SURPRISE, ARIZ. — Koelsch Communities has acquired Rock Creek Memory Care Community in the Phoenix suburb of Surprise. JEA Senior Living sold the community for an undisclosed price. The 31,372-square-foot community currently houses 66 residents. JEA opened the property in 2011. The Rock Creek acquisition is part of a larger plan in the area for Koelsch. The company recently purchased Park Wood Assisted Living Community, located next door to Rock Creek, from Sunshine Retirement Living. Koelsch is planning a $500,000 renovation for that community. The company has also started construction of The Park at Surprise, a 155-unit independent living community also next door to Rock Creek. The three neighboring communities will be combined into one campus, offering a larger continuum of care. Koelsch Communities operates 27 communities in eight states and has eight more under construction.

With Atlanta’s economy more robust than ever, demand for multifamily housing remains high, driving rent growth and investor interest throughout the market. Since the last cycle — when a reliance on construction hit hard — the city has transformed its economy by building up its IT, healthcare and automotive sectors, among others. The results of strong job growth and the diversification of employment are evident market-wide. In particular, Buckhead and Midtown have seen a substantial increase in multifamily supply over the last three to five years, as spillover activity in East Atlanta and West Midtown will continue. And the rise of two multibillion-dollar sports stadiums (Mercedes-Benz Stadium and SunTrust Park) in the same year — a first for the city — continues to draw national and international attention to intown and metro submarkets. Urban Goes Suburban A seemingly insatiable demand for urban live-work-play settings has inspired developers to replicate the highly-amenitized and high-rent success in the suburbs. Alpharetta’s Avalon was a game changer, spurring destinations in John’s Creek, Gwinnett County’s Peachtree Corners and the mixed-use boon around SunTrust Park in Cobb County. NORFOLK, VA. — An affiliate of Harbor Group International (HGI) has acquired a portfolio of 25 multifamily properties totaling 9,677 units across five major metropolitan areas for $1.8 billion. The sellers were affiliates of Lone Star Funds. The transaction, which closed on Nov. 30, is HGI’s largest to date and increases the value of its investment portfolio from approximately $5.2 billion to $7.1 billion. The properties, which boast a collective occupancy rate of 95 percent, are located in the metro areas of Baltimore, Boston, Chicago, Philadelphia and Washington, D.C. HGI plans to invest roughly $80 million in capital improvements to the unit interiors and communal amenities of the properties. Berkadia and New York-based Meridian Capital Group secured approximately $1.4 billion in acquisition financing for the deal. Berkadia secured roughly $927 million in fixed- and floating-rate debt through Freddie Mac, while Meridian Capital secured approximately $512 million in fixed-rate debt through New York Community Bank. Among the portion of the financing arranged by Berkadia, 11 of the properties totaling $789 million were financed at a fixed interest rate. HOUSTON — A joint venture between PGIM Real Estate, the asset management arm of Prudential Financial Inc. and Houston-based investment firm Hanover Co. has acquired Hanover Hermann Park, a 396-unit, Class A multifamily community in Houston. Formerly known as Mosaic at Hermann Park, the 29-story property is located at 5927 Almeda Road near the Texas Medical Center on the city’s south side. Amenities include 20,087 square feet of ground-floor retail space, a 6,500-square-foot sky lounge overlooking Hermann Park, a 6,000-square-foot fitness center, pool with cabanas and a dog park.

CLEVELAND — Cleveland-based KeyBank Real Estate Capital has provided $192.5 million in refinancing for a portfolio of six seniors housing properties located throughout Texas. The properties were all built between 2006 and 2008 and total 1,238 units. Charlie Shoop and Caleb Marten of KeyBank structured the Freddie Mac loans, which included 10-year interest-only terms and were used to refinance an existing bridge loan provided by KeyBank. The funds were secured on behalf of the borrower, healthcare and seniors housing investment firm Kayne Anderson Real Estate Advisors.

GREENBELT, MD. — KeyBank Real Estate Capital has secured a $56.3 million Freddie Mac loan to refinance Verde at Greenbelt Station, a 302-unit multifamily community in Greenbelt, a city halfway between Baltimore and Washington, D.C. Dirk Falardeau and Todd Goulet of KeyBank arranged the 10-year, fixed-rate loan on behalf of the borrower, a joint venture between The Dolben Co. and Atapco Properties. Delivered last year, Verde at Greenbelt Station is LEED Gold-certified and offers a mix of one- and two-bedroom units, ranging in size from 750 to 1,500 square feet. Community amenities include a swimming pool, clubhouse, fitness center, bocce ball court and a dog park.

SAN JOSE, CALIF. — A joint venture between Western National Group, Anchor Real Estate Capital and Fantasia Holding Group has started construction of a 551-unit apartment complex within the master-planned community of Market Park in San Jose. The mixed-use development is situated near major freeways like Highway 87, 101, I-680 and I-880. The new community has been dubbed The Platform. It will include 37,500 square feet of retail. The new development will be the closest apartment community to the new Berryessa BART transit station, scheduled to open in June 2018. The Platform will offer two resort-style pools, two fitness centers with indoor-outdoor convertible space, multiple high-end outdoor kitchen areas, a dog salon, two bike stations for maintenance and storage, and two clubhouses with indoor entertainment and gaming facilities. The community is scheduled to open in the third quarter of 2019.

DELANCO, N.J. — Walters Group has broken ground on Cornerstone at Delanco, an income-restricted apartment community located at 200 Rhawn St. in Delanco. Situated on 5.37 acres, the development will consist of eight two-story buildings with eight units each. Totaling 64 units, the property will feature three-, two-, and one-bedroom layouts. Amenities include private entrances, upgraded interior finishes, a half-court basketball court, a tot-lot playground and a community clubhouse with fitness center. Apartments will be leased to residents with incomes at or below 60 percent of the area median income. Walters Group estimates it will take 12 to 15 months to complete the development.

BOSTON — New Boston Fund has sold The Tower at One Greenway in Boston for $144.5 million. The 217-unit luxury apartment tower is located at 99 Kneeland St. Completed in 2015, the property is 21 stories tall, featuring 3,180 square feet of retail space and a 135-space underground parking garage. Apartment units average 822 square feet in size. Amenities include a rooftop terrace with fire pits; an outdoor park with deck and grills; balcony lounge; resident lounge with billiards and entertainment bar; fitness center; yoga studio; dog wash; bike store; electric car charging stations; and BeanTowne Coffee shop. The unprecedented demand for Boston residential real estate was cited as the reason for selling the property, according to Jim Kelleher, CIO at New Boston Fund. Matthew Lawton, Riaz Cassum, Chris Phaneuf and Mark Campbell of HFF marketed the property on behalf of the seller. PGIM Real Estate purchased the property. New Boston Fund is a privately owned real estate investment manager. ATLANTA — Strong fundamentals have propelled the U.S. multifamily market forward in 2017 and leave it poised for a healthy 2018, but good deals are harder to come by in today’s market for investors, according to panelists at the eighth annual InterFace Multifamily Southeast. The average cap rate for the multifamily sector in the third quarter registered at 4.3 percent, 12 basis points lower than the same period in 2016, and 15 basis points lower than 2015, according to JLL. “Of the 22,000 units that we are going to close this year — mostly A-minus to B assets — the average cap rate is 4.8 percent, across roughly 45 different transactions,” said James Kane, senior vice president of asset management at Starwood Capital Group’s Atlanta office. “This is in top markets like Atlanta, Charlotte, Dallas, Houston, D.C., Denver, etc. — the suburban cornucopia of markets across the U.S.” “With cap rate compression and the rise in interest rates since the Trump election, it’s made it increasingly hard for us to find yield in spaces we are comfortable with,” added Colin Gillis, vice president of acquisitions for the Southeast at Irvine, Calif.-based Passco Cos.
