SILVERDALE, WASH. — Live Oak Bank has provided a $47.5 million bridge loan for the refinancing of an undisclosed seniors housing community located in Silverdale, roughly 25 miles northwest (approximately 70 miles by vehicle) of Seattle. Built in 2022, the property comprises 172 independent living, assisted living and memory care units. The borrower is a Florida-based owner of seniors housing communities. The financing features a three-year initial term and 24 months of interest-only payments. Loan proceeds were used to retire the existing debt, with $4 million in potential future earnout proceeds.

PLANO, TEXAS — AOG Living, the Houston-based developer and operator formerly known as Allied Orion Group, has broken ground on Novum Plano, a 147-active adult project that will be located on the northeastern outskirts of Dallas. Designed by FK Architecture, the property will offer studio, one- and two-bedroom units that will be reserved for renters age 55 and above. Amenities will include a saltwater pool, pickleball court, fitness center, hair and nail salon, theater and game lounge, dog park, community gardens and outdoor kitchens. CBRE arranged construction financing for the project, completion of which is slated for late 2025.
LAKEVILLE AND SAVAGE, MINN. — Inland Real Estate Acquisitions LLC has acquired two luxury senior living communities in metro Twin Cities for an undisclosed price. Kingsley Shores Independent Senior Living in Lakeville features 101 units. Amenities include a dining room, library, wellness center, warm-water pool, salon, rooftop veranda, theater room, scheduled transportation and onsite social activities. Kingsley Place, an active adult community with 55 units, was also acquired as part of Kingsley Shores. Savage Senior Living at Fen Pointe in Savage features 122 units. Amenities include a dining room, library, fitness center, clinic space, community gardens, salon, theater room, chapel, art studio, coffee bar and walking paths. By Jeff Shaw Freddie Mac and Fannie Mae — collectively known as the government-sponsored enterprises (GSEs) — have been on divergent paths in recent years when it comes to lending in the seniors housing sector. As specifically regards current activity, Freddie Mac is in the midst of a transaction rally, while Fannie Mae is enduring a wave of delinquencies fueled by seniors housing loans. The two lenders posted similar deal volumes in 2019 before the onset of the COVID-19 pandemic, with both closing over $3 billion in loans that year. While loan closings fell during and after that pandemic, the difference in scale of that drop is significant. While Freddie’s annual volume has not fallen below $2 billion, Fannie’s has stayed at or below $1 billion for four years running, and volume fell 50 percent from $1 billion in 2022 to $500 million in 2023. It’s not hard to see why Fannie Mae is doing less seniors housing business. The organization has a delinquency problem in the sector. Located at 400 Siedentop Road, the property features independent living, assisted living and memory care units in studio, one-bedroom and two-bedroom layouts. Amenities include a formal dining room, café, fitness center, chapel and activity spaces. The community also offers artificial intelligence-driven fall detection technology SafelyYou, life and activity programming by LifeLoop, in-house therapy services from Fox Rehabilitation and a partnership with Curana Health to bring resident-centered care. FRISCO, TEXAS — Locally based seniors housing operator Mustang Creek Enterprises has purchased Mustang Creek Estates of Frisco, an 80-unit facility that is located on a six-acre site at 1200 W. Main St. on the northern outskirts of Dallas. Mustang Creek has operated the six-building property, which offers assisted living and memory care services, since it opened in 2014. Mustang Creek financed the purchase through Community National Bank. The seller and sales price were not disclosed.
Senior Resource Group Acquires, Rebrands 199-Unit Seniors Housing Property in Los Angeles

LOS ANGELES — Senior Resources Group (SRG) has purchased Fountainview at Gonda, a seniors housing community in the Playa Vista submarket of Los Angeles, from Los Angeles Jewish Health (LAJHealth) for an undisclosed price. In conjunction with the acquisition, SRG has renamed the property Avocet Playa Vista. A continuing-care retirement community (CCRC), the 199-residence Avocet Playa Vista offers 175 independent living, 12 assisted living and 12 memory care units. Built in 2017 and designed by Gensler, Avocet Playa Vista residences are part of the Playa Vista homeowners association, enabling access to a full-service community with a full-service restaurant, bar/bistro, performing arts theatre, arts center, indoor pool and fitness center, mind and body programs, cultural events and onsite rehabilitative health care. SRG is committed to maintaining the Jewish values foundational to the community and its residents.
GARLAND, TEXAS — Metro Dallas-based investment firm ClearWorth Capital has sold Firewheel Town Village, a 154-unit active adult community in Garland, about 20 miles northeast of Dallas. Built in 2018, the property offers studio, one- and two-bedroom units and amenities such as a pool, clubhouse, TV lounge, salon, billiards room, fitness center and a computer/conference center. David Austin, Rob Key, Greg Toro and Cole Murphy of JLL represented ClearWorth in the deal and procured the buyer, Equity Partnership Holdings. The property was 98 percent occupied at the time of sale.
NEW YORK CITY — A joint venture between development and investment firm Olshan Properties and New York City-based O’Connor Capital Partners has completed Parkchester Gardens, a 221-unit affordable senior living project in The Bronx. Units are reserved for renters earning 50 percent or less of the area median income. Wells Fargo financed the project in conjunction with the New York City Housing Development Corp. and the Department of Housing Preservation & Development. Construction began in spring 2021.
BRENTWOOD, TENN. — Brookdale Senior Living (NYSE: BKD), an owner-operator based in the Nashville area, has entered into agreements to acquire three seniors housing portfolios totaling 41 properties and 2,789 units. The combined purchase price is $610 million. Brookdale currently leases and operates the properties on triple-net bases. In explaining the move, company officials noted that by taking ownership of these communities, Brookdale will gain portfolio management flexibility that is not present in a leased structure, providing additional opportunities to further enhance shareholder value. “The immediate and long-term benefits of these real estate transactions are wide-ranging,” says Cindy Baier, Brookdale’s president and CEO. “They include future portfolio flexibility that comes through asset ownership, the opportunity to fully realize the long-term benefits of the powerful senior housing outlook and, following closing, the expected immediate improvement in adjusted free cash flow from a lower-cost capital structure.” In the first transaction, Brookdale agreed to buy 11 properties totaling 1,228 units from a joint venture led by Ohio-based REIT Welltower Inc. (NYSE: WELL) for $300 million.
