MINNEAPOLIS — Drive Shack Inc., an owner and operator of golf-related leisure and entertainment businesses, will open Puttery Minneapolis this Friday, July 21. Located in the city’s North Loop, the adults-only, 20,265-square-foot venue features several bar and lounge areas as well as three nine-hole putting courses. Each putting course has its own theme. At the Minneapolis location, the themes include: art museum, conservatory and library. Each course features décor reminiscent of its theme. Puttery currently operates in The Colony, Texas; Charlotte, N.C.; Washington, D.C.; Houston; Chicago; and Pittsburgh.

MINNEAPOLIS — Colliers Mortgage has provided a $7 million HUD 221(d)(4) loan for the rehabilitation of a 57-unit affordable housing portfolio in Minneapolis. The portfolio is comprised of two properties: Talmage Green (26 units), and Oakland Square (31 units). All the units are covered by project-based Section 8 Housing Assistance Payments (HAP) contracts, which have been renewed with 20-year terms. The portfolio is comprised of a variety of walk-up units, townhome units and single-family units. The properties will undergo $8.1 million in renovation work, including dwelling unit and community space upgrades. In addition to the 40-year HUD loan, the project will utilize 4 percent low-income housing tax credits and tax-exempt bonds. David Mullen of Colliers Securities LLC, an affiliate of Colliers Mortgage, underwrote the bonds. Talmage Oakland LP was the borrower. Trellis Management Co. will continue to serve as property manager.
HOWARD LAKE, MINN. — Contegrity Group Inc. has broken ground on the Howard Lake Library in central Minnesota. Designed by BKV Group, the 7,000-square-foot project marks the first net-zero library in Minnesota and the Upper Midwest, according to the architect. Completion is slated for the end of 2024. The new facility will replace the current two-story building located a few blocks away where the library has operated since 1979. As a net-zero energy building, the library will generate energy onsite using clean renewable resources in a quantity equal to or greater than the total amount of energy consumed. The many sustainable net-zero features include highly insulated foundations, walls and roofs; building and window placement for passive solar gain; and rooftop-mounted photovoltaics as the source of the property’s renewable energy. The project’s design and construction also comply with Minnesota’s statewide B3 Sustainable Building Guidelines, which establish sustainability goals for site, water, energy, indoor environmental quality, materials and construction. Minneapolis-based Precipitate provided net-zero consulting services. The new Howard Lake Library will include dedicated book collection areas for adults, teens and children, reservable study rooms, a community room available for library use and public rental, and a story time room for children’s programming. …
VIRGINIA, MINN. — Kraus-Anderson has completed a $2 million renovation and expansion of the Orthopaedic Associates office in Virginia, about 65 miles north of Duluth. Designed by Cuningham Group Architecture Inc., the 7,500-square-foot project features an orthopedic medical clinic, X-ray suite and physical therapy gym. The property is situated within Rock Ridge District’s administration building. Rock Ridge and Orthopaedic Associates have partnered to provide career academy learning opportunities for students.
ST. LOUIS PARK, MINN. — Kraus-Anderson has completed an 11,886-square-foot renovation for the University of Minnesota Physicians (M Physicians) in St. Louis Park, a suburb of Minneapolis. The clinic is located on the second floor of the Park Place East building at 5775 Wayzata Blvd. Designed by HDR Architects, the project was completed in two phases in order to keep the clinic open during the remodel. The reimagined clinic features a new waiting area and rooms for consults and exams as well as remodeled conference rooms. Additional upgrades include new light fixtures, carpet, tile, flooring, paint and a new wall layout.
GOLDEN VALLEY, MINN. — Architect NELSON Worldwide has designed a new shared amenity space at Golden Hills, an office building in the Minneapolis suburb of Golden Valley. The firm reconfigured the layout by removing an underutilized café and transforming it into a tenant lounge, grab-and-go market and game room. Dubbed 701 Local, the amenity space totals 1,700 square feet. There are multiple seating options and games such as air hockey.
ST. PAUL, MINN. — Kraus-Anderson has completed Phase II construction of Lexington Landing, a $24 million seniors housing development in St. Paul’s Highland Park neighborhood. Designed by Pope Design Group, the four-story building features 92 independent living units. Amenities include a pickleball court, golf simulator, club lounge, community room, library, community garden, dog park, rooftop patio, fitness room and guest suite. Lexington Landing also offers event and activity programming, spiritual care and scheduled transportation. J.A. Wedum Foundation is the owner and PHS Management LLC is the property manager.
EDEN PRAIRIE, MINN. — KCB Real Estate has acquired a 740,000-square-foot industrial portfolio across two states for an undisclosed price. The portfolio includes a flex warehouse facility in Eden Prairie, a suburb of Minneapolis, as well as two distribution facilities in Bowling Green, Ky. The Bowling Green properties were built in 1990 and 2017, while the Eden Prairie facility was constructed in 1982. All the buildings feature multiple loading docks, and the Kentucky properties include automated warehouse management systems. KCB is an investment firm based in Pasadena, Calif.
WAYZATA, MINN. — Davis has opened the Wayzata Specialty Center, a 16,147-square-foot medical office building in Wayzata, about 13 miles west of Minneapolis. Tailwind Pediatric Dentistry and Lorenz Clinic are leasing the entire second floor of the two-story building. LAK MedSpa occupies a portion of the first floor. The project replaced an outdated office building. The project team included Synergy Architecture Studio and Timco Construction. In addition to serving as developer, Davis is providing property management and leasing services for the building. Two suites on the first floor remain available for lease.
DULUTH, MINN. — JLL Capital Markets has brokered the $3.6 million sale of Irving School Apartments in Duluth, a city located along Lake Superior. The property was originally built in 1895 as a school and was placed on Minnesota’s National Register of Historic Places and converted into apartments in 1978. The building features 44 units that average 980 square feet. Devon Dvorak, Mox Gunderson, Dan Linnell, Josh Talberg and Adam Haydon of JLL represented the seller, Sherman Associates. The buyer was High Point Holdings LLC.
