BRIDGETON, MO. — IMPACT Strategies is beginning work this month on a project to convert a former Bank of America branch building into a medical marijuana dispensary for Proper Cannabis in Bridgeton, a northwest suburb of St. Louis. The 2,500-square-foot project will include renovations to both the building’s interior and exterior. The building marks the third location that IMPACT has built for Proper Brands. The $1 million project is slated for completion in November. Proper Brands also operates locations in Crestwood, Warrenton and South County, Mo.

LAKE ST. LOUIS, MO. — Mia Rose Holdings and Midas Capital are developing a 144-unit apartment complex in Lake St. Louis, a northwest suburb of St. Louis. Completion is slated for December 2023. Midas Construction is the general contractor and Rosemann & Associates PC is the architect. The property manager will be 2B Residential. Amenities will include a pool, sun deck, outdoor lounge, barbecue area, clubhouse, coffee bar, fitness center and golf simulator. The development’s 60 two-bedroom units and 84 one-bedroom units will be spread across four buildings. The two-bedroom units will average 1,135 square feet while the one-bedroom units will measure approximately 825 square feet.
ST. LOUIS — Draper and Kramer Inc. has opened Moda at The Hill, a 225-unit apartment community in The Hill neighborhood of St. Louis. The four-story building offers a mix of one- and two-bedroom units ranging from 600 to 1,200 square feet. Monthly rents start at $1,373. Amenities include lounge areas, a fitness center, game room, coworking spaces, pet care facilities, a dog park, courtyard, pool, grilling stations, fire pits and garage parking. Moda at The Hill is part of a larger 11-acre master plan led by Draper and Kramer that also includes single-family homes by McBride Homes and a community park space.
CHESTERFIELD, MO. — Northmarq has arranged a $23.5 million loan for the construction of the Terraces at Wildhorse Village in Chesterfield, a western suburb of St. Louis. The 70-unit, luxury build-to-rent project is part of the larger Wildhorse Village, a $500 million mixed-use development. Each of the townhomes will feature three bedrooms spanning 2,250 square feet and include two-car garages. Construction is expected to begin later this summer and be completed in roughly 12 months. David Garfinkel of Northmarq arranged the five-year, fixed-rate loan through regional bank INB. St. Louis-based Pier Property Group (PPG) was the borrower. The Terraces will be located immediately adjacent to the Flats at Wildhorse Village, PPG’s 266-unit luxury apartment development that is slated for completion in fall 2023.
KANSAS CITY, MO. — Milhaus has begun development of a $66.8 million apartment complex in Kansas City’s Volker neighborhood. The yet-to-be named project will consist of 226 studio, one- and two-bedroom units. Amenities will include a coworking area, conference spaces, fitness center, movie room, outdoor pool, pet spa, package room and garage parking. Financing came from Cadence Commercial Real Estate, Humphreys Capital and CrossFirst Bank. Helix is the architect and interior designer, while Taliaferro & Browne Inc. is the civil engineer. The project marks Milhaus’ ninth in metro Kansas City and will bring its total apartment count in the area to nearly 2,000 units. Completion is slated for October 2024.
ST. LOUIS — Holland Construction Services has completed Mill Creek Flats Luxury Apartments, a $22 million apartment building in Midtown St. Louis. Located near SSM Health’s new hospital campus and St. Louis University, the six-story building features 105 units, a two-story parking garage and 10,000 square feet of retail space. Amenities include a fitness center, rooftop pool and pet spa. Pier Property Group was the developer. The project marks the latest addition to Pier’s Steelcote Square District, a more than $100 million investment in Midtown St. Louis. Monthly rent prices have not yet been released.
EAGAN, MINN. AND FENTON AND ST. CHARLES, MO. — Three Walls Capital (TWC) has purchased a three-property hotel portfolio in Minnesota and Missouri for an undisclosed price. The hotels include the 89-room Staybridge Suites Eagan Airport in Eagan, the 94-room Extended Stay America St. Louis Fenton in Fenton, and the 94-room Candlewood Suites St. Louis St. Charles in St. Charles. Aimbridge Hospitality will manage the assets on behalf of TWC. Aimbridge manages more than 65 properties owned by TWC, which plans to acquire and develop 35 extended-stay hotels over the next 18 to 24 months.
ST. LOUIS — Berkadia has brokered the sale of The Oliver in St. Louis for an undisclosed price. The newly built multifamily community features 151 units and is situated within an opportunity zone. Bobby Mills, Andrea Kendrick and Ken Aston of Berkadia represented the sellers, Missouri-based Larson Capital Management and Ridgehouse Cos. Bob Falese and Jeremy Lynch of Berkadia arranged acquisition financing on behalf of the buyer, Fortbridge Capital Partners.
ST. LOUIS — Shive-Hattery has acquired KdG Architects, a 20-person architecture, engineering and interior design firm based in St. Louis. KdG’s national portfolio of hospitality and gaming projects was attractive to Shive-Hattery, which is currently serving these industries regionally, according to President Jennifer Bennett. KdG will operate as a division of Shive-Hattery, which is a 450-person architecture and engineering firm headquartered in Iowa with 14 design offices in Arizona, Illinois, Indiana, Iowa, Missouri, Nebraska, Ohio and Wisconsin.
DARDENNE PRAIRIE, MO. — Midas Construction is nearing completion of a $65 million multifamily development known as Dardenne Luxury Apartments on the Prairie in Dardenne Prairie, about 37 miles northwest of St. Louis. The five-building property will include 180 units. Amenities will include a pool, outdoor lounge, clubhouse, business room, coffee bar, fitness center and dog park. Additionally, Benton Homebuilders is constructing villas at the property. Mia Rose Holdings is the developer, Rosemann & Associates PC is the architect and Premier Design Group is the civil engineer. 2B Residential is underway on the lease-up process and will manage the property, which is slated to open later this summer. Monthly rents start at $1,250.
