STATE COLLEGE, PA. — Colliers International has arranged $12 million in financing for the acquisition and completion of Blue Course Commons, a 276-bed student housing complex in State College. John Banas and Kris Wood of Colliers Philadelphia Capital Markets arranged a three-year, fixed-rate loan with a two-year interest-only payment period for the undisclosed borrower.

RENO, NEV. AND SAN LUIS OBISPO, CALIF. — Houston-based Asset Campus Housing has been awarded management of three student housing properties located in Nevada, California and Texas. Assets include Sterling Summit, a 709-bed community located near The University of Nevada – Reno; The SLO, a 644-bed community located near Cal Poly and Cuesta College in San Luis Obispo, Calif.; and 34 Hundred, a 675-bed community located near The University of Texas –Tyler. Each property offers community amenities include a swimming pool, tanning area and fitness center.
SmartStop Asset Management Purchases 709-Bed Community Near the University of Nevada, Reno for $70M

RENO, NEV. — SmartStop Asset Management LLC has acquired The Summit, a 709-bed student housing community located near the University of Nevada, Reno campus for $70 million. The seven-building, LEED Silver-certified property offers fully furnished units with washers and dryers. Community amenities include a two-story clubhouse, fitness center, game lounge, pool, spa, computer room and business center, campus shuttle service, common area barbecues, a tanning room and private study rooms. John Strockis, senior vice president of acquisitions for SmartStop Asset Management, facilitated the transaction on behalf of a SmartStop affiliate.
SAN DIEGO — TH Real Estate, a division of TIAA Global Asset Management, has acquired BLVD63, a 1,379-bed student housing community located near San Diego State University. Community amenities include a clubhouse, media room, game room, fitness center and study lounges. The seller was not disclosed.
WACO, TEXAS — Eisner Equities has broken ground on OPUS 2430, a 151-bed boutique student housing community located near Baylor University in Waco. The development is expected to open for occupancy in fall 2017. The 68,000-square-foot property will offer townhome-style units featuring granite countertops, washers and dryers and en-suite bathrooms, with an additional powder room on the ground floor of each unit for guests. Community amenities will include a clubhouse, fitness center, outdoor living and exercise areas and a resort-style pool and tanning deck. Project team members include Bennett, Benner Partners Architects and Waco-based engineering firm Walker Partners. Campus Realtors will serve as the on-site management and leasing firm. Ciera Bank of Fort Worth provided construction financing on behalf of Eisner Equities.
MINNEAPOLIS — Marcus & Millichap has arranged the sale of 860 10th Ave. Southeast in Dinkytown, a commercial district within Minneapolis, for $1.3 million. The nine-unit student housing building was constructed in 1990 and features 24 beds. Josh Talberg, Mox Gunderson, Dan Linnell, Adam Haydon and Abe Roberts of Marcus & Millichap marketed the property on behalf of the seller, a private investor. The Marcus & Millichap team also represented the buyer, a private investor.
CHICAGO — CBRE has arranged the $41 million refinancing of The Buckingham in Chicago. The 129-unit, 456-bed student housing property is located in the South Loop University District. The 10-year loan was originated via CBRE’s Fannie Mae Delegated Underwriting and Servicing (DUS) program. Glenn Housman of CBRE secured the loan on behalf of the sponsor, The Buckingham LLC.
MINNEAPOLIS — EdR, in a joint venture development with Core Spaces, has started construction on The Hub Minneapolis, a 707-bed student housing community adjacent to the University of Minnesota in Minneapolis. EdR will be the 51 percent owner and will manage the $97.9 million development upon completion. The community offers a mix of studio, one-, two-, three- and four-bedroom floor plans. Amenities include individual study rooms, group study lounges, computer lab, fitness center, pool and fire pits. The Hub’s penthouse level will feature a chef’s kitchen, bar-top dining area and patio. The plan also calls for 10,000 square feet of retail space on the ground floor. The project is slated for completion in summer 2018.
AUSTIN, TEXAS — Aspen Heights Partners has partnered with Grand China Fund to develop Aspen West Campus, a 166-unit student housing high-rise development at 1909 Rio Grande St. in Austin. The team commenced construction on the 17-story, 464-bed property in September, with completion slated for fall 2018. The property will feature units ranging from efficiencies to five-bedroom floorplans and amenity space, including a fitness center, game lounge, study lounge and pool area with grills overlooking the University of Texas campus. The development is Grand China Fund’s first venture into student housing.
EdR, Laconia Development Begin Construction of $110M Student Housing Community Near the University of Hawaii

HONOLULU — A joint venture between EdR and Laconia Development has begun construction of a $110 million student housing development located adjacent to the University of Hawaii in Honolulu. The community will offer 599-beds in a mix of one-, two-, three- and four-bedroom units with ground-floor retail and structured parking. Rooftop amenities will include a fitness center, outdoor terrace lounge, community kitchen, study lounges and gaming areas — all with views of Waikiki, Diamond Head and Manoa Valley. EdR will be the 90 percent owner in the community, and will manage the property upon completion. The project is scheduled for delivery in summer 2018 or 2019.
