PORT WASHINGTON, WIS. — Friedman Integrated Real Estate Solutions has brokered the sale of a 67,215-square-foot retail center in Port Washington, approximately 30 miles north of Milwaukee, for an undisclosed price. PJR Properties, an affiliate of Piggly Wiggly Midwest LLC, purchased the property from CSFB 2002-CKP1 Seven Hills LLC – LNR. North Port Shopping Center, located at 101 W. Seven Hills Road, is situated on a 6.5-acre site and features tenants such as Sentry Foods, Cost Cutters, Subway, H&R Block and Arby’s. The property was sold at auction through Ten-X.com.

MADISON, WIS. — BMC Capital has arranged a $1.7 million acquisition loan for a building occupied by Valvoline and Enterprise Rent-a-Car in Madison. The 2,368-square-foot building was constructed in 1987. The 10-year loan features a 4.8 percent fixed rate for five years and a 25-year amortization schedule. Jada Jordan of BMC Capital arranged the loan through one of the company’s correspondent banking relationships.

BROOKFIELD, WIS. — Brookfield Corners LLC has arranged three new leases at The Corners of Brookfield, a 750,000-square-foot upscale lifestyle center 13 miles west of Milwaukee. Free People, Paper Source and Francesca’s will join other retailers such as L.L. Bean, Arhaus, Twigs, Café Hollander, Evereve, Anthropologie and lululemon athletica at the development, which is scheduled to come on line in the spring of 2017. Bradford Real Estate Services Corp. is the development manager for the facility. The Corners of Brookfield will feature 400,000 square feet of retail and restaurant space, anchored by a 140,000-square-foot Von Maur department store and a 30,000-square-foot Sendik’s Food Market. The project will also include 244 luxury apartment homes and parking for more than 1,700 cars.

MILWAUKEE — The Dickman Company Inc./CORFAC International has brokered the sale of a 5,000-square-foot industrial building in Milwaukee for an undisclosed price. Adams Recycling LLC purchased the facility, located at 2725-2731 S. 29th St., from The Lynne M. Borts Revocable Trust. TJ Huenerbein of The Dickman Company brokered the transaction.

KENOSHA, WIS. — The Dickman Company Inc./CORFAC International has negotiated the sale of a 272,000-square-foot industrial building in Kenosha, approximately 35 miles south of Milwaukee, for an undisclosed price. Phoenix Kenosha LLC purchased the building, which is located at 3122 14th Ave., from Walnut & Vine Properties II LLC. Nick Keys of The Dickman Company represented the buyer in the transaction, and Brad Thompson of Millennium Properties represented the seller.

The Madison office market finally emerged from its post-recession stupor in 2015 and chalked up its best performance since the early 2000s. The 430,000 square feet of positive net absorption recorded last year exceeded the combined total of the previous three years. This strong trend continues in 2016. Nearly 150,000 square feet of office space was leased during the first quarter, driving the vacancy rate down to 10.2 percent. The Madison office market was slow to recover from the Great Recession. As recently as 2014, office vacancies increased, and only 67,000 square feet of net positive absorption was tallied that year. As the state capital and home to the University of Wisconsin, the local economy depends on government and education as base industries — sectors where employment and spending had been retreating until recently. Insurance, financial services, medical services, research, information technology and software development are also important and growing sectors in Madison, accounting for a lot of new office leasing activity. WAUWATOSA, WIS. — Mid-America Real Estate Corp. has brokered the sale of a 69,749-square-foot shopping center in Wauwatosa, a western suburb of Milwaukee, for an undisclosed price. Newport Capital Partners purchased the Pick ’n Save Center from a joint venture between DRA Advisors LLC and RCG Ventures. The center is anchored by Pick ’n Save, and other tenants include Mattress Firm, Supercuts and Firehouse Subs. Ben Wineman and Dan Rosenfeld of Mid-America represented the seller in the transaction.

BROWN DEER, WIS. — New Perspective Senior Living has opened New Perspective | Beaver Creek, a 158,712-square-foot seniors housing community in the Milwaukee suburb of Brown Deer. The community features 87 independent and assisted living units, and 48 memory care apartments, as well as a warm-water pool, fitness center, multiple dining options, computer labs and more. Other partners on the project included Harrison Street, RNT LLC, Tushie Montgomery and Design 2 Construct.

WEST BEND, WIS. — The Opus Group has broken ground on a 60,000-square-foot office building in West Bend, approximately 40 miles northwest of Milwaukee. The two-story building will serve as the headquarters for Delta Defense LLC and the United States Concealed Carry Association, which provides education, training and legal protection for gun owners. The facility, situated on 36 acres, will feature a member services call center, training center and complete video and audio studio. In addition, 8,000 square feet of the first floor will serve as a fulfillment center to ship books, DVDs and other items that the company produces and sells. Kahler Slater Architects is providing design services for the project, which is slated for completion in early 2017. Opus is providing construction, development and engineering services.
