LAS VEGAS – The Concorde Assisted Living Center in Las Vegas has sold to Forterus for $5 million. The 101-unit facility is located at 4625 East Twain Ave. It was built in 1997. Forterus was represented by its company chairman, Michael Cartright The seller, IMH Financial Corporation, was represented by Trisha A. Talbot, Julie A. Johnson and Kathleen M. Morgan of GPE Commercial Advisors, along with Neil Sorkin of Cushman & Wakefield.

PEACHTREE CITY, GA. — Atlanta-based NorSouth Development has plans to break ground this summer on the $14.2 million, 96-unit HearthSide Peachtree City, an affordable rental community for seniors located in Kedron Village in Peachtree City. Foley Design Associates Architects designed the project to meet EarthCraft Communities standards. Amenities will include a walking path, a garden center with planting beds, covered golf cart parking spaces with charging stations, a community room with a bistro, a media room, a fitness center, an art studio and a sunroom. Completion is slated for mid-2013.

KELLER — Cadence McShane Construction Co. has been selected to construct the 78-unit Legacy at Bear Creek, a 51,000-square-foot assisted living and memory care facility located on 6.8 acres at Keller Smithfield Road in the Keller Town Center, a 340-acre mixed-use planned development in Keller. McShane's co-developers are PinPoint Commercial and The 410 Group and Wakefield Beasley & Associates is the project's architectural firm. The property will have a retention pond, outdoor seating areas and walking trails within two courtyards. The facility is slated for a December 2012 completion.

PINEVILLE, LA. — Mount Pleasant, S.C.-based Humanities Foundation has broken ground on the $6.6 million, 56-unit Arbor Hill, an affordable seniors housing development located on Shamrock Drive in Pineville. Bank of America, Alliant Capital and the City of Pineville provided financing for the project. Pinkerton & Laws is the general contractor for the development, Miller & Martin is the architect and Monceaux Buller & Associates is the civil engineer. Completion is slated for December 2012.

LAWTON, MICH. — Love Funding has closed a $2.8 million loan to refinance White Oak, a 72-bed assisted living and dementia care facility in Lawton, near Kalamazoo. Robert Smallwood of Love Funding's Cleveland office secured the loan through a U.S. Department of Housing and Urban Development loan program. White Oaks is owned by Chuck and Barbara Randall, who own six assisted living properties in Ohio and Michigan.

MURPHY — Dallas-based Caddis Partners and the McFarlin Group are developing the 78-unit Orchard Park of Murphy, a 90-bed assisted living facility located at the southeast corner of FM 544 and Brand Road in Murphy. The project is funded by Love Funding through the Department of Housing and Urban Development's 232 LEAN program. Good Neighbor Care will manage the day-to-day operations, Galier/Tolson/French is the project's architect and Weis Builders' Dallas branch is providing general contracting services. Construction is currently under way and completion is slated for the summer of 2012.

CUMMING, GA. — Choate Construction Co. has broken ground on the first phase of the $27 million Villas at Canterfield, a seniors housing community located 745 Atlanta Rd. in Cumming. The first phase includes 91 assisted living units, and the second phase will include 84 free-standing independent living villas and senior apartments. Amenities will include a library, salon, parlor, exercise room, transportation, arts and crafts room and a multi-purpose theater and presentation center. Medical Development Corp. is developing the property and The Corcoran Ota Group is the architect.
