total of more than 1 million square feet of development. Whit R. Heitman, Sam Badger, Brad Weiner and Jared Paff of CBRE represented both the buyer, Towne Realty Inc., and the seller, Bridge Acquisitions LLC, a division of Bridge Development Partners.

MILWAUKEE — Colliers International has brokered the sale of Canal Street Commerce Center in the Menomonee Valley near downtown Milwaukee. The sales price was not disclosed. The 146,532-square-foot infill industrial building is located at 1301 W. Canal St. Milsco Manufacturing and Stamm Technologies recently signed anchor leases, bringing the property to 100 percent occupancy. Other tenants include Prolitec, Pittsburgh Glassworks, Rexnord, Industrial Controls and Bence-Build. A group led by LCM Funds Real Estate LLC acquired the building. Tom Shepherd and Mark Schnoll of Colliers represented the seller, Ziegler/Bence Partners 5 LLC, which developed the property in 2007. The site had previously been part of the Milwaukee stockyards.

GREEN BAY, WIS. — Associated Bank has provided $2.3 million of Wisconsin Historic Tax Credit (HTC) equity for the renovation of the Green Bay Ferguson Family YMCA. The 112,000-square-foot building is located at 235 N. Jefferson St. The building received extensive structural and mechanical improvements, as well as updates to the gymnastics center and pool. A new family adventure center was also constructed. Associated Bank also provided a $7 million loan last year when renovations at the facility began. Teresa Gutierrez of Associated Bank managed the equity investment, while Julian Lamue handled the loan arrangements and closing.

MENASHA, WIS. — Pillar has arranged a $13.6 million HUD 232/223(f) loan for the refinancing of Oakridge Gardens Nursing Center in Menasha, five miles south of Appleton. The 143-bed skilled nursing facility is located at 1700 Midway Road. Don Husi of Pillar arranged the 30-year loan, which includes a 30-year amortization schedule. Husi also arranged a $7.2 million loan for Oakwood Terrace, an assisted living facility in Pennsylvania.
