NEWARK, CALIF. — A public-private partnership between Gilbane Development Co. and Ohlone College have announced plans for a 400-bed residence hall project. The development will be located within the Ohlone Community College District in Newark and is set to be priced affordably. Potential project features could include a childcare center for student parents, to be operated by a third-party service provider; options for accessibility of food in proximity to the community; and space for student counseling services. The partnership is set to break ground on the development next year with completion scheduled for July 2025. “Ohlone College is committed to breaking down barriers that prohibit any student from receiving a quality higher education,” says Dr. Eric Bishop, superintendent and president of Ohlone College. “A student’s primary focus should be on their studies, not finding housing. Providing affordable student housing is just one step in assisting students to reach their fullest potential.” The partnership plans to submit a grant application to the State of California to apply for funds in accordance with Senate Bill 169 – Affordable Student Housing Budget Investment. Gilbane Building Co. will act as builder for the project and PBK + Mogavero Architects as design team.

ANAHEIM, CALIF. — PSRS has arrange the $62.5 million refinancing of a mobile home park in Anaheim. Michael Tanner and Tony Messiah of PSRS secured the non-recourse, five-year, interest-only loan through a correspondent life insurance company for the undisclosed borrower. Built in 1977, the property is 98.5 percent occupied and features 387 mobile homes on single and double-wide lots. The property features padded parking spaces, 100 additional visitor parking spaces, paved roads, clubhouses and a community pool and park.
Living Well Homes Divests of 124-Unit Brookfield Multifamily Community in Phoenix for $31M

PHOENIX — Living Well Homes has completed the sale of Brookfield, an apartment property in Phoenix, to Rise48 Equity for $31 million, or $250,000 per unit. Built in 1984 on nearly five acres, the community features 124 one- and two-bedroom units, a pool and spa, fitness center, parcel lockers and grilling areas. Cliff David and Steve Gebing of Institutional Property Advisors (IPA), a division of Marcus & Millichap, represented the seller and procured the buyer in the deal. Brian Eisendrath, Cameron Chalfant and Jake Vitta of IPA Capital Markets arranged the acquisition financing for the buyer.
MIDVALE, UTAH — Colorado-based Brinkman Real Estate has partnered with Nella Invest to acquire Onyx Apartments, a boutique multifamily community in Midvale. Terms of the transaction were not released. Built in 2021, Onyx Apartments features 48 one- and two-bedroom residences with in-unit laundry, stainless steel appliances, walk-in closets and balconies.
SHORT PUMP, VA. — Erickson Senior Living has opened the first phase of Avery Point, a $500 million continuing care retirement community in Short Pump, a suburb of Richmond. The community is situated on a 94-acre campus and currently features 216 independent living units. A second phase currently under construction will add 107 more independent living units. Upon full buildout, plans call for 1,160 independent living units in addition to an onsite continuing care neighborhood offering assisted living, memory care and skilled nursing services. The property is Erickson Senior Living’s third in Virginia. The design-building team includes Moseley Architects and Brinkmann Constructors.
Investment Property Advisors, University of Louisville Complete 128-Bed Residence Hall

LOUISVILLE, KY. — A public-private partnership between the University of Louisville (UofL), UofL Athletics, the UofL Foundation and Investment Property Advisors has completed Denny Crum Hall. The residence hall, named after former UofL basketball coach Denny Crum, offers 128 beds across 67 apartment-style units with bed-to-bath parity. Each unit includes a full kitchen and living room and is fully furnished. Shared amenities include a rooftop deck, event lounge, two theaters, billiards and gaming lounge, café, study area, conference room, outdoor patio and a pickleball court. The majority of Denny Crum Hall’s units are occupied by the university’s lacrosse and men’s and women’s basketball teams. L&N Credit Union provided special-term construction/permanent financing for the project. Private equity was also contributed, incorporating Opportunity Zone compliant funding and donor funding from UofL Athletics.
Seniors Housing Occupancy Rate Rebounds to 82.2 Percent After Fifth Consecutive Quarterly Increase

ANNAPOLIS, MD. — The national occupancy rate for private-pay seniors housing increased 100 basis points from 81.2 percent in the second quarter of 2022 to 82.2 percent in the third quarter, according to NIC MAP Vision. Occupancy is up 430 basis points from a pandemic low of 77.9 percent in the second quarter of 2021. NIC MAP Vision is a product of the National Investment Center for Seniors Housing & Care (NIC), an Annapolis-based nonprofit firm that tracks industry data gathered from 31 primary metropolitan markets. Private-pay seniors housing comprises independent living, assisted living and memory care. The occupancy increase — the fifth consecutive quarter of increase — is due to a surge in demand, which strongly outpaced growth in inventory. Further, the total number of occupied senior housing units within the primary markets is just 2,400 units shy of its pre-pandemic, all-time high level. Demand has rebounded more strongly for assisted living than independent living, with another quarter of robust gains pushing the number of occupied assisted living units to their highest level ever in the third quarter across the primary markets. The unfortunate answer: not even close to the $2,700 per month rent she was continually being asked to pay. She ended up renting a studio. The average price for a one-bedroom apartment in the central business district is $2,478 per month, a figure that has grown 9.5 percent in the last year alone and equates to a $235.41 year-over-year rental increase, according to Yardi Matrix. It also translates to a national housing insecurity crisis, not just a local and presumed urbanized problem, and one that has been exacerbated by many of the detrimental housing laws and zoning regulations that exist in Chicago today. DALLAS — Crescent Communities, a multifamily developer with nine offices around the country, has completed a 20-story apartment high-rise project in the Turtle Creek/Oak Lawn area of Dallas. NOVEL Turtle Creek features 206 units in one-, two- and three-bedroom formats, including penthouse units on the top two floors. The fifth floor houses an outdoor deck with a pool and kitchen space, and other amenities include a fitness center, resident lounge and guest suites for visiting families. WDG Architecture designed the building, and Rogers-O’Brien Construction served as the general contractor. Rents start at $2,900 per month for a one-bedroom unit.
LAKE MARY, FLA. — CBRE has negotiated the sale of The Helix at Lake Mary, a newly built, 300-unit apartment community located at 962 Bentstation Lane in the northern Orlando suburb of Lake Mary. Los Angeles-based IMT Capital purchased the property for $125.1 million. Chip Wooten and Jeff Gray of CBRE represented the sellers, Jim Heistand of Parkway Properties and Mark Walsh and Brett Bossung of Silverpeak, in the transaction. Built in 2021, The Helix is a multifamily component of Lake Mary Wellness and Technology Park, a 153-acre master-planned community that is anchored by Orlando Health. The apartment property features one-, two- and three-bedroom floor plans averaging 1,122 square feet in size. Community amenities include a saltwater pool with lounge seating, grills, fire pit, cabana with a full kitchen, 24/7 fitness center, game room, bocce ball court, package lockers, storage units and private day workspaces.
