SAN RAMON, CALIF. — Belmont Village Senior Living has completed vertical construction of Belmont Village San Ramon, its fifth seniors housing community in the Bay Area. The property is located within the Bishop Ranch master-planned community, which includes retail, dining and entertainment. Harrison Street Real Estate is the development partner, with Synovus Bank and Cadence Bank providing debt. Belmont Village San Ramon is a six-story, 175,320 square-foot senior living community that is scheduled to open in late 2024. With views of Mount Diablo and surrounding hills, Belmont Village San Ramon offers independent living, assisted living and memory care across 177 units in a variety of studio, one-bedroom and two-bedroom layouts.

AUSTIN, TEXAS — Los Angeles-based CIM Group, in partnership with an undisclosed entity, has acquired Onyx183, a 390-unit apartment community in northwest Austin’s Parmer Corridor. Built on 21 acres in 1995, the recently renovated property offers one-, two- and three-bedroom units that are furnished with stainless steel appliances, quartz countertops and tile backsplashes. Amenities include two pools, outdoor grilling and dining stations, a pet park and spa, fitness center and a resident clubhouse. The seller and sales price were not disclosed.
THE WOODLANDS, TEXAS — Marquette Cos., an Illinois-based developer, has broken ground on The Sylvan, a 300-unit residential project located about 30 miles north of Houston in The Woodlands. The Sylvan will consist of 188 single-family rentals and townhouses and 112 apartments. Single-family homes will feature three- and four-bedroom floor plans, range in size from 1,495 to 1,805 square feet and include private yards and garages. Ranging from 1,456 to 1,581 square feet, townhomes will have two- and three-bedroom floor plans with attached garages and private outdoor space. Apartments will come in one-, two- and three-bedroom formats and range from 650 to 1,574 square feet. Amenities will include a clubhouse, pool, fitness center and walking paths. Completion is slated for August 2025.
DURHAM, N.C. — AvalonBay Communities has purchased 6.8 acres in Durham for the development of a 930-unit apartment development. Located at 4802 Durham-Chapel Hill Blvd., the first phase will comprise 459 units in studio, one-, two- and three-bedroom floorplans across three four-story buildings. Amenities at the property will include a swimming pool, outdoor grilling areas, an indoor-outdoor fitness center and several courtyards. Construction is scheduled to begin in 2024, with the opening expected for 2026. CBRE represented the seller, Beacon Properties Group, in the transaction.
ROSWELL, GA. — Berkadia has brokered the $70.5 million sale of Grace Apartment Homes Roswell, a 396-unit multifamily property in Roswell, roughly 22 miles north of Atlanta. Located at 100 Chattahoochee Circle, the community features apartments in one-, two- and three-bedroom layouts. Amenities at the property include a swimming pool, fitness center, clubhouse and a business center. Andrew Mays, Paul Vetter, Matt White, Judy MacManus and Ian Shaw of Berkadia represented the seller, Georgia-based MSC Investment, in the transaction. RH Investment Management purchased the property.
OVERLAND PARK, KAN. — Ryan Cos. has broken ground on The OsLo, a 413-unit luxury apartment complex in the Kansas City suburb of Overland Park. The four-story project will be situated at the intersection of 135th Street and Antioch Road. Completion is slated for late 2025. The OsLo is being built in partnership with operating partner EPC Real Estate Group. Smart technology will be fully integrated for residents, enabling them to use a smartphone app for accessing the building and individual units, controlling thermostats and receiving package delivery notifications. A focus on health and wellness will be incorporated into the property to align with the Scandinavian-themed architecture. There will be a spa, yoga studio, golf simulator and sound studio. Additionally, residents will have access to coworking areas, group gathering places, a pool, pond and dog park. Ryan is serving as the developer, builder and capital markets provider. NSPJ Architects is the architect, Olsson is the civil engineer, Lankford & Associates is the mechanical, electrical and plumbing engineer and Bob D. Campbell is the structural engineer. Security Bank provided construction financing.
LINCOLN, NEB. — The Annex Group is developing Union at Antelope Valley, a $52.7 million affordable housing community in Lincoln. The five-story project will feature 187 one-, two- and three-bedroom units that will be reserved for households whose income levels are at or below 60 percent of the area median income. Completion is slated for summer 2025. The community will be situated on 1.7 acres at 1810 K. St. within the eastern portion of downtown Lincoln. Amenities will include a community center, fitness center, dog park, courtyard, private garage and onsite management. Like all of Annex’s affordable housing communities, Union at Antelope Valley will offer a customized Community Impact Plan that will help connect residents with community resources. Partners on the project include BVH Architecture, REGA Engineering Group and Summit LIHTC Consulting. US Bancorp Impact Finance provided more than $21 million in federal Low-Income Housing Tax Credit equity financing, while Cedar Rapids Bank & Trust provided more than $25 million in debt financing. Annex’s construction arm, Annex Construction of Nebraska LLC, is the general contractor.
CHICAGO — Kiser Group has negotiated the $10.9 million sale of an apartment building in Chicago’s Andersonville neighborhood. Located at 1553-55 W. Hollywood Ave., the property spans a full city block and features 76 apartment units along with 22 retail spaces. Jacob Price and Katie LeGrand of Kiser brokered the transaction. Buyer and seller information was not provided. The new ownership plans to preserve the property’s vintage character while enhancing units and amenities.
NEW YORK CITY — Locally based developer Slate Property Group has topped out a 162-unit multifamily project at 159 Boerum St. in Brooklyn’s East Williamsburg area. Designed by Aufgang Architects, the building will include 49 affordable apartments as well a parking garage, fitness center and a rooftop deck. Slate is developing the property in partnership with Avenue Realty Capital and SD Builders & Construction. Delivery is scheduled for summer 2025.
Avison Young Brokers $15.4M Sale of Madison at Green Valley Apartments in Henderson, Nevada

HENDERSON, NEV. — Avison Young has arranged the sale of Madison at Green Valley, an apartment community in the Las Vegas suburb of Henderson. Brisas GD LLC acquired the asset from Pacifica Henderson LLC for $15.4 million, or $175,000 per unit. Constructed in 1992 on four acres, Madison at Green Valley features 88 one- and two-bedroom apartments, with an average unit size of 942 square feet. The community is located near the Sunset Station Hotel and Casino and Galleria at Sunset. Patrick Sauter, Art Carll-Tangora and Steve Nosrat of Avison Young’s Sauter Multifamily Group facilitated the transaction for both the buyer and seller.
