The 35,266-square-foot industrial property is located at 11133 W. Rogers St. Dave Ferron and Kristian Sydow of Cushman & Wakefield | Boerke brokered the sale on behalf of the buyer, Composite Drivelines LLC, and the seller, Atlas Pipe Threading Co., a pipe supplier that closed its business over a year ago.

BROOKFIELD, WIS. — Newport Capital Partners has acquired The Plaza in Brookfield, a suburb of Milwaukee, for $17.9 million. The 108,000-square-foot retail center is situated on 11 acres. The property is 99 percent leased by 22 tenants, including CVS Pharmacy, Guitar Center, Stan’s Fit for Your Feet and Hooters. Rick Drogosz of Mid-America Real Estate Corp. represented the seller, IRC Retail Centers, in the transaction.
OAK CREEK, WIS. — SRS Real Estate Partners has negotiated the $5.2 million sale of The Shoppes at Drexel in Oak Creek, about 12 miles south of Milwaukee. Five tenants, including Mod Pizza, Men’s Hair House, Five Guys, Orange Leaf Frozen Yogurt and Potbelly Sandwich Shop, occupy the 10,351-square-foot retail center. Patrick Luther and Matthew Mousavi of SRS represented the seller, a Chicago-based merchant developer. A New York-based private investor was the buyer.
WAUKESHA, WIS. — Baldwin Technology Group has signed a 15,152-square-foot office lease in Waukesha, about 20 miles west of Milwaukee. The manufacturer and supplier of process-automation equipment for the printing, packaging and other industrial segments will occupy the space at 20900 Swenson Drive. Ben Anderson and Brandon Ciebell of Colliers International brokered the lease transaction. The landlord was not disclosed.
WAUWATOSA, WIS. — An affiliate of Phoenix Investors has acquired the JCPenney Logistics Warehouse and Furniture Outlet Center for $31.2 million. JCPenney sold the 2 million-square-foot property, which is located at 18000 W. Burleigh St. in Wauwatosa, just west of Milwaukee. The buildings are situated adjacent to Interstate 45 and feature 100 loading docks. The first buildings were constructed in the 1950s. JCPenney has made regular improvements to the buildings and infrastructure over the years. Phoenix plans to renovate the property, both structurally and cosmetically.
BROOKFIELD, WIS. — Founders 3 has negotiated a 51,700-square-foot industrial lease for The Community Warehouse Inc. in Brookfield, a suburb of Milwaukee. The property is located at 4837 W. Woolworth Ave. Joe Carollo of Founders 3 represented the landlord, Woolworth Development Group LLC, in the lease transaction. The tenant is a nonprofit, faith-based organization that offers home and facility improvement materials to individuals, businesses and organizations in Milwaukee’s Community Block Grant Development Zone.
BROOKFIELD, WIS. — CBRE Hotels has brokered the sale of a Quality Inn in Brookfield, a western suburb of Milwaukee. The 129-room hotel is located at 20150 W. Bluemound Road across from The Corners, a $220 million mixed-use redevelopment project by IM Properties and Bradford Real Estate. The hotel is also near Brookfield Square Mall and the Milwaukee County Zoo. Brian Silberman, Scott Miller and Paul DeLucia of CBRE Hotels represented the seller, ABP Real Estate Holdings LLC. Neither the sales price nor the buyer were disclosed.
CHIPPEWA FALLS, WIS. — CBRE Capital Markets has arranged the $50.3 million sale of the Mills Fleet Farm distribution center in Chippewa Falls, which is located in western Wisconsin. The Class A build-to-suit property spans 1.1 million square feet. Judd Welliver, Ryan Watts, Guy Ponticiello, Tom Holtz and Sonja Dusil of CBRE represented the seller, Ryan Cos. US Inc., which developed, designed and constructed the building. An affiliate of iStar Inc. purchased the asset.
MILWAUKEE — Founders 3 has brokered the sale of the PH Dye House in Milwaukee’s Historic Third Ward for an undisclosed price. The 125,560-square-foot office building is located at 320 E. Buffalo St. Tenants include Engberg Anderson Architects, Thiel Design and Hailing & Cayo SC. Andy Hess of Founders 3 brokered the transaction. The buyer, an affiliate of Singerman Real Estate LLC, plans to renovate the property.
OAK CREEK, WIS. — Froedtert Hospital & the Medical College of Wisconsin’s Drexel Town Square Health Center has opened in Oak Creek, about 12 miles south of Milwaukee. Developed by HSA PrimeCare, the health center spans 109,000 square feet and includes a 425-space parking garage. The property is home to family and pediatric medicine, obstetrics and gynecology, urgent care and specialty care. The facility also includes an outpatient surgery center, cancer center, pharmacy and lab services. Dual-access exam rooms and an oval-shaped shared workspace for hospital staff and doctors help cut down on wait times.
