OXNARD, CALIF. — Clearwater Living is preparing to open Clearwater at RiverPark, a 136-unit independent living community in Oxnard. Presales are currently underway, with a planned opening of January 2018. Residents who pre-select an apartment and move in within 30 days of the grand opening will pay less in “community fees” and also receive a discount on the first month’s rent. Apartments range in size from 610 to 1,040 square feet. The property is located near malls, art museums and beaches.

MARANA, ARIZ. — HJ Sims has completed a $3.8 million financing for The Watermark at Continental Ranch, a proposed 99-unit assisted living and memory care community in the Tucson suburb of Marana. Sims provided the financing to a joint venture between affiliates of Link Development LLC and Watermark Retirement Communities, which will also operate the property. Continental Ranch will be Link’s fourth seniors housing development in Arizona. Watermark manages 40 seniors housing communities in 21 states. Sims structured preferred equity on behalf of the joint venture owners, meeting regulatory requirements for the senior construction lender. A new entity, LW Development Funding I LLC, was formed to issue the $3.8 million of taxable bonds. High-net-worth accredited investors purchased the bonds. Sims then used to capital to fund the preferred equity investment.

SEATTLE — Blueprint Healthcare Real Estate Advisors has arranged the $24.5 million sale of Foundation House, a 104-unit independent living and assisted living community in Seattle. A local nonprofit sold the property to a Seattle-based commercial real estate firm. The sale will keep the existing triple-net lease in place with the operator. The purchase price equates to approximately $236,000 per unit and a 6.9 percent yield on current rent. Ben Firestone and Michael Segal of Blueprint executed the transaction with the assistance of Mike Mooney, who covers the Pacific Northwest region for the firm.

HERRIMAN, UTAH — Buchanan Street Partners has acquired a 298-unit age-restricted apartment community in the Salt Lake City suburb of Herriman for an undisclosed price. The sellers were KeyBank and Bank of the West. Buchanan Street plans to finish construction of the unfinished property in early 2018. The name of the community was not released. Previously focused on the office, industrial and retail sectors, Buchanan Street launched a multifamily investment platform in March. The company plans to invest $500 million in multifamily properties over the next three years. Kip Paul and Camron Carpenter of Cushman & Wakefield represented the sellers in the transaction. Buchanan Street represented itself. Buchanan Street Partners is a real estate investment firm based in Newport Beach, Calif. Over its history, the company has invested more than $6 billion in real estate debt and equity.

LONG GROVE, ILL. — Capital One has provided a $21.5 million HUD 232/223(f) loan for the refinancing of Avantara Long Grove. The 195-bed skilled nursing facility is located in Long Grove, about 35 miles northwest of Chicago. The property was built in 1995 with additions in 2006 and 2007. The borrower, Cascade Capital Group, purchased the facility in 2016 and completed $3 million in improvements to the rehabilitation wing, therapy gym, front lobby, offices and conference room. Joshua Rosen of Capital One originated the 35-year loan.

DALLAS — ORIX USA, a Dallas-based division of international financial services group ORIX Corp., has acquired Lancaster Pollard Holdings LLC. The acquisition price was more than $300 million, according to a report by Commercial Mortgage Alert. Based in Columbus, Ohio, Lancaster Pollard was the top HUD lender in the seniors housing sector for fiscal year 2016, which ended Sept. 30, 2016. The company closed 60 transactions totaling $554.4 million, accounting for 21 percent of total HUD volume in the sector. Lancaster Pollard is a new separate subsidiary of ORIX alongside RED Capital Group, which is also based in Columbus, and Boston Financial Investment Management. All three ORIX subsidiaries will continue to operate as separate companies with their current management. Moving forward under the ORIX Commercial Mortgage Servicing umbrella, Lancaster Pollard will focus on the financial, capital and advisory needs of senior living and healthcare clients, and RED will do the same in the affordable and market-rate multifamily sectors. SCOTTSDALE, ARIZ., AND NEWPORT BEACH, CALIF. — Cadence Senior Living, a Scottsdale-based owner, developer and operator, and Emerald Real Estate Partners LLC, an investment management firm based in Newport Beach, have formed a strategic partnership for investing in seniors housing. According to the companies, the partnership will allow Cadence to expand its portfolio of boutique senior living. Emerald will provide additional acquisition capital, working capital and expertise in increasing scale, due to the company’s experience in other real estate sectors. Emerald principal Josh Martin stated that Emerald “had been searching for a senior living operator with which to grow a platform in this sector.” The Cadence and Emerald partnership is seeking opportunities to acquire existing senior housing communities, develop new communities and leverage Cadence’s management team by operating senior living communities for third-party owners.

PAOLI, PA. — KeyBank Real Estate Capital has arranged a $28.5 million Freddie Mac floating-rate mortgage loan for Daylesford Crossing in Paoli, a northwest suburb of Philadelphia. Built in 2015, the Class A property features 64 assisted living and 14 memory care units, as well as commercial space occupied by Ciao Bella Salon and Spa. Carolyn Nazdin of Key’s Healthcare Group arranged the financing, which features a seven-year term, three-year interest-only period and a 30-year amortization schedule.

Cornerstone-Seaside-Heights-NJ

SEASIDE HEIGHTS, N.J. — The Walters Group has started construction of Cornerstone at Seaside, an age- and income-restricted apartment community in Seaside Heights, a coastal borough southeast of Trenton. The 91-unit property will be restricted to residents over the age of 55 and making less than 60 percent of the county’s median income. The community is a redevelopment of an area that formerly featured a motel, lumber yard, hardware store and small apartment building, all of which were demolished in March. The property is slated for completion in November 2018. The Walters Group has several planned and ongoing income-restricted housing developments throughout the state of New Jersey.

LOUISVILLE, KY. — Strawberry Fields REIT LLC has acquired Parkway Rehabilitation and Nursing Center, a 252-bed skilled nursing facility in Louisville, for $21.8 million. The acquisition was financed with a $15 million loan from Bank Leumi. Strawberry Fields will lease the property to The Landmark Group, with a first-year rent of $2.4 million. The property was 88.5 percent occupied at the time of sale. The seller was not disclosed. Strawberry Fields owns 59 facilities in Illinois, Indiana, Ohio, Texas, Michigan, Tennessee, Kentucky and Oklahoma.
