KANSAS CITY, MO. — The Cordish Cos. has completed a $3 million renovation of One Light Luxury Apartments coinciding with the property’s 10th anniversary. The apartment building, located in Kansas City’s Power & Light District, rises 25 stories with 307 units. The newly renovated lobby features updated lighting, contemporary artwork and enhanced seating areas as well as an expanded Luxer One package system to include refrigerated lockers. The third-floor amenity spaces feature a fully renovated theater and social room with a high-definition LED screen and billiards table, enhanced conference facilities and an expanded package room. The fourth-floor amenity spaces include a refreshed demonstration kitchen and the addition of new coworking booths and flexible workspaces in the clubroom. The lounge area has been updated with a new fireplace as well as new flooring and finishes. The leasing office was also redesigned with modern finishes. Residential floors throughout the building have undergone a complete refresh with new carpet, updated lighting, fresh paint and upgraded elevator vestibules.

COLUMBUS, OHIO — Bagels & Co. has signed a 2,660-square-foot retail lease at Rambler Columbus, a student housing property near The Ohio State University campus. The tenant will occupy space on the ground floor beginning in spring 2026. Known for its Brooklyn-style bagels, the café also serves La Colombe coffee, 25 varieties of cream cheese and a variety of breakfast and lunch offerings. Developed by LV Collective, Rambler Columbus opened this fall at 222 W. Lane Ave. Other retail tenants at the property include coffee shop Daydreamer and Victory Lap, an Ohio State-themed sports bar. Matt Stein and Matt Cooper of MSC represented both Bagels & Co. and LV Collective in the lease.
NEW YORK CITY — ACRES Capital has provided a $42.5 million loan for the refinancing of The Congress, a 74-unit apartment building located on West 54th Street in Midtown Manhattan. According to StreetEasy, the building was originally constructed in 1923. The Congress also includes two office spaces and five retail spaces. The undisclosed sponsor will use a portion of the proceeds to fund upgrades of existing residences and common areas and convert former professional office suites into additional residential units.
BLOOMFIELD, CONN. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has negotiated the sale of The Arbors at Brighton Park, a 132-unit apartment complex in Bloomfield, located northwest of Hartford. Built in 2017, the property offers one-, two- and three-bedroom units with washers and dryers, walk-in closets and private balconies/patios. Victor Nolletti, Eric Pentore and Wes Klockner of IPA represented the seller, Paredim Communities, in the deal and procured the buyer, Beachwold Residential.
BAYONNE, N.J. — CBRE has brokered the $3.6 million sale of a 20-unit apartment building located in the Northern New Jersey community of Bayonne. The four-story building at 38-40 Kelly Parkway is located in the Constable Hook neighborhood and was originally constructed in 1920, according to LoopNet Inc. Fahri Ozturk, Richard Gatto, Tracy Trank and Zach McHale of CBRE represented the seller in the transaction. CBRE also procured the buyer. Both parties requested anonymity.
PHOENIX — A joint venture between Harrison Street Asset Management, LCS and Ryan Cos. US Inc. has received refinancing for Clarendale Arcadia, a senior living community located in the Arcadia neighborhood of Phoenix. Ryan Stoll and Taylor Mokris of BWE arranged the financing — which features full-term interest-only payments, an initial 36-month term and two one-year extension options — on behalf of the joint venture. Completed in 2023, Clarendale Arcadia totals 248 residences, with 240 independent living units, 68 assisted living units and 40 memory care units. Amenities at the property include a bistro, fitness center, heated swimming pool, jacuzzi spa, putting greens, a movie theater, salon and spa, landscaped outdoor spaces and a full-service bar.
SALT LAKE CITY — Cowboy Partners, with MVE + Partners as architect, has broken ground on Liberty Corner, an affordable housing property in Salt Lake City. The 387,857-square-foot, ground-up community will feature 200 apartments. Salt Lake City-based Cowboy Partners is a multifamily and mixed-use developer.
SLIB Brokers Sale of 142-Unit Assisted Living, Memory Care Community in Southern California

MURIETTA, CALIF. — Senior Living Investment Brokerage (SLIB) has arranged the sale of Renaissance Village Murietta, an assisted living and memory care community located in Murietta. Built in 2016 and 2018, the property totals 142 units. Renaissance Village Murietta was the only seniors housing asset owned by the undisclosed seller, which is exiting the sector. A REIT was the buyer. Brad Goodsell, Jason Punzel and Vince Viverito of SLIB brokered the transaction.
WILMINGTON, DEL. — Regional developer Buccini Pollin Group has completed The Press, a 243-unit multifamily project in Wilmington. Designed by Perkins Eastman, the 14-story building gets its name from the site formerly serving as the headquarters of the The News Journal. Units come in studio, one- and two-bedroom floor plans and are furnished with quartz countertops, stainless steel appliances and in-unit washers and dryers. Amenities include a pool, dog run, grilling areas and a landscaped pocket park. Rents start at $1,600 per month for a studio apartment.
LOS ANGELES — Cityview is developing 6136 Manchester, an apartment project located at 6136 W. Manchester Ave. in Los Angeles. The project is fully entitled and Cityview recently closed on the land for the project. The company plans to break ground on the development in 2026, with completion scheduled for late 2028. Located in Los Angeles’ Westchester neighborhood, 6136 Manchester will feature 489 studio, one- and two-bedroom apartments, 549 parking spaces and 16,120 square feet of ground-level retail space. Sixty-four of the units will be designated for households earning no more than 50 percent of the area median income. Community amenities will include a resort-style pool and spa, a garden courtyard, fitness studio, club room, CV Works coworking space, several rooftop lounges and a pet park and spa. The project will also include a new public plaza at the corner of 87th Street and Truxton Avenue that will provide an indoor-outdoor gathering space for residents and the community. Project partners include AC Martin, Nadia Geller Designs and MJS Landscape Architecture.
