AMES, IOWA — The Opus Group has completed construction of Geoffroy Hall, a 193,000-square-foot residence hall on the Iowa State University campus in Ames. The building consists of eight stories and 784 beds. Totaling 392 rooms, the student housing building also includes an activity room, study areas and community spaces on each floor. “Front porch” spaces serve as areas for residents to socialize and meet in groups. Opus Design Build LLC was the design builder while Opus AE Group LLC served as architect, structural engineer and interior designer.

TAMPA, FLA. — Construction is underway on Haven 46, a 542-bed student housing development by Haven Campus Communities located near the University of South Florida in Tampa. The property will offer the company’s Smart Apartment technology, created in partnership with Airwave Networks. Haven’s Smart Apartments will include voice command technology through Amazon Echo; keyless entry that can be integrated with smartphones through a mobile app; and voice-controlled smart lighting, thermostats and ceiling fans. Community amenities will include two contiguous courtyards, a resort-style pool, covered grills, hammocks, fire pits, a 24-hour fitness center, cyber lounge, tech savvy study rooms, coffee bar, pool tables and shuffleboard. The property is scheduled to open in fall 2018.

SACRAMENTO, CALIF. — AMCAL Equities LLC has closed financing for and broken ground on The Crossings, a 750-bed student housing community located near the California State University, Sacramento campus. The $75 million community is being built within the Sacramento Center for Innovation, an area that has been designated by the city to foster the exchange of technical knowledge and expertise between students, faculty, innovative businesses and technology companies. The project will include an 11,000-square-foot Center for Innovation, to be used by students and faculty. Community amenities will include fully furnished units, a 14,800-square-foot clubhouse with an outdoor basketball court and a resort-style swimming pool. The developers received $22.5 million in funding from Anchor Real Estate Capital, and a $50 million construction loan from JPMorgan Chase. Humphreys & Partners Architects LP designed the project, and AMCAL General Contractors Inc. will oversee construction. Asset Campus Housing will manage the property upon completion. The project is scheduled for delivery in August 2018.

FORT COLLINS, COLO. — A joint venture between H. Katz Capital Group and Coastal Ridge Real Estate has acquired Aspen Heights Fort Collins, a 712-bed community located near Colorado State University in Fort Collins. The price was not disclosed. Coastal Ridge has taken over management of the property, and is in the process of re-branding the community as The Outpost. The development offers two-, three-, four- and five-bedroom apartment-style units and cottages, with private bathrooms and guest half-baths, washers and dryers, and walk-in closets. Community amenities include a 24-hour fitness center, yoga studio, resort-style pool, hot tub, outdoor grills, a clubhouse, computer lab, sand volleyball court, movie theater, study lounge, tanning beds and a private shuttle. The property was sold by TSB Realty. TSB Capital Advisors assisted the joint venture in procuring a senior loan through Walker Dunlop and Freddie Mac.

PROVO, UTAH — Marcus & Millichap has arranged the sale of Pacific Heights Apartments, a 336-bed student housing community located near Brigham Young University in Provo. The price was not disclosed. The property offers fully furnished three-, four-, five- and six-bedroom units. Brock Zylstra and Danny Shin of Marcus & Millichap represented the seller, a local development group based in Alpine, Utah, and procured the buyer, College Place Partners.

TEMPE, ARIZ. — A joint venture between EdR and Opus Development Co. LLC has broken ground on a $164.9 million development adjacent to the Arizona State University campus in Tempe. The 407-unit student housing community will offer community amenities including a 24-hour fitness center, yoga studio, grilling area, dog park, club rooms, bike storage, terrace deck cabanas and 31,000 square feet of retail. EdR will own a 90 percent stake in the community, and will manage it upon completion in summer 2018.

COLUMBUS, OHIO — The Wagenbrenner Co. Commercial Real Estate Services has sold a student housing portfolio near the Ohio State University campus in Columbus. The 44,466-square-foot portfolio consists of seven properties with 72 units and 104 bedrooms. The properties include a mix of studio, one-, two-, three- and five bedroom units. The properties were fully leased for the 2016-2017 school year. Neither the buyer nor the sales price was disclosed. Matthew Brown of Wagenbrenner arranged the sale.

RENO, NEV. — Houston-based Asset Campus Housing has been awarded management of The Summit, a 709-bed community located near the University of Nevada-Reno (UNR) in Nevada. The Summit in Reno offers two-, three-, four- and five-bedroom, fully furnished units. Community amenities include a two-story clubhouse, resort-style pool and tanning deck, outdoor barbecue area, hot tub and private study rooms.

CORVALLIS, ORE. — EdR has acquired The Retreat at Corvallis, a 1,016-bed community located near the Oregon State University campus in Corvallis. Built in 2015, the property offers a mix of one-, two-, three-, four- and five-bedroom units in both traditional apartment configurations and cottages. Community amenities include a clubhouse, resort-style pool, cardio room, weight room, yoga studio, bike storage, complimentary coffee bar, indoor golf simulator, game room, computer lab, tanning and green space. The community is 95 percent occupied for the current school year.

SAN DIEGO — The University of California, San Diego has selected a partnership between contracting firm Hensel Phelps and design firm Mithun to build Phase II of its East Campus graduate student housing project. Phase II, to be named Nuevo West, will consist of two buildings totaling 442,000 square feet. The $142 million development will offer 880 beds, 1,350 parking stalls, outdoor gathering space, a market, café and social amenity space. Eighty of the beds at Nuevo West will be reserved for families and patients undergoing medical treatments at the adjacent UCSD medical center. Phase II will be located adjacent to the first phase of the project, Mesa Nueva, a $208.6 million development consisting of 1,355 beds for graduate and professional students. Phase I of the project is under construction now, with an anticipated opening in 2017. Phase II is slated for completion in 2019 .
