SEATTLE — Colliers International has arranged the sale of Prexy Apartments, a 70-bed student housing community located near the University of Washington in Seattle’s University District. The property offers studio, one- and two-bedroom units. Shared amenities include a rooftop lounge and smartphone application-controlled thermostats, locks and lighting. Dylan Simon, Jerrid Anderson and Dorothy Jackman of Colliers International represented the seller, Daly Partners, in the disposition of the property to Ordos Udon LLC.

SACRAMENTO, CALIF. — Texla Housing Partners has sold the Element Sacramento, which is situated near the campus of California State University, Sacramento. Texla purchased the asset in December 2015 through its VerTex Student Housing Partners JV with Harrison Street Real Estate Capital. Built in 2004, Element Sacramento contains 288 units and 792 beds. It features a mix of one- to four-bedroom units. Over the hold period, Texla’s management arm, VerTex Student Housing Management, executed interior capital improvements that ultimately produced returns of about 57 percent and an equity multiple greater than 2x.

ORLANDO, FLA. — HFF has arranged $103.3 million in financing for the development of a mixed-use, student housing development in downtown Orlando. The project is part of the University of Central Florida (UCF)/Valencia Downtown Campus at Creative Village. The Creative Village project is a redevelopment of the former Amway Arena site into a 68-acres mixed-use, transit-oriented community. Michael Weinberg, Brian Kelly and Mike Higgins of HFF arranged the financing on behalf of the project’s co-developers, DEVEN – Development Ventures Group Inc. and Ustler Development Inc. The financing included a $68.1 million construction loan from PCCP LLC, $29.9 million in joint venture equity from Halstatt Real Estate Partners and $5.3 million in sponsor equity contributed by the co-developers. The 15-story building will include 600 student housing beds, 11,000 square feet of ground floor retail space, 600 parking spaces and 102,500 square feet of space that is long-term leased to UCF and Valencia College for education and education support services. The project is slated for completion in August 2019 and will coincide with the opening of the UCF/Valencia Downtown Campus at Creative Village.

COLLEGE PARK, MD. — TSB Realty LLC has arranged the sale of Terrapin Row, a 1,493-bed student housing community located adjacent to the University of Maryland in College Park. A joint venture between Toll Brothers Campus Living and a fund managed by Ares Management developed the property, delivering in the fall of 2016. The sales price and buyer were not disclosed. Terrapin Row offers a mix of studio to four-bedroom floor plans, plus selected two-and four-bedroom townhome-style units. Community amenities include a resort-style pool, volleyball court, outdoor television and kitchen area, fitness center, golf simulator, media and gaming rooms and complimentary Starbucks Coffee kiosks. Pinnacle Campus Living, a newly formed joint venture between Pinnacle Property Management Services and Campus Evolution Villages, will manage the property.

SACRAMENTO, CALIF. — TSB Realty LLC has arranged the sale of The Element, a 792-bed student housing community located near California State University-Sacramento. The community offers one-, two-, three- and four-bedroom, fully furnished units. Shared amenities include a resort-style swimming pool, updated fitness facility, covered basketball half-court, lighted sand volleyball court and game room. TSB represented the seller, a joint venture between VerTex Student Housing Partners and Harrison Street Real Estate Capital, in the transaction. Nelson Brothers acquired the property for an undisclosed price.

RIVERSIDE, CALIF. — Positive Investments has received a $16.9 million refinancing for International Village, a 341-bed student housing community located on the University of California, Riverside campus. Positive Investments acquired the property, which is subject to a ground lease agreement with regents of the University of California, in 2016. The community partners with the University of California, Riverside, to provide housing for students from around the world attending the university’s International Education programs. Capital One provided the Fannie Mae, fixed-rate loan, which features a 30-year amortization schedule. Andrew Kwok of Capital One originated the transaction. The property offers studio, loft, two-, three- and five-bedroom units. Shared amenities include a fitness center, music room with a piano, soccer field, bike rental, basketball court, barbecue areas, study lounges and TV lounge with billiards tables.

COLORADO SPRINGS, COLO. — ARA Newmark has arranged the sale of the Lookout on Cragmor, a 151-bed community located near the University of Colorado-Colorado Springs. Newsome Development sold the Lookout on Cragmor to Student Quarters for an undisclosed price. Ryan Lang, Brandon Buell and Trent Houchin of ARA Newmark represented the seller.

BOISE, IDAHO — EdR has opened Honors College and Sawtooth Hall, a 656-bed residence hall located on the campus of Boise State University. EdR is leasing the land from the university, and owns the five-story, 236,000-square-foot property. The community includes a dedicated Honors living-learning center and first-year accommodations in the form of 235 two- and four-person, private and semi-private suites. A number of apartment-style units are also included to provide alternatives for upper-division students in the Honors College. The building includes classrooms, study lounges, Honors offices and dining facilities.

Providence, R.I. — GMH Capital Partners has broken ground on River House, a 174-unit student housing community located in Providence, Rhode Island. The property will be located near Brown’s Alpert Medical School, Brown University, Johnson and Wales University, University of Rhode Island-Providence Campus and the Rhode Island School of Design. The community will consist of two seven-story buildings with approximately 5,000 square feet of retail and restaurant space fronting Point Street and the Providence River. The development is scheduled for completion in May 2019.

KENNESAW, GA. — Stratus Development has delivered The Haven at Kennesaw, a 148-bed student housing community roughly one and a half miles from Kennesaw State University and 30 miles north of Atlanta. The apartment units feature private outdoor spaces, granite countertops, stainless steel appliances, premium fixtures and bedroom-bathroom parity. Community amenities include a pool and sundeck, clubhouse with coffee bar and business center, bike racks and greenspace throughout the community. Athens Real Estate Group is managing the property, which opened for move-in in August at full occupancy.
