ATLANTA — The Metropolitan Atlanta Rapid Transit Authority (MARTA) has partnered with Place Properties and H. J. Russell & Co. to develop the King Memorial Station Transit Oriented Development (TOD), which has an estimated total development cost of $51.3 million. The joint venture replaces Walton Communities, which was initially awarded the project in 2014. The TOD will be co-located at the King Memorial MARTA station, which is located near downtown at 377 Decatur St. S.E. The project will feature a 400-unit apartment community and 10,000 square feet of retail space. The joint venture plans for 20 percent of the property’s units to be reserved as affordable housing. Place Properties has financed, acquired and developed more than 37,000 multifamily beds nationwide, valued at over $1.7 billion. H. J. Russell & Co. has more than 60 years of development experience that includes The Pad on Harvard near the College Park MARTA station, Mercedes-Benz Stadium and the Smithsonian National Museum of African American History and Culture in Washington, D.C.

CONROE, TEXAS — D’Agostino Cos. and Slate Real Estate Partners have released details for a mixed-use project spanning 65 acres in the Houston submarket of Conroe. Individual features of the property include 120,000 square feet of medical/office space, 25,000 square feet of retail space, a four-story, 132-room hotel and five restaurant pad sites. Plans also include 254,238 square feet of multifamily space spread across 250 units, and 120 units totaling 120,000 square feet of space reserved for residents who are 55 or older. Delivery of the site, which has yet to be branded, is scheduled for October 2018.
HOUSTON — A partnership between Houston-based developer Midway and Dallas-based investment advisor firm L&B Realty Advisors has received $65 million in interim financing for CityCentre, a mixed-use property in west Houston. Located at 800 Town and Country Blvd., the property, which was developed in 2007, includes a total of 307,509 square feet of retail, hotel, office and residential space. Scott Galloway and Colby Mueck of HFF arranged the financing through JPMorgan and First Tennessee Bank.
LEWISVILLE, TEXAS — Metropolitan Capital Advisors Ltd. has arranged a $25.9 million in first mortgage financing for Phase III of Hebron 121 Station Apartments, a Class A, mixed-use property in Lewisville. Upon completion, the development will consist of 1,825 apartments and 125,000 square feet of office, retail, restaurant and medical space. Roger Wyche of Metropolitan Capital Advisors placed the three-year, floating-rate loan with a single one-year extension option and a 12-month lockout period.
HOUSTON — Colliers International Group Inc. has closed the sale of 5722 Fairdale, a 5,000-square-foot, freestanding flex building in the Woodlake/Briar Meadow neighborhood in west Houston. Jason Scholtz of Colliers represented the seller, Birmingham Rail & Locomotive Co. Inc. The name and representative of the buyer, a private investor, were not released.
BOSTON — Cottonwood Management Group is opening a new Boston regional office at 101 Seaport Blvd. in the city’s Seaport district. The California-based asset management and development company has also commenced pre-construction on its Seaport Square Parcel M1M2 development, which is located next door. The M1M2 project consists of 1 million square feet of mixed-use development over 3.5 acres in Seaport Square. The residential component includes 730-plus units in two condominium towers and one luxury rental tower. In addition to the residences, the project includes 125,000 square feet of two-story retail and restaurants centered around a vibrant public courtyard. Construction is scheduled to span three years with phased completion dates in late 2019 to early 2020. In addition to serving as its regional office, part of Cottonwood’s Seaport Boulevard space will be used as the sales center for the project’s residential component. The company is preparing for an official groundbreaking for the project in May.
ALEXANDRIA, VA. — Edens and Gables Residential have broken ground on a new mixed-use project located at 530 First St. in Alexandria. The groundbreaking ceremony was attended by principals of Edens and Gables Residential, as well as Alexandria Mayor Allison Silberberg and members of the city government. The project will include 232 apartment residences and 50,000 square feet of commercial space. The property will also feature an enhanced streetscape, public art on-site and a Capital Bikeshare station. Edens and Gables Residential plan to open the 530 First Street project in 2019.
HOUSTON — Moody Rambin has finalized the sale of 7810 Fairbanks-N. Houston Road, a 23.4-acre property zoned for retail or office use in northeast Houston’s Cypress Fair neighborhood. Brent Fredricks and Bob Gulley of Moody Rambin represented the seller, The Zaidi Family Trust, in the transaction. Debbie Barela and Crystal Robinson of Fidelity National Title represented the buyer, Jarrar Holdings LLC.
NEW YORK CITY – Construction manager Richter+Ratner (R+R) and architect Beyer Blinder Belle have completed the interior fit-out of Xavier High School’s 45,000-square-foot Fernandez-Duminuco Hall. The project is located on six floors and the cellar level of a 25-story mixed-use building at 35 W. 15th St. Xavier is a Jesuit college preparatory school for young men founded in 1847 in the Chelsea neighborhood of Manhattan. The school’s campus includes six buildings located alongside the Church of Saint Francis Xavier. Fernandez-Duminuco Hall is Xavier’s first campus expansion in more than 90 years. The $11.7 million, nine-month project called for the construction of a science, technology, engineering, arts and math (STEAM) classroom, music facilities, a recording studio, student project space and a multi-use area that hosts theater productions and major assemblies. Fernandez-Duminuco Hall is located within a larger 170,000-square foot, 330-foot tall luxury residential condominium tower named 35XV, which was designed by FXFowle. The developer, Alchemy Properties, obtained the air rights for the new building from Xavier High School in exchange for locating the hall inside the new development. NEW YORK CITY – Madison Realty Capital (MRC), an institutionally-backed real estate investment firm focused on real estate equity and debt investments, has provided an $18 million first mortgage loan to finance the acquisition of an eight-property, 64,438-square-foot mixed-use portfolio in Greenpoint, Brooklyn. The portfolio consists of 3 Sutton St., 5 Sutton St., 657 Meeker Ave., 661 Meeker Ave., 667 Meeker Ave., 669 Meeker Ave., 673 Meeker Ave. and 164-166 Kingsland Ave. The buyer contributed $11 million of cash equity to complete the acquisition, and plans to maximize value through renovation and repositioning. In total, there are 73 market rate residential units and 14 commercial units in the portfolio. Rosewood Realty Group’s Aaron Jungreis, Ben Khakshoor and Mike Kerwin brokered the deal.
