JACKSON, TENN. — Cushman & Wakefield has arranged the $50.5 million sale of a five-property, value-add portfolio totaling 667 apartments located throughout Tennessee. Cushman & Wakefield’s Robbie O’Bryan and Brad Boston represented the seller, Nashville-based Freeman Webb Co., in the transaction. Knoxville, Tenn.-based Dominion Group acquired the properties. The portfolio includes the 50-unit Whispering Oaks and the 228-unit The Hermitage, both located in Jackson. The other properties include the 101-unit Poplar Village in Murfreesboro, the 148-unit Ridgeside Apartments in Hixson and the 140-unit Papermill Square in Knoxville.

Hunt Provides $67.6M Freddie Mac Refinancing for New Multifamily Property in Broward County

HALLANDALE BEACH, FLA. — Hunt Real Estate Capital has provided a $67.6 million refinance loan for Artsquare at Hallandale, a multifamily property located in Hallandale Beach, approximately 13 miles south of Fort Lauderdale. The borrower is Hallandale Land Ventures LLP, a subsidiary of Integra Investments. The Freddie Mac Lease-Up loan has an 11-year term with four years of interest-only payments, followed by a 30-year amortization schedule. Built in 2018, the 358-unit community is located at 401 N. Federal Highway, less than two miles from the Atlantic Ocean. The property comprises six residential buildings located on a contiguous 2.7-acre parcel. Three of the buildings are walkups and the other three are mid-rises. Artsquare’s amenities include a pool, fitness center, yoga/spin studio, outdoor lounge, dog wash station, club room, social lounge, conference room, kids’ room and a private theater. The property also features six retail spaces totaling 13,500 square feet, as well as 328 covered parking spaces and 210 surface parking spaces. Artsquare’s current retail tenants include Land of a Thousand Hills Coffee and Orangetheory Fitness.
EXTON, PA. — Capitol Seniors Housing has started construction of Arbor Terrace Exton, an 86-unit assisted living and memory care community in the Philadelphia suburb of Exton. The 78,000-square-foot community will be located near major medical facilities, restaurants and shopping centers. The Arbor Company will operate the community upon completion, which is slated for winter 2020. Meyer Senior Living Studio is the designer on the project.
PORTSMOUTH, R.I. — CBRE has brokered the $20.4 million sale of Bay View Estates, a 130-unit multifamily community in Portsmouth, located approximately 20 miles southeast of Providence. Bay View Estates comprises 72 apartments in a single eight-story high-rise building, 35 apartments in a garden building and 23 direct-access units in a terrace building. Floor plans include a mix of studio, one-bedroom and two-bedroom flats with an average size of 743 square feet per unit. Amenities include a community room, outdoor pool, gym and a tennis count. Simon Butler and Biria St. John of CBRE represented the seller, Bay View Apartments LLC, a partnership that includes Chestnut Hill Realty and Providence and Lisco Development. Saunders Commercial Receives $43.2M in Construction Financing for Ten West Greeley Apartments in Colorado

GREELEY, COLO. — Saunders Commercial Development has received $43.2 million in structured construction financing for the development of Ten West Greeley Apartments, a Class A multifamily property being developed at 6600 Eighth St. in Greeley. JLL worked on behalf of the developer to secure the approximately $32 million, floating-rate senior loan through a national bank and the $11.2 million preferred equity loan through a specialty financing group. Leon McBroom and Eric Tupler of JLL Capital Markets debt placement team secured the financing for the developer. Situated on 10.15 acres, the three-story Ten West Greeley will feature 264 garden-style apartments averaging 882 square feet. Units will include stainless steel appliances, walk-in closets, plank flooring, full-size washers and dryers, and private balconies. Slated for completion in 2021, the property will feature 64 garages as well as 408 surface parking spaces. Community amenities will include a resort-style pool, outdoor fire pit, lounge area, clubhouse, entertainment area, fitness center, wet bar and dog wash.
Wood Partners Breaks Ground on 372-Unit Alta Buena Vista Multifamily Property in California

ALAMEDA, CALIF. — Wood Partners has broken ground on Alta Buena Vista, an apartment community located at 1501 Buena Vista Ave. in Alameda. Situated on the northern waterfront, the 10-acre community will mix the existing six-acre historic 1920s-era Del Monte Warehouse with new apartments and retail spaces. BAR Architects designed the project. Slated to open in early 2022, Alta Buena Vista will offer 372 apartments in a mix of studio, one- and two-bedroom floor plans, as well as two- and three-bedroom townhomes. Additionally, the property will feature a fitness center, resident lounge, multiple roof decks and 11,000 square feet of ground-floor retail space.
TEMPLE, TEXAS — KeyBank Real Estate Capital has provided $19.6 million in financing to Denver-based Steele Properties LLC for the acquisition and renovation of Wayman Manor Apartments, a seniors housing property located in the Central Texas city of Temple. Following the renovation, Wayman Manor, which was built in 1971, will consist of 32 one-bedroom units, 96 two-bedroom residences and 32 three-bedroom units. All units are restricted under low-income housing tax credit (LIHTC) regulations at 60 percent of the area median income. Sarah Geis of KeyBank handled the transaction.
AUSTIN, TEXAS — Rastegar Property Co. has acquired Plaza 38, a 48-unit multifamily property located at 206 W. 38th St. in Austin’s Hyde Park neighborhood of Austin. The property features one- and two-bedroom units with hardwood floors, full kitchens and brick accent walls. Amenities include a pool and patio area. The seller was not disclosed. The Collective to Build $150M Co-Living, Student Housing Project in Brooklyn’s Williamsburg District

NEW YORK CITY — The Collective, a multifamily developer based in London, has unveiled plans to build a $150 million co-living project located at 292 N. 8th St. in Brooklyn’s Williamsburg neighborhood. Co-living is defined as a type of residential development that is a hybrid between apartment housing and hotels. Known as North 8th, the development will feature 242 units, 97 of which are designed for students attending local universities. The remaining 127 studio units are designed for nightly and monthly stays. At full capacity, North 8th is expected to house 321 occupants. “North 8th will be the first project of its kind for New York City,” says Reza Merchant, founder and CEO of The Collective. “It will bring community of all ages together in one holistic environment, designed to promote an intergenerational exchange of knowledge through shared amenities and dynamic programming.” North 8th is The Collective’s fourth co-living project in New York City, joining The Collective Paper Factory that opened in November in Queens’ Long Island City. Historically, seniors housing dining services were known for serving simple proteins and side items purchased from an outside distributor, which would be prepared in bulk and served all at once in a communal dining room. But variety and novelty are quickly becoming key selling points for today’s incoming senior population, and communities are scrambling to keep up with the demand. “We have a tsunami of developers and contractors building new facilities across the United States, and full-service dining is one of the most important features that prospective residents look for,” says Victoria Albert, vice president of marketing at Boston-based dining vendor Unidine. “The baby boomers are different from their parents.
