DALLAS — Los Angeles-based development firm CIM Group has sold Turtle Creek Village, a 320,000-square-foot mixed-use property located in Uptown Dallas. The property includes the 18-story, 230,000-square-foot Offices at Turtle Creek Village and the three-building, 95,000-square-foot Shops at Turtle Creek Village. CIM Group acquired the property in 2017 and completed a renovation of both the office and retail components, which included upgrades to the office lobby and amenities, as well as newly constructed spec suites. Tenants at the Shops at Turtle Creek Village include anchor and grocer Tom Thumb, Inwood National Bank, LensCrafters and World Market. The buyer was DLV TC Village LP, an entity controlled by De La Vega Capital.

BALTIMORE — PricewaterhouseCoopers LLP (PwC), one of the “big four” global accounting firms, has leased space for its new Baltimore regional headquarters. The company has leased 23,000 square feet of office space at the Rye Street Market building within Baltimore Peninsula, a $5.5 billion master-planned development in south Baltimore. PwC is moving from 100 E. Pratt St. and will take occupancy at Baltimore Peninsula in late 2026, according to the Baltimore Business Journal. MAG Partners and MacFarlane Partners lead the development team for Baltimore Peninsula, which includes Under Armour founder Kevin Plank’s Sagamore Ventures and Goldman Sachs Asset Management’s Urban Investment Group. Other office tenants at the Rye Street Market building include the Baltimore Ravens NFL team, Longeviti Neuro Solutions, OBM, Chambers and MAG Partners, according to local media outlets.
MIAMI — Los Angeles-based investment firm CIM Group and its development partners have officially opened Miami Worldcenter, a $6 billion mixed-use development in downtown Miami. CIM Group partnered on the project with Miami Worldcenter Associates, a development entity founded by Art Falcone and Nitin Motwani. The development spans 27 acres across 10 city blocks in the city’s Park West neighborhood and has generated nearly 9,000 jobs over the course of its construction and operation. The site formerly housed blighted properties and surface parking lots. The Miami Worldcenter master plan includes approximately $100 million in completed infrastructure; 100,000 square feet of new public space; 300,000 square feet of retail, restaurant and entertainment space; and 16 high-rise towers for residential and hospitality uses, many of which are completed or underway. MAGNOLIA, TEXAS — Locally based firm Tannos Development Group will build a $1 billion mixed-use project in Magnolia, a northwestern suburb of Houston, according to reports from news outlets such as The Houston Chronicle and the Houston Business Journal. According to the former publication, Magnolia Town Center will feature a nationally branded luxury hotel, a 350-unit multifamily complex, single-family residences and 250,000 square feet of retail space, as well as office, healthcare, entertainment uses and open green spaces. Local CBS affiliate KHOU also reports that the site spans 200 acres and that Tannos is developing the project in partnership with Arizona-based Maritia LP.
Creation, Crescent Break Ground on Heritage Park Mixed-Use Development in Downtown Gilbert, Arizona

GILBERT, ARIZ. — A partnership between two developers, Creation and Crescent Communities, has broken ground on the first phase of Heritage Park, a mixed-use development that will occupy a full city block in downtown Gilbert. The project will function as the northern gateway of Heritage District, which at full build-out will revitalize 10 acres in the East Valley of the metropolitan Phoenix area. Phase I of Heritage Park will feature 47,000 square feet of shops and restaurants, the 288-unit NOVEL Heritage Park apartments, a public square with water features and more than 300 surface parking spaces. The Arizona Republic reported that the first phase represents a $200 million capital investment, with the entire mixed-use development carrying a price tag of $500 million. In the world of mixed-use retail, featuring a blend of shops, restaurants and entertainment venues that is both unique in its totality and true to its surrounding market on individual levels is crucial to placemaking. As a concept, placemaking is somewhat difficult to define on paper but fairly easy to identify in the moment — the undeniable sense that the combination of what you are buying, eating, drinking and experiencing is simply not replicable anywhere else. SJC Ventures Unveils Plans for $100M Transformation of Harford Mall Site in Metro Baltimore

BEL AIR, MD. — SJC Ventures has unveiled plans for a $100 million transformation of the Harford Mall site located in Bel Air, roughly 23 miles north of Baltimore. The redevelopment is a partnership between the Atlanta-based mixed-use development firm and the mall owner, Chattanooga, Tenn.-based CBL Properties. Upon approval by the Bel Air Economic and Community Development Commission, the redevelopment project will feature 48,000 square feet of open-air retail, restaurants and amenities that will replace a former Macy’s store, as well as a 35,000-square-foot grocery store. If approved, the new development will complement SJC’s project on the mall’s former Sears parcel, as well as the multifamily development adjacent to the former Sears. SJC Ventures also plans to incorporate pedestrian walkways for enhanced connectivity, pocket parks and open gathering spaces at the Harford Mall site.
Gateway Jax to Break Ground on Multifamily Building at $2B Pearl Square Mixed-Use Project in Downtown Jacksonville

JACKSONVILLE, FLA. — Gateway Jax has unveiled plans to break ground on the second building at Pearl Square, a 1.5 million-square-foot mixed-used development underway in downtown Jacksonville. Following the groundbreaking of 515 Pearl in October 2024, 425 Beaver Street will feature 286 multifamily units, onsite parking and nearly 20,000 square feet of retail space. The 425 Beaver Street project team includes SK+I Architecture, Elks Manfredi Architects, Cecconi Simone (interior designer); SK&A Structural Engineers; Lighthouse; and England-Thims & Miller (civil engineer). Jacksonville-based Faver Gray will serve as the general contractor, while the new parks and public spaces will be designed by Hoerr Schaudt. Upon completion, Pearl Square will deliver more than 1,250 residential units; approximately 200,000 square feet of retail space; a 100-room boutique hotel; new public spaces, including widened and shaded sidewalks; public park spaces; and a signature curbless festival street with several outdoor dining options. Retail tenants at the development will include a full-service grocer and fitness club, as well as grab-and-go bodegas, restaurants and other daily service providers like salons and shops. DORAL, FLA. — Codina Partners has obtained a $38.8 million construction loan for the third phase of Downtown Doral’s retail expansion. Ocean Bank provided the loan. Downtown Doral is a 250-acre mixed-use district in South Florida, and the third phase will add nearly 25,000 square feet of retail space along 87th Avenue, with 932 dedicated garage parking spaces for retail visitors. UHealth – University of Miami Health System has leased 11,243 square feet on the north end of the expansion for UHealth Way, which will include comprehensive eye care from the Bascom Palmer Eye Institute and physical therapy services, such as hand therapy and pelvic floor rehabilitation. The south portion of the expansion includes 13,644 square feet of retail space divided into nine customizable units — seven on the ground floor and two on the second floor. The expansion project is scheduled to break ground in the second quarter, with an estimated completion in 2026.
ORLANDO, FLA. — Tavistock Development Co. has signed five new tenants to join Lake Nona West, a 405,000-square-foot lifestyle shopping center located within Orlando’s master-planned community of Lake Nona. The tenants include Cañonita Mexican Restaurant, Nordstrom Rack, Barnes & Noble, discount retailer HomeSense and Total Wine & More. The new round of lease signings bring the total preleased space at the property to more than 300,000 square feet, which includes a 150,000-square-foot Target anchor store. Situated on 54 acres, Lake Nona West will include wide, shaded walkways, art-lined plazas and community greenspaces. In collaboration with Mercedes-Benz High-Power charging, the center will also offer 20 Level 3 electric vehicle chargers. Tavistock, master developer of Lake Nona, expects to open Lake Nona West in spring 2026.
