NEWPORT BEACH, CALIF. — A joint venture between The Picerne Group and Shopoff Realty Investments has broken ground on Phase I of Uptown Newport, a 25-acre mixed-use development located in Newport Beach. The first phase of development will include 462 residential units, 218 for-sale condominiums, 6,500 square feet of restaurants and a one-acre public park. Leasing will begin for the residential units in 2019. At completion, the project will feature 1,244 residential units, up to 11,500 square feet of retail and restaurants and two one-acre parks.

COLLEGE STATION, TEXAS — Southside Bank has provided a $36.8 million loan to Stratus Properties Inc. for the construction of Jones Crossing, a 258,000-square-foot mixed-use property in College Station. The project will be anchored by a 106,000-square-foot H-E-B store and will include 47,250 square feet of village-style retail space, eight pad sites, up to 600 multifamily units and a 120-room hotel. Stratus began construction on Jones Crossing’s first two phases this week. Loan terms were not disclosed.
BALTIMORE — Natixis has served as lead arranger for a $125 million senior loan for the construction of an 800,000-square-foot mixed-use property in Baltimore. Natixis, M&T and CIT are providing the capital. In addition, HFF arranged $44 million in mezzanine financing through Bridge Investment Group Holdings. The HFF debt placement team representing the borrower included Mark Remington, Brian Crivella and Drake Greer. Madison Marquette is developing the property, which is named One Light Street. The building will be 28 stories tall and feature 280 apartment units. The Class A property will also feature 252,243 square feet of office space, over 5,000 square feet of street-level retail and 646 parking spaces. M&T Bank is the lead tenant. The property is located near to the Inner Harbor, the Baltimore Ravens M&T Bank Stadium and Oriole Park at Camden Yards. “Downtown Baltimore is undergoing major urban renewal, from renovations of older buildings by local real estate investors to billion-dollar development projects by direct users like universities and corporations,” says Greg Murphy, head of Natixis Real Estate Finance Americas. “One Light Street will further add to downtown’s revitalization.” Madison Marquette is a real estate investment manager, developer, operator and service provider headquartered in Washington, D.C. …
Sinatra & Company Real Estate Acquires 10 Mixed-Use Properties in Buffalo, New York, for $12.7M

BUFFALO, N.Y. — Sinatra & Company Real Estate has acquired 10 mixed-use properties in Buffalo for a combined total of $12.7 million. Roger Chainani’s 1000 Elmwood Associates LLC and 1256 Hertel Avenue Associates LLC sold the properties. The properties include a variety of uses and tenants: – 427 Elmwood features a three-story, 10,246-square-foot mixed-use building with two retail businesses, a restaurant space, 4,000 square feet of vacant office space and two apartments. – 494 Elmwood is a 12,938-square-foot restaurant property occupied by Tokyo Shanghai Restaurant. – 500 Elmwood is a 3,024-square-foot building with restaurant, retail and apartment space. – 502 Elmwood is a single-story, 2,464-square-foot restaurant building, which will be occupied by House of Hummus. – Saigon Café occupies the 6,992-square-foot restaurant property at 520 Elmwood. – Mezza Restaurant & Lounge occupies the 3,747-square-foot building at 929 Elmwood. – 1000 Elmwood is a 10,560-square-foot mixed-use building currently occupied by The Market on Elmwood and Ashker’s on the first floor with residential or office space on the second floor. – India Gate and Hong Kong Kitchen occupy the 6,710-square-foot building at 1116 Elmwood. – The properties at 1122 Elmwood and 1256 Hertel Ave. both offer retail space.
INDIANAPOLIS — Hendricks Commercial Properties (HCP) has acquired the former Coca-Cola bottling plant site located at 850 Massachusetts Ave. in Indianapolis. The purchase price was not disclosed. The 12-acre site will be home to the $260 million mixed-use Bottleworks District development. Indianapolis Public Schools had previously owned the site and used it to house the school system’s bus maintenance operations. The bottling plant will soon be transformed into a development that will feature a 150-room boutique West Elm hotel, a nine-screen cinema, 180,000 square feet of office space, 200,000 square feet of retail space and a combination of apartments and condominiums. The project will occur over seven to 10 years in five phases, starting with the restoration and redevelopment of the historic Coca-Cola administration building and garages. HCP will begin phase I of Bottleworks in the spring of 2018, with plans to open the West Elm Hotel, food hall, cinema and more than 70,000 square feet of retail space by the end of 2019. The food hall will feature a community-focused marketplace, which will house independently owned Indianapolis businesses. Eppstein Uhen Architects and Indianapolis-based Ratio Architects will provide design services.
NEW YORK CITY — Bestreich Realty Group has arranged the sales of two mixed-use properties located in Brooklyn. In the first transaction, Starr Lofts sold a newly constructed 4,500-square-foot mixed-use building, located at 100 Starr St. in Bushwick. Private investors acquired the property, which features eight multifamily units, for $3.2 million. Derek Bestreich, Steve Reynolds, Tom Reynolds and Greg Rhodes of Bestreich Realty represented the buyer and seller in the deal. In the second transaction, Alchemy acquired a 20,468-square-foot mixed-use property located at 649 Argyle Road in Ditmas Park for $3.9 million. The property features 19 apartments and three retail stores. Bestreich, Erik Rodriguez and Brian Underkofler of Bestreich Realty represented the buyer and seller, a private investor, in the transaction.
SAN ANTONIO — Austin-based development firm Teeple Partners will develop Kallison Square, an $83 million mixed-use project that will be located at the southwest corner of Flores and Dolorosa streets in San Antonio. The project will include 45,000 square feet of retail space and office space, as well as 305 multifamily units. Construction is scheduled to begin during the spring of 2018 and conclude in mid-2020.
MCKINNEY, TEXAS — KDC and the McKinney Economic Development Corp. (MEDC) will develop Southgate McKinney, a mixed-use project that will be located at the interchange of U.S. Highway 75 and the Sam Rayburn Tollway in McKinney. The size of the property has yet to be determined, but site proposals include plans for freestanding office space, retail and restaurant space, multifamily residences and two acres of common space with a stage for performances.
CINCINNATI — OnSite Retail Group will oversee leasing of the retail portion of The District at Deerfield, a $140 million mixed-use development in Cincinnati. The development spans 28 acres between Mason-Montgomery Road and Wilkens Boulevard. In partnership with Deerfield Township, the property will feature a community park. The green space’s town-square design will be surrounded by dining and retail establishments. The developer, Silverman & Co., will break ground on the project’s initial residential components later this fall. The property will feature 242 luxury apartments in four buildings, along with a pool, clubhouse and leasing office.
CHICAGO — Interra Realty has brokered the sale of a 13-unit mixed-use property in Chicago’s Pilsen neighborhood for $3.1 million. The property, which comprises 12 residential units and one street-level retail space, is located at 1157 W. 18th St. The building underwent a full renovation in 2016, including all new kitchens and baths. The 2,300-square-foot retail space has a new facade with large windows, exposed brick walls, high ceilings and access to additional basement storage. Jeremy Morton and Ted Stratman of Interra represented both the undisclosed buyer and the seller, a local development group. At $238,462 per unit, this was the second highest price-per-unit sale in Pilsen history, according to Interra.
