THE VILLAGES, FLA. — Ocala, Fla.-based Edwards Construction Services has broken ground on the 32,000-square-foot Seabreeze Regional Recreation Center in The Villages of Lake Sumter, a retirement community. The project includes a wellness center, meeting areas, an area for arts and crafts and a pool. Delivery is slated for early next year.

ROSEMONT, ILL. – McShane Construction Company has completed the first of two phases of the Senior Star at Weber Place in Romeoville, Ill. The first phase is a two-story, 44,354-square-foot facility with 77 Memory Care apartments that are designed to support patients with Alzheimer’s disease and other forms of dementia. A second phase of 360,720 square feet will open in January 2010. Senior Star at Weber Place is located at 600 and 605 S. Edward Dr. and is owned by Senior Star Living.
BOULDER, COLO. — MGL Partners has completed the closing and funding of a $41 million construction loan for The Carillon at Boulder Creek, an independent living project for seniors in Boulder. The nine-story property offers 117 units. The project is slated for completion in summer 2010. One Eighty LLC, a privately held senior-housing operator, is operating the property. The loan has a 40-year term and a 40-year amortization schedule at an interest rate of 6.35 percent. The loan is part of the Federal Housing Administration (FHA) 232 loan program and was originated by Amerisphere Financial and purchased by Evanston Financial.
PLAINFIELD, N.J. — The dedication ceremony has been held for the new Plainfield Senior Citizen’s Center and Veterans Meeting Hall. The 15,526-square-foot facility, which contains separate areas for the senior center and the veterans hall, is situated on the ground floor of The Monarch, a newly constructed condominium community located at 400 E. Front St. in Plainfield. The condo building contains 63 units and is slated for summer occupancy. The building is being developed by Hillside, N.J.-based P&F Management Co.
SOUTHLAKE, TEXAS — Completion is nearing for the next phase of Watermere at Southlake, a 67-acre, master-planned retirement community located in Southlake. Projects currently under construction include a portion of the community’s 235 independent-living residential villas and condominiums as well as a 35,000-square-foot clubhouse. Amenities at the clubhouse include a business library, a beauty salon, a fitness center, dining venues, a card room, meeting rooms and an indoor swimming pool. Delivery of the clubhouse and the units is scheduled for August. Some parts of Watermere at Southlake are already open, including Isle at Watermere, the community’s assisted living component. The rental apartment building, which opened last year, consists of 66 assisted living units, 25 memory care units and a 24-hour nursing staff. Occupancy is currently at 75 percent. Watermere at Southlake is owned by Southlake Watermark Holdings LP and is located at 302 Watermere Dr. Isle at Watermere is owned by Southlake Care Group LP.
NEW YORK CITY — Construction is complete on 1926 Crotona Parkway, an affordable senior housing community located in the East Tremont section of the Bronx in New York City. The 96-unit rental development offers a range of unit sizes and common area features that include a community room/lounge and landscaped backyard space. The project was developed through a partnership between Atlantic Development Group and Highbridge Community Development Corp., non-profit housing development and management corporation. Highbridge will manage the property going forward. Applicants for the studio, one- and two-bedroom units, must include one household member who is 62 years of age or older at the time of application. Applicants also must meet certain household income requirements. Studios in the building can be rented for $638 per month. One-bedroom units will lease for $683 and the two-bedroom units will lease for $823 per month.
SARASOTA, FLA. — CORE Construction Florida has broken ground on the 84-unit DeSoto Palms senior housing complex. The property is located on DeSoto Road in Sarasota. An investment group headed by Intracoastal Medical Group doctors is funding the $13 million project. Delivery is expected in February 2010.
HAYWARD, CALIF. — Mariner Health Care (GranCare Inc.) has acquired Hayward Hills Health Care Center, a 74,000-square-foot, 72-bed skilled nursing facility in Hayward. Located at 1768 B St., the property sold for $3.5 million. David Stolte of NAI Capital represented the buyer; Jay Hagglund of NAI BT Commercial represented the undisclosed seller in the transaction.
LEHIGH ACRES, FLA. — Coconut Grove, Fla.-based Carlisle Development Group has opened its 100-unit Heron Pond II Apartments senior living complex. Located at 8421 Heron Pond Dr. in Lehigh Acres, the $14 million complex contains 60 one-bedroom units and 40 two-bedroom units. Residents benefit from on-site health fairs, free medical testing and seminars on financial counseling. The two-story property includes two community clubhouses, a pool, a fitness center, a barber shop and a library. Each unit features roll-in shower stalls, grab bars and scald-control faucets.
WENTZVILLE, MO. — Developers Tim and Kathy Blattel of Heritage Pointe Partners and architecture firm Rosemann & Associates are expected to break ground this month for the development of the $4.6 million Twin Oaks at Heritage Pointe in Wentzville. The two-story, 50-unit assisted living facility is part of a greater overall site that will eventually include multiple levels of long-term senior housing products. The U.S. Department of Housing and Urban Development is assisting with funding and construction. Rosemann & Associates has provided architecture and interior design services. Completion is scheduled for March 2010.
