ST. PETERS, MO. — Cooper’s Hawk Winery & Restaurant has purchased a nearly two-acre site at The Shoppes of Mid Rivers in St. Peters, a northwest suburb of St. Louis. Construction is scheduled to begin immediately on the 10,000-square-foot restaurant and bar with a planned opening for next spring. This will be the third Missouri location for Downers Grove, Ill.-based Cooper’s Hawk. GBT Realty Corp. owns The Shoppes of Mid Rivers, which was completed in 2019. The 270,000-square-foot shopping center is now 95 percent leased to tenants such as Burlington, Academy Sports, HomeGoods, Marshalls, Ross Dress for Less, Ulta Beauty, Five Below, Outback Steakhouse and Pappy’s Smokehouse. Also joining the tenant roster is Gulf Shores Restaurant & Grill, a casual seafood restaurant that is currently under construction.

BRANSON, MO. — Drever Atelier Partners has acquired Angel Inn by the Strip in southern Missouri’s Branson. The former 342-room hotel will be transformed into a workforce housing community named The Penleigh — Branson Row. In addition to 324 apartment units, the project will feature three resident lounges, a fitness center, playground, pool and pet park. The Penleigh will offer monthly rental rates around $600, along with incentives for early payment, free after-school tutoring and other social programs. Completion is slated for early 2022. Jerry Emery sold the hotel, which was originally built in 1994.

VALLEY PARK, MO. — Mia Rose Holdings and entrepreneur Jim Cook are developing 44 West Luxury Living, a 204-unit apartment complex in Valley Park, about 20 miles southwest of St. Louis. Construction is scheduled to begin in October with completion slated for fall 2022. There will be 60 two-bedroom units and 144 one-bedroom units spread across five buildings. Amenities will include a dog park, walking path, pool, pickleball court, outdoor lounge and picnic area. Additionally, a 3,800-square-foot clubhouse will be home to a conference center, package concierge, coffee bar and fitness center. The project team includes general contractor Wright Construction, architect Rosemann & Associates PC and engineer Premier Design Group. The property manager will be 2B Residential.

DES PERES, MO. — Avison Young has negotiated the sale of a 181,631-square-foot Class A office building at 12800 Corporate Hill Drive in Des Peres, just west of St. Louis. The sales price was undisclosed. The six-story property, built in 1984 and renovated in 2020, is fully occupied on a long-term basis by Centene Corp. The building features 30,000-square-foot floor plates and a three-story parking garage that can accommodate nearly 1,000 vehicles. Erik Foster and Mike Wilson of Avison Young represented the seller, a regional institutional asset manager. Sovereign Capital was the buyer.

BELTON, MO. — Pet supply company Chewy Inc. has opened its new 800,000-square-foot e-commerce fulfillment center in Belton, about 20 miles south of Kansas City. Chewy, an online retailer, says the investment will create more than 1,600 new jobs in the region. NorthPoint Development was the developer and Crossland Construction Co. was the general contractor for the project.

ST. LOUIS — Clayco and its joint venture partner TW Constructors have broken ground on a 659,000-square-foot ambulatory care center for Siteman Cancer Center at Barnes-Jewish Hospital and Washington University School of Medicine in St. Louis. Completion is slated for summer 2024. The university and BJC HealthCare are leading development of the nine-story building, which will be located on the corner of Forest Park and Taylor avenues. The building will feature 238,560 square feet of occupied medical space, as well as a 243,250-square-foot parking garage with 430 parking spaces located above the main lobby on the second through fourth floors. Connected to the Washington University Medical Campus by a pedestrian link, the ambulatory care center will feature 96 exam rooms, 88 infusion bays, radiology, breast imaging and chemistry laboratory departments. Additionally, the project will include a three-bay loading dock on the lower level. Lawrence Group and Perkins Eastman are the project architects. An ambulatory care center is also known as an outpatient care center, which provides same-day medical procedures in an outpatient environment. ST. CHARLES, MO. — Contegra Construction will build a new 70,000-square-foot headquarters and manufacturing facility for Diode Dynamics in St. Charles, a northwest suburb of St. Louis. Situated within Fountain Lakes Commerce Center, the project will include a showroom, four drive-in engineering bays, a 14,000-square-foot manufacturing area, engineering laboratory, 37,000-square-foot warehouse and 16,000-square-foot office. Diode Dynamics is a designer, manufacturer and distributor of automotive lighting products. The company will move all of its existing employees from Earth City and plans to add 36 new positions over the next five years. Joining Contegra on the project team are Remiger Design, BAX Engineering and SSC Engineering. Bank of Franklin County provided project financing. Completion is slated for this fall.

MARYLAND HEIGHTS, MO. — PCCP and TriStar Properties have formed a joint venture for the acquisition of 137 acres in Maryland Heights within metro St. Louis. The joint venture plans to build Westport Commerce Center, a speculative industrial park totaling six buildings and up to 1.3 million square feet. Buildings will range in size from 194,615 to 252,720 square feet. Construction will take place in phases, with the first phase consisting of two buildings totaling 194,615 square feet each. The buildings will share a 185-foot truck court and trailer parking area. Completion of the first phase is slated for spring 2022.

RAYMORE, MO. — VanTrust Real Estate has broken ground on a second speculative industrial building at Raymore Commerce Center in Raymore, about 25 miles south of Kansas City. Completion of the 1 million-square-foot building is slated for fall 2022. Plans call for a clear height of 40 feet and expansive trailer and car parking. Brinkmann Constructors is managing construction in partnership with GBA as the architect and Olsson as the civil engineer. John Stafford, Ed Elder and Ben Boyd of Colliers Kansas City will continue to serve as the leasing agents for Raymore Commerce Center and market the new building for lease.

ST. CHARLES, MO. — TSI Global Cos. LLC has moved into its new 40,000-square-foot headquarters in St. Charles, a northwest suburb of St. Louis. The technology company provides custom-built audio-visual systems, infrastructure cabling, electric and security systems. The project team included Al Droste & Sons Construction, Gray Design Group and developer 370 Tech Center LLC. TSI performed the cabling, technology and electrical systems engineering and installment. TSI also plans to open an office in Charlotte, N.C. in effort to facilitate major clients outside of the Midwest area.
