MINNEAPOLIS — Deering Commercial Mortgage LLC has arranged a $16.5 million loan for the refinancing of a student housing property in Minneapolis. The 92-unit property, called 1301 University, is located near the University of Minnesota. The building features studio, one-, two-, three- and four-bedroom units. Amenities include a fitness center and underground parking. Len Deering of Deering Commercial Mortgage arranged the 10-year loan. Goldman Sachs provided the loan.

HENRIETTA, N.Y. — University Student Living LLC has opened The Lodge, a student housing community located near the Rochester Institute of Technology in Henrietta, New York. The community offers 37 individual cottage homes and 37 townhouses along the Genesee River. The property features sidewalks; on-street parking; over 2.5 miles of walking trails; a 6,500-square-foot clubhouse; pool deck; study lounges; a business center; social areas with billiards, ping pong and media screens; outdoor grilling stations; a 24-hour fitness center with a yoga studio; athletic fields; and fire pits. All homes are fully furnished and leased by the bed. The property was 99-percent pre-leased, and opened one month ahead of schedule.
TEMPE, ARIZ. — Arizona State University and American Campus Communities have opened The Fulton Schools Residential Community at Tooker House, a 1,600-bed residential community for undergraduate students in the university’s engineering school. The “dorm for engineers” features on-site digital classrooms and state-of-the-art maker spaces complete with 3D printers, laser cutters and design tools needed for a broad range of engineering courses and projects. The community also offers a 525-seat dining facility, Bluetooth-enabled laundry rooms that notify residents when their clothes are dry, advanced green building technology and high speed internet. Solomon Cordwell Buenz designed the property. In total, American Campus Communities has developed seven communities totaling 7,719 beds for ASU, an investment in excess of $540 million.

The $24 million property offers two- and four-bedroom, fully furnished units. Shared amenities include a fitness center and bike storage, laundry facility, and computer studio, as well as study and lounge areas.
Fountain Residential Breaks Ground on 174-Bed Student Housing Community Near Cal State – Chico

CHICO, CALIF. — Fountain Residential Partners has broken ground on Campus Walk, a 174-bed student housing community located near California State University – Chico. The property will offer fully furnished two- and four-bedroom units. Community amenities are set to include study rooms, a pool deck with a movie screen, and a specially designed outdoor fitness and lounge area. Chico-based general contractor Modern Building Inc. is building the community, which Aspen Heights will lease and manage. The development is scheduled for completion in fall 2018.
MORGANTOWN, W.VA. — Nelson Brothers Professional Real Estate LLC, a California-based company, has acquired Mountain Valley Apartments, a student housing complex located roughly three miles from West Virginia University in Morgantown, for $39 million. Constructed in 1998, the 344-unit property includes a mix of one-, two- and three-bedroom floor plans and features a 24-hour fitness center, swimming pool, full-size gym, volleyball court, dog park, cyber café, game room and an outdoor picnic and grilling area. With this acquisition, Nelson Brothers owns 35 student housing properties in 13 states.
Asset Campus Housing Awarded Management of Two Student Housing Communities in California

SACRAMENTO AND CHICO, CALIF. — Asset Campus Housing has been awarded management of two student housing communities in California. Properties include The Crossings, located near California State University – Sacramento; and The Post on Nord, located near California State University – Chico. Combined, the two properties add 1,402 beds to Asset Campus’ student housing portfolio. Both communities feature fully equipped computer labs and fitness centers, and offer fully furnished units in a variety of floor plans.
AUSTIN, TEXAS — Motivado Group Inc., a Texas-based design-build firm, has completed The Ruckus Lofts, a 165-bed student housing property located two blocks west of The University of Texas at Austin. Amenities of the seven-story building include a fitness center, cyber café, student conference rooms and a coffee bar. Motivado Group served as general contractor on the project, which was developed by Lincoln Ventures.
PULLMAN, WASH. — Nelson Brothers Professional Real Estate LLC has acquired College Crest Apartments, a 184-bed student housing community located near Washington State University in Pullman. The garden-style community offers two-, three- and four-bedroom units. Highland Realty Capital Inc. served as the broker for the transaction. Calmwater Capital provided $7.6 million in senior debt for the acquisition of the property and for renovations, to include unit upgrades and the conversion of 39 three-bedroom units into four-bedroom units.
STATESBORO, GA. — FM Capital has acquired Campus Evolution Villages at Statesboro, a 528-bed student housing community near Georgia Southern University in Statesboro. FM Capital will rebrand the property as The Vault at Statesboro and install capital improvements including a new clubhouse and game room; new hot tub, cabanas, fire pits and grill stations by the pool; a dog park; new fitness center with video software; a computer room and two private study rooms. The sales price and seller were not disclosed.
