WISCONSIN AND NORTH DAKOTA — BMO’s Healthcare Real Estate Group has provided a $70 million bridge loan on behalf of a joint venture between New Perspective Senior Living, Boldt Capital and Fengate Asset Management. The financing is for three senior living communities totaling 435 units. Two of the properties are in suburban Milwaukee and the third is in West Fargo, N.D. Loan proceeds include capital for future improvements and value enhancement.

FALLS CHURCH, VA. — Mid-Atlantic development firm Hoffman & Associates has announced new details and branding for an apartment community coming to West Falls, a new mixed-use neighborhood in metro Washington, D.C. Located at W. Falls Station Blvd. in Falls Church, The Alder will feature 400 apartments, ground-level retail space and 26,000 square feet of indoor and outdoor amenities, including a fitness center, library lounge, pet spa, outdoor TV lounge and a resort-style pool. In addition to the eight-story multifamily property, plans for the West Falls neighborhood will include the recently announced Experience Senior Living residence, The Reserve at Falls Church, and more than 120,000 square feet of shops and restaurants. The neighborhood is home to a Home2 Suites by Hilton hotel, The Oak Condominiums and The Wellness Center, a medical office building.

CHARLOTTE, N.C. — Atlanta-based Portman has announced it is nearing completion of Vera at Savona Mill, a 319-unit midrise apartment community in Charlotte’s West End. First units are set to deliver in July. Vera at Savona Mill will offer one-, two- and three-bedroom options, as well as studios, lofts and townhomes. Amenities will include a resort-style pool with cabanas, a pet spa and dog park, fitness center with a yoga studio, game room and a coworking lounge. Portman plans to launch preleasing later this month. The multifamily property is the latest component of a mixed-use, adaptive reuse of a 105-year-old former textile mill that also includes retail space, creative offices, a community plaza and the expansion of the Stewart Creek Greenway that is set to open soon. The second phase of residential at Savona Mill is anticipated to break ground next summer and include 279 multifamily units and 40 townhouses.

ATHENS, TEXAS — Dallas-based brokerage firm The Multifamily Group has negotiated the sale of Athens Reserve Apartments, a 122-unit property located about 75 miles southeast of Dallas. The 11-acre site, which can support future expansion and includes 17,500 square feet of commercial space, initially housed a Quality Inn hotel that was constructed in 1981. The seller, Dallas-based Profectus Multifamily Capital, purchased the site in 2021 and implemented various capital improvements as part of the conversion.

SAN ANTONIO — Northmarq has brokered the sale of The Flats at 9338, an 88-unit multifamily complex in northeast San Antonio. Built on 3.2 acres in 1974, the property features one- and two-bedroom units with an average unit size of 850 square feet and amenities such as a pool, clubhouse and onsite laundry facilities. Zar Haro, Moses Siller, Bryan VanCura, Phil Grafe, Brian Booth, Rudy Dodier and Kevin Garza of Northmarq represented the seller, Astoria Partners LLC, in the transaction. The buyer was California-based Olson Capital.

CHARLOTTE, N.C. — Alliance Residential Co. has opened Prose McCullough Station, a 279-unit apartment community located at 8424 N. Tyron St. in Charlotte’s University City neighborhood. The property is the second Prose-branded community to open in Charlotte and the third in North Carolina. Designed by architect Cline Design, Prose McCullough Station features one-bedroom layouts ranging in size from 663 to 854 square feet and two-bedroom layouts ranging from 950 to 1,206 square feet. Monthly rental rates start at $1,275, according to the property website. Amenities include a business center with private offices, fitness center featuring cardio and strength-training equipment, resident clubroom with an entertainment kitchen and an outdoor courtyard featuring a resort-style pool, grilling stations and a cabana with a TV and lounge seating. The community also features package lockers and a fenced pet park.

MARTINSBURG, W.VA. — Berkadia has brokered the sale of The Meadows at Berkeley Ridge, a newly constructed build-to-rent (BTR) residential community located at 368 Pineda Lane in Martinsburg. The 148-unit townhome property serves as the first BTR development in the market, according to Berkadia. The Meadows at Berkeley Ridge was built in 2023 and features three-story townhomes with three- and four-bedroom floor plans averaging 1,912 square feet in size. Each unit features private two-car driveways and attached car garages. Brett Moss, Tyler Swidler, Drew White, Carter Wood and Cole Carns of Berkadia brokered the sale. The sales price and seller were not disclosed. Phil Branigan, Miles Drinkwalter and Natalie Revers of Berkadia originated a 10-year, fixed-rate Fannie Mae acquisition loan on behalf of the buyer, a joint venture between Virginia-based DSP Real Estate Capital and Virginia-based Rockbridge Investment Group.

ENCINO, CALIF. — CBRE has negotiated the $10 million sale of Encino Country Club Apartments, a 43-unit multifamily property located at 17000 Burbank Blvd. in Encino. Built in 1966, the three-story, 37,000-square-foot property features 36 one-bedroom units and seven two-bedroom units. Priscilla Nee and Dan Blackwell of CBRE represented the undisclosed seller and the buyer, a private investor that plans to implement a value-add program, in the deal. Gianna Novo, also with CBRE, arranged an acquisition loan for the buyer that covered 83 percent of the cost.

EAST BRUNSWICK, N.J. — New Jersey-based developer Garden Communities has completed One Legacy Place, a multifamily project located in the Northern New Jersey community of East Brunswick. One Legacy Place is the signature building within the larger, 520-unit Legacy Place development. The property features studio, one-, two- and three-bedroom units across two buildings with garage parking and 18,000 square feet of retail space, all on a 25-acre site. Amenities include a pool, outdoor grilling and dining areas, a coworking lounge, fitness center, dog park and walking trails. Leasing began in November. Rents start at $2,540 per month for a one-bedroom apartment.

EPHRATA, PA. — New Jersey-based brokerage firm The Kislak Co. has arranged the $11.7 million sale of Stonecreek Court Apartments, a 60-unit multifamily property in Ephrata, located west of Philadelphia in Lancaster County. Built on 6.2 acres in 2008, the five-building property features a mix of one-, two- and three-bedroom units. Matt Wolf of Kislak represented the seller and procured the buyer, both of which requested anonymity, in the transaction.
