NEW YORK CITY — Locally based firm Stav Equities will develop a 16-unit apartment building at 917 Home St. in The Bronx. The property will have 12 one-bedroom units and four studios that will be rented at market rates. Christian Dedvukaj of Princeton Realty Group represented both Stav Equities and the seller, the Saez Family, in the off-market acquisition of the land. The parcel sold for $715,000. Construction is expected to be complete next spring.

VALLEY PARK, MO. — Gantry has arranged a $32.4 million permanent loan to refinance construction debt for 44 West Luxury Living in the St. Louis suburb of Valley Park. Mia Rose Holdings is the developer and owner of the 204-unit, garden-style apartment community. Comprised of five buildings and a clubhouse, the property was completed in 2024. In addition to the clubhouse, amenities include a heated pool and sundeck, outdoor grill area and fitness center. Joe Monteleone and Bonnie Monteleone of Gantry represented the borrower, a private real estate investor. An institutional direct lender provided the five-year, fixed-rate loan.
CHICAGO — Kiser Group has brokered the $10.9 million sale of a multifamily property located at 434 W. Wellington Ave. in Chicago’s Lakeview neighborhood. Lee Kiser, Andy Friedman, Jake Parker and Viktor Radzieta of Kiser represented the seller, TLC Management. The buyer, J&J Equities, plans to make property improvements. The asset was 98 percent occupied at the time of sale.
WEST MIAMI, FLA. — FCP has acquired District West Gables, a 427-unit midrise apartment community located at 2001 Ludlam Road in West Miami. The seller and sales price were not disclosed. Hampton Beebe of Newmark represented the seller in the transaction. Additionally, Matt Williams, Daniel Matz and Rob Wright of Newmark arranged an undisclosed amount of acquisition financing on behalf of FCP. District West Gables was constructed in two phases in 2015 and 2017. The property offers studio, one-, two- and three-bedroom residences, as well as structured parking. Amenities include two resort-style pools, dual fitness centers, EV charging stations, a movie theater, cabana-lined sundecks and resident lounges. FCP plans to modernize common areas and amenities at District West Gables and renovate unit interiors. The Chevy Chase, Md.-based company has also tapped Greystar as property manager.
NAPLES, FLA. — Franklin Street has negotiated the sale of Wild Pines of Naples, a 200-unit apartment community located at 2580 Wild Pines Lane in Naples. The property was originally built in 1968 and expanded in 1986 and 2001. Wild Pines features market-rate apartments and income-restricted units that were developed with Low-Income Housing Tax Credits. Darron Kattan, Avery Jordan, Mark Savarese, Cary Brown and Eve Lowry of Franklin Street represented the buyer, Interface Properties, and the seller, JSB Capital, in the transaction. The sales price was not disclosed.
Alloy, Vistria Obtain $535M Construction Financing for 62-Story Mixed-Use Tower in Downtown Brooklyn
NEW YORK CITY — Alloy Development and The Vistria Group have obtained $535 million in construction financing for One Third Avenue, a 62-story mixed-use tower that marks the second and final phase of the Alloy Block development in downtown Brooklyn. Rising 730 feet, the project will include 583 market-rate and affordable housing units along with retail and office space. Vistria will invest more than $120 million of equity to capitalize the development, and Kayne Anderson Real Estate is providing $375 million of debt. Chris Peck, Nicco Lupo and Peter Rotchford of JLL managed the capital raise. One Third Avenue marks the tallest Passive House building in the world, according to the developers. Passive House is a building standard for dramatically reducing energy use while improving indoor air quality. Elements of the Passive House design include an airtight, well-insulated building envelope, filtered fresh air and a low carbon footprint. The development’s residential and office spaces will share energy resources to minimize waste heat. HUMBLE, TEXAS — Local developer BHW Capital has broken ground on Clayton at Tour 18, a 288-unit multifamily project that will be located in the northeastern Houston suburb of Humble. The site is adjacent to the Tour 18 golf course. Units will come in one- and two-bedroom formats and will feature stainless steel appliances and built-in workspaces. Amenities will include a pool, fitness center, outdoor biergarten, pet park and a putting green. Mucasey & Associates is the project architect, and Blazer Building Southwest is the general contractor. Southside Bank is financing construction, which is expected to be complete in late 2027.
OLD BRIDGE, N.J. — CBRE has negotiated the $12.1 million sale of Oak Tree Plaza, a 36-unit apartment building in the Central New Jersey community of Old Bridge. Built in 2023, Oak Tree Apartments comprises 16 one-bedroom apartments, 17 two-bedroom units and three three-bedroom residences that range in size from 702 to 1,184 square feet. Fahri Ozturk, Richard Gatto and Zach McHale of CBRE represented the seller, New York City-based developer EOM Realty, in the transaction. CBRE also procured the buyer, REVL Holdings.
Walker & Dunlop Arranges $75M Refinancing for Society at Laurens Apartments in Downtown Charleston

CHARLESTON, S.C. — Walker & Dunlop has arranged a $75 million loan for the refinancing of Society at Laurens, a newly built, 148-unit luxury apartment community located at 31 Laurens St. in Charleston’s historic downtown district. Walker Layne, Matt Wallach and Stephen West led the Walker & Dunlop team that arranged the three-year loan through Aareal Capital on behalf of the borrower, Southern Land Co. The Society at Laurens features studio, one-, two- and three-bedroom apartments, as well as a heated saltwater pool and spa situated on a second-floor deck with views of Charleston Harbor. Other amenities include a high-end fitness center, controlled-access parking and package lockers with 24/7 access.
WATKINS GLEN AND MONTOUR FALLS, N.Y. — New York-based investment firm Capriotti Properties has purchased a portfolio of three multifamily properties totaling 32 units in upstate New York. The properties — Montour House, The Flats on Broadway and Water Works Center — are located in Watkins Glen and Montour Falls and include five commercial spaces between them. Richard Gatto, Fahri Ozturk, Zach McHale and Matthew Loscalzo of CBRE represented the seller, Nelson Development, in the transaction. CBRE also procured Capriotti Properties as the buyer.
