While the recession caused by the COVID-19 pandemic has certainly made life tougher for active adult investors, there is still capital available. It has just become harder to get. “The equity is pretty rational right now. It’s the TINA phenomenon — there is no alternative,” said Mark Marasciullo, chief investment officer with The United Group of Companies, which develops active adult properties. “There is, institutionally speaking, more and more equity piling up on the sidelines. The market’s pretty liquid, but that doesn’t mean it’s easy. There’s a lot of capital out there, but it’s fickle.” The comments came during a roundtable session titled “Investment Outlook for the Active Adult/55+ Market” at France Media’s InterFace Seniors Housing Southeast conference. The event was held virtually on Nov. 5 and 6. Marasciullo hosted the session, which invited attendees to openly lead the discussion. Marasciullo noted that continued high housing prices could keep move-ins high for active adult operators. DETROIT — Bernard Financial Group has arranged an $11.5 million loan for the refinancing of an 82-unit seniors housing property in Detroit. Walker & Dunlop provided the Freddie Mac loan, terms of which were undisclosed. Dennis Bernard and Joshua Bernard of Bernard Financial Group arranged the loan on behalf of the borrower, OP Senior Limited Dividend Housing Association LLC.

AMARILLO, TEXAS — The Ensign Group Inc. (NASDAQ: ENSG) has acquired the real estate and operations of The Medical Lodge of Amarillo, an 82-bed skilled nursing facility in Amarillo. The property was 45 percent occupied at the time of acquisition. This property brings Ensign’s portfolio to 227 healthcare operations, 24 of which also include assisted living operations, across 13 states. Ensign owns 95 real estate assets.

MIDDLETOWN AND SMYRNA, DEL. — Lument has provided an $8 million Freddie Mac loan to the Delaware State Housing Authority (DSHA) for the conversion of three public housing developments into Section 8 affordable housing for seniors. The permanent financing will pay off construction and renovation debt for a portfolio of three properties totaling 106 units. The portfolio being renovated comprises Holly Square in Middletown and McLane Gardens and Peach Circle, both in Smyrna. The renovation project consists of substantial interior and exterior upgrades, as well as improved ADA compliance and accessibility for seniors. Holly Square and Peach Circle will be reserved for seniors age 62 and older, with McLane Gardens having general occupancy.

OSWEGO, N.Y. — Lument, a division of ORIX Real Estate Capital, has provided a $9.5 million HUD loan for the refinancing of Morningstar Residential Care Center, a 120-bed skilled nursing facility in the Upstate New York city of Oswego. The nonrecourse loan refinances a bridge loan that Lancaster Pollard provided prior to becoming part of Lument and provides fixed-rate, permanent financing. Miles Kingston led the transaction for Lument.

SAN DIEGO — HJ Sims has arranged $77 million in financing for Casa de las Campanas, a continuing care retirement community (CCRC) in San Diego. Life Care Services operates the community, which LCS Development built. The community is in the middle of a multi-phase master plan that includes renovation and expansion of its facilities, including new skilled nursing, independent living and memory care areas. In 2014, Sims secured bank financing through City National Bank (CNB) for Phase I of the plan. Sims negotiated the Phase II financing terms with CNB in 2017. Structuring the financing with CNB and Cal Mortgage, Sims worked to secure $39 million in direct bank placement bonds from CNB for Phase II expansion in 2017. LCS applied $7.1 million of equity and transferred $5.5 million of unused Phase I proceeds toward Phase II. Sims and Casa then explored refinancing options for outstanding 2010 bonds and outstanding bank debt to reduce overall cost of capital. In 2017, the passage of the Tax Cuts and Jobs Act eliminated the ability for Casa to advance refund its outstanding 2010 bonds. Sims and CNB considered pricing a tax-exempt refinancing, helping Casa to lock in an interest rate to refinance its …

STERLING, VA. — M&T Realty Capital Corp. has provided a $17.1 million Fannie Mae acquisition loan for Cascades Village, a 150-unit affordable seniors housing community in Sterling. Matthew Hodson of M&T originated the 10-year loan on behalf of the borrower, Avanath Capital Management. The financing features 10 years of interest-only payments and a fixed interest rate of 2.58 percent. Amenities at Cascades Village include community room with a kitchen, library, TV room, movie theater, beauty parlor, onsite dentist and podiatrist, exercise room, sitting porch and a patio with a grill and a gazebo.

GREENVILLE AND SPARTANBURG, S.C. — Commercial real estate services firm NAI Earle Furman has merged operations with Pulliam Investment Co., a real estate owner and developer. Pulliam Investment is based in Spartanburg, S.C., and has been in business since 1970. Terms of the merger were not disclosed. Under the new partnership, John Easterling, CEO of Pulliam Investment, will focus on expanding NAI Earle Furman’s seniors housing division and growing the firm’s investment platform. Easterling is the past chairman of the Spartanburg County Transportation Committee and chairman of the City of Spartanburg Planning Commission. He has also served on the Project Design and Architectural Review Committee of the Spartanburg Development Council. Easterling is a graduate of Clemson University with an MBA from the University of South Carolina.

PALATINE, WAUKEGAN, ELGIN AND CHICAGO, ILL. — Walker & Dunlop Inc. has structured $38.4 million in HUD financing for four skilled nursing properties in Illinois, all within 50 miles of Chicago. The collection of properties includes Aperion Care Plum Grove, a 69-bed facility in Palatine; Pavilion of Waukegan, a 112-bed property in Waukegan; Park View Rehab Center, a 112-bed facility in Chicago; and River View Rehab Center, a 203-bed asset in Elgin. Joshua Rosen of Walker & Dunlop led the origination team. The loans feature fixed rates, a declining prepayment schedule and terms ranging from 30 to 34 years.

Acoya-Scottsdale-Troon-Scottsdale-AZ

SCOTTSDALE, ARIZ. — The joint venture team of Ryan Cos. US, Cadence Living and a controlled affiliate of Starwood Capital Group has completed construction of Acoya Scottsdale at Troon in Scottsdale. The community features 135 independent living and assisted living units in 22 floor plans ranging from 585 square feet to 2,385 square feet. The new community is situated on six acres of land between Pinnacle Peak and Troon Mountain. Thoma-Holec Design handled the interior design. This is the second Acoya-branded community in Arizona, and several more are planned according to the developers. Cadence Living is the operator.
