GAINESVILLE, FLA. — The Preiss Company has acquired Cabana Beach Gainesville, a 1,488-bed student housing community located near the University of Florida in Gainesville. The property offers fully furnished units with bed-to-bath parity. Community amenities include a swimming pool, sand volleyball court, computer lab and study rooms. The new ownership, which also recently purchased the Cabana Beach San Marcos student housing community near Texas State University, intends to begin renovations on both properties’ units and common areas. The terms of the transaction and the seller were undisclosed.

PORTLAND, ORE. — Core Spaces has broken ground on The Collective on 4th, a 569-bed multifamily community located near Portland State University in Portland. The property will target students, as well as young professionals, families and empty nesters. The development is set to include studio, micro-, one- and two-bedroom units alongside two- and three-bedroom townhomes. Outdoor amenities will include bocce ball courts, fire pits, barbecues, private terraces and a fourth-floor terrace with a hot tub. A fitness center, business center, rooftop chef’s kitchen and lounge, Pilates/yoga space and sauna and steam room will also be included at the property. The project is scheduled for completion in summer 2019.
Pierce Education Properties Acquires Student Housing Community Near University of Arizona

TUCSON, ARIZ. — Pierce Educations Properties has acquired The Junction at Iron Horse, a 232-bed student housing community located near the University of Arizona in Tucson. The community offers one-, two-, three- and four-bedroom units with bed-to-bath parity. Community amenities include a swimming pool, lazy hammock courtyard, outdoor lounge area, 24-hour fitness center and computer center with a study lounge. The seller in the transaction and the sales price were undisclosed.
SAN MARCOS, TEXAS — 29th Street Capital (29SC) has acquired The Reserve at West Avenue, a 152-unit, 488-bed student housing community in the San Antonio metro of San Marcos. Located at 109 West Ave., approximately two miles from Texas State University, the property consists of one-, two-, three- and four-bedroom units, each fully furnished, including washers and dryers. Amenities include a pool, 24-hour fitness center, private study rooms and a clubhouse with a game room. 29SC will invest roughly $1 million to the unit interiors and the property’s amenities.
Mapletree Investments Acquires $1.6B Student Housing, Multifamily Portfolio from Kayne Anderson

LOS ANGELES — Singapore-based Mapletree Investments Pte Ltd. has acquired a portfolio of eight student housing communities and four multifamily properties from Los Angeles-based Kayne Anderson Real Estate Advisors for $1.6 billion. The student housing portion of the portfolio consists of 3,611 beds in the United States and 140 beds in Canada. Properties include: WaHu — an 825-bed community located near the University of Minnesota in Minneapolis The District at Campus West — a 659-bed community located near Colorado State University in Fort Collins, Colo. SkyVue — a 627-bed community located near the University of Pittsburgh in Pennsylvania 4th Street Commons — a 562-bed community located near Florida International University in Miami 930 NoMo — a 430-bed community located near the College of Charleston in Charleston, S.C. Capstone, Harrison Street Close Equity Financing for $50M Mixed-Use Development at Seattle University

SEATTLE — Capstone Development Partners and Harrison Street Real Estate Capital have closed on equity financing for an on-campus mixed-use development at Seattle University. The 143,000-square-foot mixed-use development will include 300 beds of student housing and 16,000 square feet of office space to be used as administrative offices for the university. Financing for the $50 million development was completed under Capstone and Harrison Street’s P3+ development model. Construction on the project is already underway, with an opening scheduled for August 2018. Ankrom Moisan Architects designed the project, which Howard S. Wright, a Balfour Beatty Company, is constructing. Seattle University Housing & Residence Life will provide residence life programming services, while Capstone and Harrison Street will provide asset management and Blanton Turner will provide facility maintenance services, all in a shared governance approach.
SAN ANTONIO — FourPoint Student Housing Investments has brokered the sale of Avalon Place and Hill Country Place, two student housing properties totaling 1,136 beds in San Antonio. Both Class B properties are located approximately one mile from the University of Texas at San Antonio. Chris Epp, Chris Bancroft and Meredith Wolff of FourPoint represented the seller, Blue Vista, in the transaction. The name of the buyer and other terms of sale were not disclosed.
SAN MARCOS, TEXAS — Dougherty Mortgage LLC has closed a $5.5 million Fannie Mae loan for the acquisition of Millennium on Post, a 51-unit student housing property in the San Antonio suburb of San Marcos. The property is located at 1651 Post Road, roughly 2.5 miles from Texas State University. Dougherty arranged the 12-year loan through a partnership with Old Capital Lending on behalf of the borrower, 1651 Millennium Post Road LLC.
FLAGSTAFF, ARIZ. — Chicago-based Core Spaces is set to deliver six student housing communities in summer 2018. Developments include Hub on Campus Flagstaff, a 591-bed community near Northern Arizona University. Other Hub on Campus communities will be built in West Lafayette near Purdue University; Minneapolis near the University of Minnesota; Ann Arbor near the University of Michigan; Tuscaloosa near the University of Alabama; and Orlando near the University of Central Florida.
HUNTSVILLE, TEXAS — Stonemont Financial Group, an Atlanta-based investment firm, is developing The Armory at Sam Houston, a 502-bed student housing community located adjacent to Sam Houston State University in Huntsville. The property, which will feature a rooftop deck, resort-style pool and a seven-story parking garage, is scheduled to open in fall 2018. Temple, Texas-based MW Builders is serving as general contractor on the project. Denver-based Cardinal Management Group will handle leasing and management of the property.
