ORLANDO, FLA. — Trez Forman Capital Group has provided a $74.8 million construction loan for Church Street Plaza, a 26-story mixed-use development in downtown Orlando. Trez Forman is a joint venture between Palm Beach-based Forman Capital and Vancouver-based Trez Capital Group. Plans for the new development include 200,000 square feet of Class A office space, a 180-room hotel, a ground-floor restaurant and a rooftop bar/lounge area. Kolter Hospitality will acquire the hotel portion of the project, which is located on the northeast corner of South Garland Avenue and West South Street. The building’s parking garage will connect to the Church Street Station SunRail stop.

EVANSTON, ILL. — New York Life Real Estate Investors has acquired The Park Evanston in the Chicago suburb of Evanston for an undisclosed price. Built in 1997, the 24-story mixed-use property features 283 apartment units and 38,940 square feet of ground-floor retail space. Amenities include a fitness center, rooftop pool, resident lounge, business center and 24-hour concierge. Whole Foods Market occupies 33,000 square feet at the property, which is located near Northwestern University. The seller was not disclosed.

NEW YORK CITY — Rockwood Capital and Midtown Equities, in joint partnership, have received $245 million in financing for a portion of Empire Stores in Brooklyn’s DUMBO neighborhood. The loan is for 55 Water Street, an 1860s-era warehouse building that was recently renovated, including the addition of a sixth floor to the original five stories. Upon completion, the overall project will feature 380,000 square feet of commercial space, including office, retail, restaurant and exhibition space, as well as rooftop gardens and public facilities. Provided by M&T Bank, the loans consisted of a $217.3 million land loan, plus $27.7 million for future project costs. Diana Brummer and Elizabeth Akerman of Stroock represented the joint venture in the financing.

FLOWER MOUND, TEXAS — Greystar is developing Elan Flower Mound, a mixed-use community that will be situated on 13 acres in the northern Dallas-Fort Worth (DFW) metro of Flower Mound. The property will feature 426 apartments ranging in size from 493 to 1,558 square feet, as well as 40 townhomes ranging in size from 1,309 to 1,848 square feet. Amenities will include a theater room, pool, fitness center, dog park and bike repair area. Designed by Meeks + Partners, the project will also deliver more than 15,000 square feet of retail space. Construction is already underway with a target completion date of fourth-quarter 2018.

CAMBRIDGE, MASS. — Intercontinental Real Estate Corp. has acquired 1280 Massachusetts Ave. in Cambridge for an undisclosed price. Located in Harvard Square, the 43,120-square-foot mixed-use building features 33,828 square feet of office space and 8,540 square feet of retail space. The seller, Boston Residential Group, developed the property in 1985. Current office tenants include Harvard University, Equity Resources Investments and Mark of the Unicorn. Retail tenants include Tatte Bakery and Café, Qdoba Mexican Eats and SEE Inc. Symmes Maini & Mckee Associates (SMMA) designed the brick and steel building, which is located at the edge of Harvard Yard at Harvard University and near the MBTA’s Red Line Harvard Square Station. Boston-based Intercontinental Real Estate Corp. is an investment adviser that manages a real estate portfolio of approximately $6 billion for its clients. NEW YORK CITY — Madison Realty Capital has provided a $15 million bridge loan for a mixed-use development site located on three adjacent parcels in Brooklyn: 936 and 948 Myrtle Ave. and 258-264 Throop Ave. The borrower, a developer, has received approval for a 154,699-square-foot, three-building, mixed-use project. The developer plans to construct a residential project with rental and condominium units in three interconnected buildings with ground-floor retail space. Site excavation is nearly complete, and the borrower is moving forward with foundation work while pursuing approval for additional support through the Inclusionary Housing and Food Retail Expansion to Support Health programs.

HAPEVILLE, GA. — Architecture firm Artefact has unveiled design plans for Oak Center, a new mixed-use project in Hapeville, roughly two miles north of Hartsfield-Jackson Atlanta International Airport. The three-story development will expand and refurbish an existing two-story building on Oak Street, and will total 66,000 square feet upon completion. The project will feature ground floor retail, office space, outdoor dining, plaza areas and underground parking. A construction timeline was not disclosed.

NEW YORK CITY — The Kalikow Group and Steelpoint Property Group have completed the sale of a mixed-use property located at 517 Second Ave. in the Kips Bay neighborhood of Manhattan. An undisclosed buyer acquired the property for $7.4 million. The four-story building features a ground-level restaurant and three floor-through, three-bedroom apartments. The partnership originally purchased the property in 2014 for $5 million and implemented a three-year renovation project.

HOUSTON — HFF has arranged the sale of Houston Center, a 4.2 million-square-foot mixed-use property located near Toyota Center and Minute Maid Park in downtown Houston. The four-building property consists of three high-rise office towers and one 16-story office building situated atop of 196,000 square feet of retail space. The asset spans 9.2 acres and was 72 percent leased at the time of sale. Houston Center offers tenants several casual and fine-dining restaurants, a fitness club and a healthcare facility. Jeff Hollinden, Scott Galloway, Mark Gibson and Trent Agnew of HFF represented the seller, a group of institutional investors advised by J.P. Morgan Asset Management, in the transaction. Bermuda-based Brookfield Property Partners purchased the asset for an undisclosed price. Transwestern has been retained to handle leasing of the property.

SAN JOSE, CALIF. — PCCP has provided a $63.8 million senior loan to Hudson Cos. for the development of Vespaio, a mixed-use project located at 138 Stockton Ave. in San Jose. The seven-story property will feature 162 residential units and 39,042 square feet of retail and commercial space. Slated for completion in 2019, the project will consist of three floors of commercial space fronting Stockton Avenue and two levels of structured parking. Amenities include a business center, fitness center, resident lounge, test kitchen, gaming area, pool, spa, outdoor cabanas, and rooftop deck with grills and a fire pit.
