DENTON, TEXAS — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has negotiated the sale of Gateway at Denton, a 696-bed student housing property that serves students at the University of North Texas. Built in 2005, the 228-unit complex is located within a half-mile of campus and features a mix of two-, three- and four-bedroom floor plans with complete bed-bath parity. Units range in size from 816 to 1,360 square feet. Amenities include a newly renovated clubhouse, three pools with cabanas, outdoor grilling and dining stations, basketball court, fitness center and a computer lab. Peter Katz and Drew Kile of IPA represented the seller, Los Angeles-based MJW Investments, in the transaction and procured the buyer, Vesper Holdings.

The-Valient-Berkeley-CA

BERKELEY, CALIF. — A joint venture between Canyon Partners Real Estate, The Martin Group and Valiance Capital is set to break ground on The Valiant, a 262-bed student housing development located near the University of California, Berkeley (UC Berkeley) campus. Construction on the project is expected to begin imminently with completion planned for fall 2026. The joint venture recently closed on a senior construction loan for the development that was provided by Kennedy Wilson. Further details on the financing were not disclosed. The eight-story community will feature 83 units and 1,461 square feet of retail space. Shared amenities will include a study lobby, fitness center, rooftop deck lounge, gathering spaces, private study lounges and secured bike stations.

AUSTIN, TEXAS — American Campus Communities (ACC) has delivered new student housing projects totaling $855 million this year.  Together, the six communities — which include Meadows Apartments at Princeton University, Casa del Valle at Arizona State University, The Ridge Graduate & Professional Housing at Emory University, xučyun ruwway Graduate Student Apartments at University of California Berkeley, East Campus Graduate Apartments at The University of Texas at Austin and Graduate Junction at MIT — feature 3,867 beds.  Austin, Texas-based ACC is the third-party developer and manager for Graduate Junction (676 beds), East Campus Graduate Apartments (784 beds), The Ridge Graduate & Professional Housing (535 beds) and Meadows Apartments (604 beds).  Amenities at Meadows Apartments at Princeton University include a communal kitchen, children’s playroom and a market and café. In addition to a communal kitchen, The Ridge Graduate & Professional Housing at Emory University features a fitness center, study areas and a parking garage. At Graduate Junction at MIT, amenities include study areas, a recreation center and gym and indoor bike storage.  ACC is the owner, developer and manager of Casa del Valle at Arizona State University, which offers 507 suite-style beds with social lounges, Zen areas and landscaped outdoor amenities. HONOLULU — Greystar has completed the fee-simple sale of Hale Mahana, a student housing property located at 2615 S. King St. in Honolulu. A joint venture between Timberline Real Estate Ventures and an Ares Management Real Estate fund acquired the asset, which is 0.2 miles from the University of Hawaii at Manoa campus, for an undisclosed price. Built in 2018, the 191-unit Hale Mahana offers 589 beds, study rooms, a computer lab, covered parking, fitness center, rooftop deck with grilling stations and ground-level retail space, including Raising Cane’s Chicken Fingers and Jersey Mike’s Subs. The complex offers one-, two-, three- and four-bedroom, fully furnished units with equipped kitchens featuring stainless steel appliances. JLL Capital Markets represented the seller and procured the buyer in the transaction.

Hurricane Helene made landfall in Northwestern Florida on Thursday, Sept. 26, after being upgraded to a major Category 3 storm that afternoon. Widespread damage across a number of Southeastern states followed in its wake, with many areas experiencing flooding, downed trees, power outages and road closures. At least 175 people have died across six states, according to reports by CNN and The New York Times, and officials fear that the death toll is likely to rise with many remaining missing.  Hundreds of roads remain closed across the Southeast — especially in Western North Carolina and East Tennessee, which were hit particularly hard by the hurricane — hampering the delivery of supplies, and more than 2 million customers remain without power. COLLEGE PARK, MD. — A public-private partnership (P3) between Campus Apartments, Mosaic Development Partners and the University of Maryland has broken ground on a $148.8 million graduate student housing project on the university’s campus in College Park. The community is the first of a larger, three-phase development that will replace the existing “Leonardtown” section of campus. Upon completion, which is anticipated for 2027, the building will span 323,000 square feet. The community will offer 741 beds across 465 fully furnished units in studio, two-, three-, four- and five-bedroom configurations. Shared amenities will include a large conference space with interior and exterior courtyards on the ground floor; a penthouse community lounge and terrace; various community breakout spaces; resident parking; and bike storage. The development team for the project, which is targeting LEED Silver certification, includes Gensler, Michael Marshall, Davis Construction and Smoot Construction. RBC Capital Markets arranged financing for the development, which is being funded through tax-exempt bonds.

NORTH ANDOVER, MASS. — A public-private partnership between South Carolina-based developer Greystar and Merrimack College has broken ground on a 540-bed residence hall on the university’s campus in North Andover. The development will consist of two four-story buildings. The first building will span 79,600 square feet and offer 351 “traditional style” beds with academic space and gathering areas on the first floor. The second, 61,300-square-foot building will offer 189 beds in suite-style units with en-suite living rooms and bathrooms throughout. The community, which will offer housing for first- and second-year students, will also include a fitness center and in-building laundry facilities. Cube3 Architects designed the project, which is slated for a fall 2026 completion.

ORLANDO, FLA. — Subtext and Nuveen Real Estate have recently acquired a 3.1-acre lot at 3133 N. Alafaya Trail in Orlando, less than a quarter-mile from the campus of University of Central Florida. The co-developers have begun site work for VERVE Orlando, a new 626-bed student housing development that will span nearly 450,000 square feet across 200 units. The project will feature 32,000 square feet of indoor and outdoor amenities, including open study spaces, private study rooms, a podcast/content creation studio, fitness center, wellness suite, gaming lounge, club room with indoor/outdoor bar and kitchen, beach resort-style pool courtyard and a dog run, as well as 573 parking spaces. Subtext and Nuveen expect to deliver VERVE Orlando in 2026.

ANN ARBOR, MICH. — IPA Capital Markets, a division of Marcus & Millichap, has arranged a $17 million loan for the acquisition of a 62-unit student housing property adjacent to the University of Michigan’s main campus in Ann Arbor. Max Hulsh, Max Herzog, Marko Kazanjian and Andrew Cohen of IPA arranged the loan through A10 Capital on behalf of the borrower, Havenly Ventures, a New York City-based real estate investment firm that specializes in value-add acquisitions primarily in the student housing sector. The buyer plans to densify the property’s oversized two-bedroom units into four-bedroom units. The asset has maintained full occupancy for over 25 years.

Varsity-Apts-Berkeley-CA

BERKELEY, CALIF. — Barings has divested of Varsity Berkeley, a purpose-built student housing property in Berkeley. Hawkins Way Capital acquired the asset for an undisclosed price. Within walking distance of the University of California, Berkeley campus, Varsity Berkeley offers 79 units totaling 263 beds in a mix of furnished and unfurnished studio, two- and three-bedroom floor plans with fully equipped kitchens and bathrooms that include washers and dryers. Community amenities include a rooftop terrace and sun deck, a recently renovated resident lounge, ground-floor courtyard with firepit and electric car charge. Peter Katz and Salvatore Saglimbeni of Institutional Property Advisors, a division of Marcus & Millichap, represented the seller and procured the buyer in the deal.
