CARLSBAD, CALIF. — Continuing Life Communities has completed Phase IV of La Costa Glen Carlsbad, a retirement community located in Carlsbad. The final phase features 211 apartment homes, 52 villas and a 32,000-square-foot Fairway Clubhouse. New amenities include a 12,000-square-foot recreation/fitness center featuring a sauna, yoga, massage and exercise facilities, a heated indoor swimming pool, a movie theater, and a pitch-and-putt golf course. The 281-acre community, located at 1940 Levante St., first opened in 2002.

SAN DIEGO — San Diego-based Benson & Bohl Architects have been chosen to design Merrill Gardens at Bankers Hill in San Diego. The 84-unit senior residential community will be situated on 1.38 acres at the corner of Laurel Street and Second Avenue. The 131,018-square-foot, five-story property will feature 18 studio units, 46 one-bedroom units and 20 two-bedroom units. Construction is slated to begin in early 2009.

LOMBARD AND CHICAGO, ILL. — The Mixed-Use|Residential Group of Palos Hills, Ill.-based Skender Construction has broken ground for two Chicagoland projects. In Lombard, the firm has begun construction for Sunrise of Lombard, a senior living facility comprising two four-story facilities totaling more than 165,000 square feet. The campus will contain 140 assisted and independent living units, as well as a commercial kitchen and below-grade parking that will connect the two buildings. The project, which is being developed by Sunrise Senior Living, is scheduled for completion in March 2009. BeeryRio is providing design services. In Chicago’s Lincoln Park neighborhood, Skender is building an approximately 48,500-square-foot mixed-use development, comprising first-floor retail space, 18 luxury condominium units and underground parking. The project, which is expected to receive LEED certification, broke ground in December, and is expected to be complete in the fall. It is being developed by Terra Firma Co., with Worn Jerabek Architects serving as project architect.

EVANSVILLE, IND. — Hendricks & Partners has brokered the sale of Leisure Living West, a 226-unit senior apartment community located at 2518 Leisure Lane in Evansville. The community features a community center with a library and exercise room, planned activities, covered parking at the front of each unit, golf practice areas, and backyards with private, covered patios. The sale also included five undeveloped parcels of land totaling 53.6 acres, and located adjacent to the property; the parcels are zoned commercial. Ken Aston of Hendricks’ St. Louis office represented the seller, Evansville-based Leisure Living West LLC. The property was acquired by St. Louis-based Leisure Living Apartments LLC and Leisure Living Land LLC for an undisclosed price.

MANITOWOC, WIS. — Butler, Wis.-based Berghammer Construction Corp. has been selected by Chicago-based Felician Sisters to complete renovations to the 24-acre Felician Village senior living campus located in Manitowoc. Approximately 225,000 square feet of existing structures will be demolished and replaced with 105,000 square feet of new construction, which will include new community-based residential facilities, residential care apartment complexes and long-term care households. The project will be completed in three phases beginning in April, with completion expected in 2010.

PLEASANTON, CALIF. — Continuing Life Communities LLC is planning to develop Stoneridge Creek, a continuing care retirement community for residents aged 62 and older. Located on a 46-acre campus in Pleasanton, the gated community will feature two- and three-bedroom single-story villas and one-, two- and three-bedroom apartment units offering fully-equipped kitchens, attached garages and state-of-the-art appliances. The new community will also offer multiple restaurants, a library, billiards and card rooms, a computer lab, a business center, 24-hour security services, indoor/outdoor maintenance of residences, regular linen, maid and cleaning services, scheduled transportation to shopping, local medical offices and places of worship, a 24-hour emergency response system, utilities, a spa, a fitness center, an indoor and an outdoor pool, a sauna and a Jacuzzi.

KILLEEN, TEXAS — Dallas-based Metropolitan Capital Advisors (MCA) has arranged a $3 million equity joint venture for the construction of Creekside Manor Seniors Housing Complex in Killeen. The property, which will be located within the Highway 190 Corridor, will house 13 single-story units per acre. Construction will also include a 7,000-square-foot amenity center featuring an exercise room, a swimming pool, a spa, a hair salon, a health center, a business center, a kitchen/dining area and a movie theater. The borrower was undisclosed.

TOMS RIVER, N.J. — Diversified Capital Toms River has acquired Country Manor in Toms River from Country Manor-Dover. The property is situated on 5.5 acres at 16 Whitesville Rd. and features a 59,226-square-foot single-story facility and a two-story residential building. The owner plans to keep the facility as a nursing home. John Cunningham of GVA Williams New Jersey represented both parties in the transaction. The acquisition price was undisclosed.

ROMEOVILLE, ILL. — Rosemont, Ill.-based McShane Construction Corp. has been contracted by DBA LLC to provide construction services for Midwest Senior Living, a two-building, 348-unit senior living center located at Grand Haven Circle and Edward Drive in Romeoville. The development is situated on 20 acres, and consists of two separate residential facilities. The first is a three-story, 360,430-square-foot building that comprises 121 independent living and 150 assisted living units, as well as below-grade parking for 115 vehicles. The second is a 47,414-square-foot, 77-unit building that will contain the development’s memory care residences. The center will feature a salon, a parlor/game room, a therapy pool, and a fitness and wellness center. Eppstein Uhen Architects is providing design services for the center. Completion is scheduled for fall 2009.

EL CAJON, CALIF. — Vickie Winters of Dwinn-Shaffer & Co. has arranged $14.5 million in first mortgage financing and a $2 million accounts receivable line of credit for Eldorado Care Center in El Cajon. Located at 510 E. Washington Ave., the 256-bed skilled/sub-acute care facility offers six one-bedroom units, 65 two-bedroom units, 40 three-bed wards, a 37-bed sub-acute care unit and a 35-bed secured unit, which provides dementia/behavioral rehab services.
