This generation isn’t afraid to say it, nor are they afraid to voice their displeasure or seek out alternatives if they don’t feel the current offering aligns with their values. AUSTIN, TEXAS — A partnership between The Preiss Co. and Investcorp has purchased 21 Pearl, a 267-bed, 135-unit student housing property that is located on the University of Texas at Austin campus. Built in 2013 and recently renovated, 21 Pearl was 99 percent occupied at the time of sale. Ryan Lang, Jack Brett and Ben Harkrider of Newmark represented the seller, a partnership between Crow Holdings Capital and Texla Housing Partners, in the transaction. Ben Roelke, Ian Walker, Trent Houchin and Jeff Barnwell of Newmark arranged an undisclosed amount of acquisition financing on behalf of the new ownership.
MCB Real Estate Tops Out 473-Bed Student Housing Project Near Morgan State University in Baltimore

BALTIMORE — MCB Real Estate has completed vertical construction on The Enolia, a 473-bed, off-campus student housing development located in Baltimore near Morgan State University. According to the developer, this marks the first off-campus housing project for the university in 20 years. Scheduled to open in 2025, the property will feature 151 units at 4529 Harford Road. The project is named after civil rights icon Enolia Pettigen McMillan.
SAN MARCOS, TEXAS — BWE has arranged an undisclosed amount of acquisition financing for The Junction, a 488-bed student housing property located near Texas State University in San Marcos. The community offers a mix of two-, three- and four-bedroom units. Amenities include a pool and a fitness center. The borrower, Campus Realty Advisors, will use a portion of the proceeds to fund capital improvements, including the addition of a new clubhouse, leasing center, study areas and community gathering space. Renovations will also include refreshed exterior paint, upgraded HVAC systems and water heater replacement, new property fencing and updates to the community’s security system, signage and landscaping. Subtext Plans 769-Bed VERVE Tempe Student Housing Project Near Arizona State University

TEMPE, ARIZ. — Subtext has announced plans for VERVE Tempe, a high-rise student housing community at 1011 E. Orange St. in Tempe. Slated for delivery in fall 2026, the 15-story property is within walking distance of the Arizona State University campus. Totaling 479,388 square feet, VERVE Tempe will feature 240 units in a mix of studio, one-, two-, three- and four-bedroom layouts, totaling 769 beds. VERVE Tempe will also offer 2,030 square feet of street-level retail space; a coffee bar with hot and nitro options; dedicated study space with booths, pods and collaboration rooms; a game room with simulators; rooftop pool deck; and a two-story fitness and wellness center with spa, sauna and yoga studio. Project partners include ESG Architecture & Design as architect and interior designer and Brinkmann Constructors as general contractor. Kennedy Wilson is providing an undisclosed amount of construction financing for the development.
AMES, IOWA— A joint venture between ARTISAN Capital Group and EOS Residential Investors has acquired Union on Lincoln Way, a 537-bed student housing community located near the Iowa State University campus in Ames. Built in 2018, the property offers 177 fully furnished units in studio through five-bedroom configurations. Shared amenities include a swimming pool, fitness center, business center and study rooms. The development also features 11,000 square feet of retail space. Haverkamp Properties has been tapped to manage the community, which will be rebranded 2700 Lincoln. Improvements to the property’s amenity and common spaces are planned by the new ownership. Peter Katz of Institutional Property Advisors, a division of Marcus & Millichap, represented the seller, Greystar. The acquisition involved Freddie Mac financing.
Landmark Properties Acquires 67-Acre Site for Cottage-Style Student Housing Community in Columbia, South Carolina

COLUMBIA, S.C. — Landmark Properties has acquired a 67-acre development site located near the University of South Carolina campus in Columbia. Landmark plans to construct an 826-bed cottage-style student housing community at the site. The community will offer fully furnished units in two- through six-bedroom floor plans. Landmark will begin construction imminently and plans to deliver the project in August 2026. Units will be wired for high-speed internet and will feature hardwood-style laminate floors, quartz countertops, stainless-steel appliances and full-sized washers and dryers. Community amenities will include an outdoor pool complex with a sun deck, cabanas, hammocks, a Jumbotron and outdoor grilling stations; a sand volleyball court; sports simulator; fire pits; a 24-hour fitness center; study spaces; and a computer lab. Residents will also have access to a complimentary shuttle service for commuting to and from the University of South Carolina campus and downtown Columbia. Landmark Cottage Construction, the company’s in-house general contractor, will manage construction of the project. The development site is situated at 1050 Idlewild Blvd., less than a mile from the university’s Williams-Brice football stadium. ATHENS, GA. — Landmark Properties has neared completion of City Food Hall within 19,681 square feet of retail space at The Mark Athens, a student housing development by Landmark Properties near the University of Georgia campus. The food hall will feature 10 chef-driven food concepts, a full-service bar, two state-of-the-art golf simulators and a variety of interactive games. The location is expected to open in fall 2025. Whitney Spangler and David Martos of Colliers International represented Landmark Properties, and Jason Hurst of Colliers International — who has since joined the team at CBRE — represented City Food Hall in the leasing transaction. The Mark Athens was developed in phases in 2017 and 2022. The community offers 1,364 beds of student housing; over 50,000 square feet of retail space; and 46,427 square feet of office space, which is 92 percent occupied by Landmark Properties’ corporate headquarters.
KNOXVILLE, TENN.— Subtext has started development of VERVE Knoxville, a 498-bed student housing property located at 1919 Lake Ave. adjacent to the University of Tennessee campus in Knoxville. The community will span 329,294 square feet, including nine floors of residential space and a five-level parking garage. The development will offer 136 fully furnished units in one-, two-, three- and four-bedroom configurations. More than 12,500 square feet of shared amenity spaces will include a wellness suite with sauna and meditation rooms; state-of-the-art fitness center and yoga studio; study pods and open study lounges; a pool terrace; and rooftop deck and lounge. The project is scheduled for completion in summer 2026. The development team includes general contractor Brinkmann Constructors and architect Dynamik Design. The community is Subtext’s second development in the Knoxville market following TENN, which opened in 2018. Juneau Construction Tops Out 1,600-Bed Student Housing Project Near University of Tennessee

KNOXVILLE, TENN. — Juneau Construction has topped out Hub Knoxville, a student housing development near University of Tennessee that will comprise two 10-story towers and a seven-story building. The co-developers, Core Spaces and Schenk Realty Group, broke ground on the project in February 2023 and secured $233 million in construction financing last summer. Upon completion, the 1,600-bed community will feature 30,000 square feet of retail space, 23,000 square feet of indoor amenities and a 19,000-square-foot rooftop terrace that features a pool, basketball court and hot tub. The design-build team includes Dwell Design Studio, Antunovich Associates and DCI Engineers. Core Spaces and Schenk Realty Group plan to deliver Hub Knoxville in time for fall semester in 2025.
