ST. LOUIS — Chesapeake Hospitality has opened an 88-room Hotel Indigo in downtown St. Louis. Located at 501 Olive St., the boutique hotel property features a restaurant, rooftop bar and event spaces. The project involved the redevelopment of the former LaSalle Building, an office building dating back to the early 1900s. Each guest room pays homage to the building’s history and location within its décor. Guests have access to mini-refrigerators, complimentary Wi-Fi and USB charging ports.

RAYTOWN, MO. — Newmark Grubb Zimmer has arranged the sale of Westlake Raytown Center, a 34,466-square-foot retail center in Raytown, a suburb of Kansas City. The sales price was not disclosed. The fully leased property, located at 10130 E. 350 Highway, is home to Westlake Ace Hardware, Napa Auto Parts and Scooter’s Coffee. John Hoefer, Michael VanBuskirk and Chris Robertson of Newmark Grubb Zimmer represented the seller, Brain Dev 1 LLC. Logan Freeman of Clemons Real Estate represented the California-based buyer.

KANSAS CITY, MO. — Honeywell has signed a 275,000-square-foot industrial lease at the multi-building CenterPoint Intermodal Center in Kansas City. Honeywell joins tenant A4 at a 450,000-square-foot building located at 14901 Andrews Road. It is now fully leased. Joe Accurso and Whitney Kerr Jr. of Cushman & Wakefield represented owner and developer, CenterPoint Development, in the lease with Honeywell.

ST. LOUIS — McCarthy Building Cos. and HITT Contracting will build a $1.7 billion office campus in St. Louis for the National Geospatial-Intelligence Agency (NGA), which provides intelligence and combat support services to the U.S. Department of Defense. The campus is being developed on a 97-acre tract at the corner of Jefferson and Cass avenues on the city’s north side. The property will feature approximately 712,000 square feet of office space, parking garages, a visitor’s center and an inspection facility. NGA, which has operated out of St. Louis for 70 years, will relocate from its current facility in south St. Louis to the new campus, which is expected to be fully operational by 2025. The U.S. Air Force owns NGA’s current campus, and it remains unclear what the military branch will do with that property following the relocation. “NGA’s new campus will be built with spaces that facilitate information sharing and collaboration among NGA’s and St. Louis’ talented innovators,” says Vice Admiral Richard Sharp, director of NGA. “Working together, we can better achieve NGA’s mission of providing world-class intelligence to U.S. service members and leaders to keep our nation secure.” A groundbreaking ceremony is scheduled for Tuesday, Nov. 26. ST. LOUIS — General contractor Clayco has celebrated the topping out and final concrete pour for One Hundred Above the Park, a 316-unit apartment tower in the Central West End of St. Louis. Designed by Studio Gang, the 540,369-square-foot, 385-foot project will also include retail space, amenities and parking. Units will be available for rent in summer 2020 with occupancy slated for the third quarter. Mac Properties is the owner and developer. Clayco is working with concrete company Concrete Strategies. Clayco says it has been able to speed up construction by utilizing building information modeling and GPS technology to digitally lay out and check all dimensions of the slab edges and penetrations, reaching the 36th floor in 15 months.

ST. LOUIS — A joint venture between GMH Capital Partners and AGC Equity Partners has acquired Everly on the Loop, a 428-bed student housing community serving students at Washington University in St. Louis. Built in 2017, the 192,390-square-foot community offers one-, two- and three-bedroom units that average 899 square feet. Shared amenities include a fitness center, yoga room, game room, swimming pool and indoor and outdoor entertainment spaces. The seller and terms of the transaction were undisclosed.

The four-story property is located at 2321 Troost Ave. Beacon Hill Hotel Operators LLC owns the hotel and TGC Hospitality Management is the manager. Located near I-90, the hotel features a complimentary breakfast, business center, fitness center and guest laundry.

JEFFERSON CITY, MO. — Newmark Knight Frank (NKF) has arranged the $56.1 million sale-leaseback of the Jefferson City Medical Group (JCMG) portfolio. The two medical office assets total 184,181 square feet and are located at 1241 and 1225 W. Stadium Blvd. in central Missouri. JCMG is one of Missouri’s largest multi-specialty groups and has been serving the Jefferson City area for more than 25 years. The portfolio included JCMG’s medical building and its adjacent orthopedic center. Todd Perman, Dana Hamric and Richard Gerakitis of NKF, along with Kevin McLaughlin of NGZ, represented the sellers, four different ownership entities. MB Real Estate Advisors was the buyer.

ST. LOUIS — Hanley Investment Group Real Estate Advisors has negotiated the sale of a single-tenant property occupied by Raising Cane’s Chicken Fingers in St. Louis for $5 million. The 2,913-square-foot restaurant, located at 805 S. Vandeventer Ave., opened in August. Jeff Lefko and Bill Asher of Hanley, along with John Shuff of Pace Properties, represented the seller, Creve Coeur-based Noles Properties. A Newport Beach, Calif.-based private investor purchased the asset. The property sold at a cap rate of 5.97 percent.

KANSAS CITY, MO. — Linwood Investors LLC has broken ground on its $8 million redevelopment of Linwood Square, a blighted retail strip center in the Linwood-Prospect corridor on Kansas City’s east side. The project complements the redevelopment of the Linwood Shopping Center, which the company completed in 2017. Linwood Square is a 55,000-square-foot property originally built in 1992. Project plans call for new exterior facades and roofing as well as energy-efficient HVAC, LED lighting and an interior redesign. Project funding comes from public incentives and private financing. The public improvements include funding from the Central City Economic Development Sales Tax Fund, Tax-Increment Financing Commission and Public Improvements Advisory Committee. Led by UMB Financial Corp., private financing partners include Bank of Blue Valley, Community America Credit Union and Arvest Bank. The project team includes architect Hoefer Wysocki and general contractor Centric. Completion is slated for summer 2020.
