EAST RIDGE, TENN. — Urban Story Ventures will redevelop a 160,000-square-foot shopping center located at 3715 Ringgold Road in East Ridge, roughly 10 miles outside Chattanooga. The developer purchased the 13-acre property — which features a 38,000-square-foot space formerly occupied by Food City, five retail outlet buildings and parking — last year. A roster of food-and-beverage, professional services and apparel retailers currently occupy a portion of the center. Plans call for a combination of renovations to existing suites, as well as new construction. Urban Story Ventures will reposition the property as a mixed-use development and plans to sign leases with retail, office and medical office tenants throughout the redevelopment.

MORRISTOWN, N.J. — A partnership between The Olnick Organization and Fisher Development Associates is underway on the redevelopment of Headquarters Plaza, a 1 million-square-foot mixed-use complex in the Northern New Jersey community of Morristown. Headquarters Plaza consists of 650,000 square feet of office space, 100,000 square feet of retail and restaurant space, a 265-room Hyatt Regency hotel, a 40,000-square-foot health club and a 10-screen AMC movie theater. Full renovations of the hotel and 50,000-square-foot public outdoor space have already been completed. Ownership has now unveiled plans for the redesign of the main office concourse and signed leases with three new restaurant tenants. Gensler is the project architect.
HOUSTON — Fertitta Entertainment Inc., an entity controlled by Houston Rockets owner Tilman Fertitta, has purchased River Oaks District, a 664,308-square-foot mixed-use development on Houston’s west side. Multiple local news sources, including the Houston Chronicle, report that the sales price was $450 million. As a shopping and dining destination, River Oaks District features 302,668 square feet of retail and restaurant space. Tenants include Hermes, Cartier, Dior, Harry Winston, Van Cleef & Arpels, Brunello Cucinelli, Balmain, Le Colonial, Toulouse, Bari, Steak48 and Little Hen. River Oaks also houses an Equinox fitness facility and an IPIC Theaters location. River Oaks is also home to the five-story Grey House Apartments, which consists of 279 units in one- and two-bedroom floor plans. Residences feature stainless steel appliances, quartz countertops and European cabinetry. Amenities include a pool, fitness center, screening room, conferencing facilities and onsite concierge service. River Oaks, which also features 67,060 square feet of boutique office space, is located at 4444 Westheimer Road. HOLLYWOOD, FLA. — ANF Group has completed vertical construction at University Station, a $100 million mixed-use project in Hollywood, roughly 10 miles outside Fort Lauderdale. A public-private partnership between the City of Hollywood and Housing Trust Group (HTG) is the developer. Located at 421 N. 21st Ave., 309 N. 21st Ave. and 2031 Polk St., the development will comprise two residential towers and a standalone parking garage. Upon completion, the property will feature 216 apartments, more than 2,000 square feet of commercial space, 12,210 square feet of educational space for Barry University’s College of Nursing and Health Services and 635 parking spaces. More than half of the parking spaces (365) will serve the Broward Commuter Rail South Station that is planned between Tyler and Taylor streets along the Florida East Coast (FEC) Railway. ATLANTA — GID Development Group has announced five more retail and restaurant concepts coming to High Street, the company’s $2 billion mixed-use development underway in Atlanta’s Central Perimeter submarket. MIAMI — JDS Development Group has unveiled plans for Mercedes-Benz Places, a 67-story mixed-use tower that will be located in Miami’s Brickell neighborhood. Designed by SHoP Architects and developed in partnership with the German automaker, Mercedes-Benz Places will feature 791 condominium units, a 174-room hotel, 200,000 square feet of office space, retail space, restaurant space and onsite parking. Preliminary sitework is underway, and initial occupancy is slated for 2027. Residential units will come in studio, one-, two- and three-bedroom floor plans. KAHULUI, HAWAII — Alexander & Baldwin has arranged one lease and completed the sale of two properties at Maui Business Park Phase II, its 125-acre mixed-use development located in Kahului on the island of Maui. The build-to-suit industrial lease totals 29,500 square feet. The undisclosed tenant plans to relocate operations to the site upon completion of the warehouse and distribution facility. The County of Maui also purchased 12.5 acres at the property for $17.4 million, with plans to construct a new facility for its Department of Transportation. Hamai Appliances Inc. also purchased two lots totaling 1.3 acres for $2.4 million. The buyer plans to build a showroom and service center on the site to expand its current operations.
TROY, N.Y. — United Group of Cos. has received construction financing from Berkshire Bank for City Station North, a $42 million mixed-use project in Troy, located just outside of Albany. The project represents the fourth phase of the larger City Station development that began in 2009. The latest phase will feature 87 one- and two-bedroom apartments and Class A amenities, 40,000 square feet of office space that will be the future home of United Group’s headquarters and 154 covered and surface parking spaces. Project partners include QPK Design, Colliers Engineering & Design and Franco Construction Services. Completion is slated for late 2025.
LV Collective to Develop 299-Unit Student Housing Project Near University of Maryland

COLLEGE PARK, MD. — LV Collective has announced plans to develop a 299-unit student housing development at 8133 Baltimore Ave. near the University of Maryland campus in the Lakeland neighborhood of College Park. The property is set to include 13,000 square feet of retail space, alongside a ground-level coffee shop and second-floor coworking space. The project will also feature a community center developed in collaboration with the Lakeland Civic Association and the Lakeland Community Heritage Project. The space will include a library and large flexible space for functions including presentations, art galleries and gatherings. The development team for the project, which is scheduled for completion in fall 2027, includes WDG Architecture, Bohler Engineering, John Moriarty & Associates and US-EcoLogic. Further details on the community were not disclosed. The development is LV Collective’s first in the state of Maryland.
