NEW YORK CITY — A partnership between Magnum Real Estate Group and Winter Properties has completed the development of 24th Street Residence, a 505-bed residence hall located at the School of Visual Arts in New York City. Designed by Ismael Leyva Architects, the recently completed 146,827-square-foot building features student housing, rotating exhibition space, retail and office facilities. The residence hall offers double and triple rooms in a micro-apartment format, each featuring a private bathroom and kitchenette. Community amenities include an outdoor terrace with a barbecue and wet bar; a fully equipped fitness center and yoga room; a theater; a multi-media room and lounge; bike storage; and indoor laundry facilities.

OXFORD, MISS. — A joint venture between Homestead Development Partners, Columbus Pacific and Kayne Anderson Real Estate Advisors is set to develop HELiX Oxford, a 790-bed student housing community located near the University of Mississippi in Oxford. The property will offer one-, two- and four-bedroom, fully furnished flats and townhomes. Community amenities will include a circular, beach-entry pool; a health and fitness center with cross fit space, multipurpose yoga studio and cardio and weight equipment; study labs devoted to individual, small and large group study; an interactive gaming center; media center; event space; and a summer kitchen. The project is scheduled for completion in fall 2018. The architect for the development is Charlan Brock and Associates, and Childs Dreyfus Group will be in charge of interior design. The project team includes general contractor The Construction Enterprises Inc., engineer Williams Engineering Consultants and landscape architect Dalhoff Thomas Design Studio. Asset Campus Housing has been tapped to manage the property upon completion.

HOUSTON — ARA Newmark has secured a $22.2 million construction loan for The Icon, a 380-bed student housing development located within walking distance of the University of Houston campus. David Schwarz and Spencer Hough of ARA Newmark secured the loan on behalf of the borrower, Tier One Group, through an undisclosed regional debt fund. The five-story property will feature a resort-style pool, business center, conference room, game room, lounge area, fitness center, fire pit and a covered outdoor bar with gas grills and a refrigerator. Tier One expects to deliver the project in time for fall 2017 classes.

COLLEGE PARK, MD. — A partnership between Greystar Real Estate Partners LLC and Rockpoint Group has acquired University View, a 1,573-bed student housing community located near the University of Maryland campus in College Park. The joint venture plans to implement full interior upgrades to units and enhancements to the common areas and amenity spaces, including the conversion of the existing pool area into a resort-style amenity. The two-building property features studio, one-, two-, three- and four-bedroom units alongside 9,218 square feet of ground-floor retail space. Community amenities include two fitness centers, a barre and yoga studio, instructor-led fitness classes and shuttle service to campus.

LOS ANGELES — Los Angeles-based Kayne Anderson Real Estate Advisors has sold a portfolio of seven student housing properties totaling nearly 6,000 beds to Singapore-based Mapletree Investments Pte Ltd. The purchase price was undisclosed. The portfolio includes 13th & Olive, a 1,308-bed community located near the University of Oregon in Eugene; Lofts at City Centre, a 1,225-bed community located near the University of Alabama in Tuscaloosa; Capstone Cottages of San Marcos, an 899-bed community located near Texas State University in San Marcos; The View on 10th, a 718-bed community located near Baylor University in Waco, Texas; One12 Courtland, a 717-bed community located near Georgia State University in Atlanta; The Flats at West Village, a 622-bed community located near the University of Virginia in Charlottesville; and Fuse, a 489-bed community located near Purdue University in West Lafayette, Indiana. Each property in the portfolio was built within the last three years, and features amenities including common rooms, game areas, reading rooms, gyms and swimming pools. Mapletree now owns a total of 32 student housing assets in the U.S. and the U.K.

COLUMBIA, S.C. — ARA Newmark has arranged the $56 million sale of Aspyre, a 760-bed student housing community located near the University of South Carolina campus in Columbia. Ryan Lang of ARA Newmark represented the seller, Holder Properties, in the disposition of the property to Castlerock Enterprises. Community amenities at Aspyre include a resort-style pool with a beach area and grills; a clubroom with a bar area, a Nintendo Wii and a PlayStation; and a Zen courtyard with a putting green and 24-hour fitness center. Aspyre was 97 percent occupied at the time of sale.

ALLENDALE, MICH. — NorthPoint Capital Funding Inc. has arranged a $21.3 million loan on a purpose-built student housing development in Allendale. The 192-unit, 576-bed property is expected to finish the first phase of construction in time for the 2017-2018 school year. Zimmer Development Co. and Orion II Construction Inc. are executing the development and construction. To meet the requirements of the project’s experienced developer, NPCF was able to arrange a construction line of credit converting to a commercial real estate loan with Flagstar Bank. The loan term was undisclosed. Mark Perkowski of NPCF was the loan originator. The borrower was from out of state.

CARROLLTON, GA. — NorthMarq Capital has secured the $22.2 million refinancing of Flats at 316, a 240-unit student housing community located near the University of West Georgia in Carrollton. The transaction was structured with a three-year, interest-only term. Will James of NorthMarq Capital arranged the financing on behalf of the undisclosed borrower through a bridge lender. Flats at 316’s community amenities include a basketball court; cyber café; dog park; a lounge with a flat screen, pool table, ping pong, poker and other games; a resort-style swimming pool; sand volleyball court; coffee bar; fitness center; and shuttle service to and from campus.

LOS ANGELES — Champion Real Estate Co. is set to begin construction on Victory on 30th, a 24-unit student housing community located near the University of Southern California campus in Los Angeles. The property will offer two-bedroom units with bed-to-bath parity. The community will feature roof and podium decks with entertainment facilities including an outdoor kitchen with a barbecue, tanning and lounging areas, and a television. Moss and Co. will manage the property, which is slated for completion in fall 2017.

Corral Ave. in Kingsville, to ApexOne Investment Partners. Oldham Goodwin Capital is a subsidiary of Oldham Goodwin Group LLC. Javelina Station Apartments is located within walking distance of Texas A&M University — Kingsville. Amenities include a swimming pool, outdoor kitchen and barbecue area, fitness center, theater room, game room, study room and coffee bar.
