ST. LOUIS — CBRE has brokered the sale of The Tower at OPOP and The Lofts at OPOP in downtown St. Louis in the Old Post Office Plaza (OPOP). North American Properties and Urban Street Group sold the buildings to Strategic Properties of North America for an undisclosed price. The Tower consists of 128 units and is located at 411 N. 8th St. The Lofts consists of 53 units and is located at 911 Locust St. The buildings have occupancy rates of 96 and 94 percent, respectively. Matt Bukhshtaber of CBRE represented the seller in the transaction.

KANSAS CITY, MO. — AutoAlert has signed a 48,839-square-foot office lease for its new headquarters in downtown Kansas City. AutoAlert will occupy four floors in the former Kansas City Railway building, which was built in 1935 and is located at 114 W. 11th St. The new location for the California-based tech firm and software provider for auto dealers will bring 300 jobs to the area. Bill Maas and Larry Larsen of Block & Co. Inc. Realtors negotiated the lease transaction on behalf of AutoAlert.
LEE’S SUMMIT, MO. — National American University has entered into a 7,235-square-foot lease in Lee’s Summit, about 20 miles southwest of Kansas City. The university will occupy the space in the Murray Road I Building located at 401 NW Murray Road for additional classroom space. John DeHardt of Kessinger/Hunter negotiated the lease.
MAPLEWOOD, MO. — OMG Soccer has signed a 5,800-square-foot retail lease in Maplewood, a western suburb of St. Louis. The Los Angeles-based soccer company will occupy the space at 2171 S. Big Bend starting this month. The building was previously home to Miriam Switching Post, a non-profit organization that sold gently used furniture. OMG Soccer will sell soccer equipment and clothing, and plans to open several other stores in the St. Louis area. Patrick McKay of Hilliker Corp. represented the landlord, 2171 Big Bend LLC, and the tenant in the lease transaction.
JEFFERSON CITY, MO. — Party City Corp. has signed an 11,585-square-foot retail lease in Jefferson City in central Missouri. Party City will occupy the space at Capital Mall, located at 3600 Country Club Drive. Scott Bitney of L3 Corp. represented the landlord, Capital Mall JC1 LLC, in the lease transaction.
CHESTERFIELD, MO. — St. Louis-based Gershman Mortgage will be moving its headquarters from a 16,000-square-foot office in Clayton, Mo. to 16253 Swingley Ridge Road in Chesterfield this month. The new office space of more than 24,000 square feet will allow the company to grow. Over 100 employees will be located at the new office. The mortgage company will be closing its existing Chesterfield location at 187 Hilltown Village Center, but will maintain its Clayton presence with an office located at 7801 Forsyth Blvd. Gershman also maintains local offices in Kirkwood, South St. Louis City and St. Peters. Additional offices in the Midwest are located in Branson and Springfield, Mo., Illinois, Iowa and Oklahoma.
KANSAS CITY, MO. — MOD Pizza has leased three 3,000-square-foot locations in the greater Kansas City metro. The new restaurants will be located at 1937 Foxwood Drive in Raymore; 5315 NE Antioch Road in North Kansas City; and 1112 NE Coronado Drive in Blue Springs. All three leases are for 10 years. MOD Pizza currently has over 200 locations nationally, and makes artisan style pizzas and salads. David M. Block and Mark McConahay of Block & Co. Inc. RAYTOWN, MO. — Block & Co. Inc. Realtors has brokered the sale of three shopping centers in Raytown, about 10 miles southeast of Kansas City, for $4.9 million. The centers are located at 5200-5254 Blue Ridge Blvd., 6204-6240 Raytown Trafficway and 6215-6249 Blue Ridge Blvd. The centers are all nearly 100 percent occupied. 1340 East 9th Street Realty Corp. purchased the properties from Monopoly Acquisitions. Bill Maas and Jay Friedman of Block & Co. brokered the sale on behalf of the seller. Block & Co. will continue to handle leasing on behalf of the new owner for the shopping center located at 6204-6240 Raytown Trafficway.
JENNINGS, MO. — Store Here Self Storage has acquired a climate-controlled, self-storage facility in Jennings, about 10 miles north of St. Louis. The purchase price was not disclosed. The multi-story building, located at 8319 Jennings Station Road, was formerly a Schnuck’s grocery store before being converted into a self-storage facility in 2016. The building consists of two loading docks and 600 self-storage units, and a total net rentable area of 64,315 square feet. Steve Mellon and Brian Somoza of JLL represented the seller, Jennings Storage Solutions LLC.
CHESTERFIELD, MO. — Berkadia has arranged the sale of and financing for Watermark at Chesterfield Village, a 12.7-acre multifamily site located in Chesterfield. Watermark Residential purchased the land site with plans to complete construction in late 2018. The property will be located at the southwest corner of Chesterfield Parkway and Lydia Hill Drive. Sachs Properties was the seller. Kenneth Aston and Andrea Kendrick of Berkadia completed the land sale on behalf of the buyer. Kevin Kozminske and Michael Duggan of Berkadia arranged the financing, securing a $52 million loan through Simmons Bank.
