NASHVILLE, TENN. — Development partners Southwest Value Partners and StreetLights Residential are currently underway on the construction of two residential towers at Nashville Yards, with plans to open in November. Comprising 34 and 35 stories, respectively, The Everett and The Emory will total 650 units. Amenities at the properties will include a shared third-floor deck featuring a pool, fitness center, game room, resident bar, workspace and a golf simulator. The project team includes architect StreetLights Creative studio and general contractor Clark Construction. Leasing is scheduled to begin this summer. Upon completion, the 19-acre mixed-use Nashville Yards development will also feature a 591-room hotel and 4,500-person concert venue, as well as office and retail space.

NEW YORK CITY — Slate Property Group has received a $97 million loan for the refinancing of The Yellowstone, a 166-unit multifamily project located in the Forest Hills area of Queens. Designed by Aufgang Architects, the newly built property offers one- and two-bedroom units that range in size from 475 to 950 square feet and feature stainless steel appliances, granite countertops and backsplashes, as well as individual washers and dryers. Select units also have private balconies. Amenities include a fitness center, lounges and a rooftop terrace, and the building’s retail space houses a Trader Joe’s grocery store. Daniel Fromm of Newmark arranged the five-year, fixed-rate loan through Apollo Global Management on behalf of Slate.

NEW YORK CITY — Alchemy Ventures has purchased a 36-unit multifamily property located at 310 W. 80th St. on Manhattan’s Upper West Side for $11.2 million. The six-story building was originally constructed in 1910 and houses an equal mix of studios and one-bedroom apartments. John Stewart and Dylan Torey of Marcus & Millichap represented the seller, an undisclosed private investor, in the transaction and procured Alchemy Ventures as the buyer. ax Herzog and Marko Kazanjian of Institutional Property Advisors, a division of Marcus & Millichap, arranged acquisition financing for the deal.

HARTFORD, CONN. — Regional brokerage firm Northeast Private Client Group (NEPCG) has negotiated the sale of a portfolio of two apartment buildings totaling 52 units in Hartford. The building at 17 Marshall St. features 12 studios and 13 one-bedroom units, and the building at 50 Gillett St. houses 16 one-bedrooms, eight two-bedrooms and three commercial spaces. Taylor Perun and Cameron Formica of NEPCG represented the seller and procured the buyer, both of which requested anonymity, in the transaction.

NEW YORK CITY — Locally based brokerage firm Rosewood Realty Group has arranged the $2.4 million sale of a 27-unit multifamily building at 290 E. 53rd St. in Brooklyn’s East Flatbush area. The four-story walk-up building was originally constructed in 1920. Aaron Jungreis, Ben Khakshoor and Eli Shayestehpour of Rosewood represented the seller, New York-based investment firm Barberry Rose Management, in the transaction and procured the buyer, private investor Mike Kim.

SANTA FE, N.M. — The Bascom Group has acquired San Miguel Court Apartments, a multifamily property at 2029 Calle Lorca in Santa Fe. Terms of the transaction were not released. Built in 1974, San Miguel Court features 96 one-, two- and three-bedroom apartments with in-home washers/dryers, hardwood-style flooring, stainless steel appliances and large walk-in closets. Ryan Greer and CJ Connelly of CBRE arranged the debt financing for the acquisition with La Salle Debt Investors as the lender. Apartment Management Consultants will manage the asset, and SD-CAP will provide construction management services.

WASHINGTON, D.C. — Donohoe Development, in partnership with Apartment Investment and Management Co. (Aimco), has opened the final phase of Upton Place on Wisconsin, a $300 million adaptive reuse project located at 4000 Wisconsin Ave. NW in Washington, D.C. The mixed-use development features 689 multifamily residences, 65 of which are income-restricted, as well as 100,000 square feet of retail space and an 800-space parking garage. AIR Communities is the property manager for the development’s two apartment communities — the 234-unit The Parc and 455-unit 4K Wisconsin. SK+I Architecture designed the residential buildings, which feature swimming pools, rooftop entertainment space, courtyards, commuter lobbies and social spaces. 4K Wisconsin will also host a 150-room pop-up hotel beginning this spring. Anchor tenants of the retail space include a 55,000-square-foot OneLife Fitness and 30,000-square-foot Lidl grocery store.

ALEXANDRIA, VA. — Kennedy Wilson has provided a $96 million senior construction loan for the development of TideLock, a mixed-use project in Alexandria. Marshall Scallan, Michael Zelin, Bindi Shah and Nick Rangel of Cushman & Wakefield arranged the financing on behalf of the borrowers, Community Three and Whitaker Investment Corp. Plans include the redevelopment of three existing office buildings to feature 169 multifamily residential units, 65 condominiums and 7,000 square feet of commercial space. The property is situated with direct access to the Mount Vernon Trail and features views of the Potomac River.  Construction is scheduled to begin immediately, with completion expected in 2026.

RICHARDSON, TEXAS — San Francisco-based developer Legacy Partners has completed Ovation at Galatyn Park, a 361-unit apartment community in the northeastern Dallas suburb of Richardson. Designed by WDG Architecture, Ovation at Galatyn Park offers one-, two- and three-bedroom units that range in size from 500 to 1,700 square feet and are furnished with quartz countertops and various pieces of smart-home technology products. Amenities include a pool, fitness center, sky lounge, outdoor game room, arcade, billiards room and a podcast studio. Legacy developed the project in partnership with Bridge Investment Group. Construction began in June 2021. Rents start at $1,525 per month for a one-bedroom apartment.
