WASHINGTON, D.C. — A public-private partnership between American Campus Communities (ACC) and Georgetown University has broken ground on the redevelopment of Henle Village, an existing residence hall on the university’s campus in Washington, D.C. Following renovations, the community will offer an additional 278 beds, bringing the property’s bed count to 740. The residence hall will offer apartment-style units with kitchens and in-unit bathrooms. The project, which is expected for completion in summer 2025, is targeting LEED Platinum certification. The development team for the project includes RAMSA Robert A.M. Stern Architects and John Moriarty & Associates.

COLLEGE PARK, MD. — Core Spaces has opened Hub College Park, a 475-bed student housing community located near the University of Maryland campus in College Park. The 239,542-square-foot property offers 161 fully furnished units in studio through five-bedroom configurations. Shared amenities include a fitness center, spa and sauna, coworking spaces, private study lounges, rooftop swimming pool and a coffee shop. Studio K Creative designed the interior of the property alongside Core’s in-house design team. Antunovich Associates served as the architect and Treehouse Builders was the general contractor for the development. Core’s in-house management team is managing the community, which opened ahead of the 2023-2024 academic year.
Capstone, Boaz Ventures to Break Ground on $60M Student Housing Property Near University of Alabama Huntsville

HUNTSVILLE, ALA. — Capstone Development Partners and Boaz Ventures plan to break ground on a $60 million student housing property adjacent to University of Alabama Huntsville (UAH) in October. Located at 4315 Holmes Ave. NW near the UAH Campus Recreation Center, the community, dubbed Nexus on Holmes, will be a four-story, 249-unit property with a mix of one-, two- and four-bedroom apartments. Capstone and Boaz are envisioning the 239,000-square-foot residential property to house undergraduate and graduate students, as well as UAH staff. Amenities will include two courtyards, an outdoor pool, grilling area, community kitchen, TV lounge, multi-purpose room and quiet study lounges. The design-build team includes general contractor Fite Building Co. and architect Williams Blackstock Architects. The project is situated within a designated opportunity zone, and OPAL Investments (a for-profit subsidiary of Opportunity Alabama) is the lead equity investor. Capstone and Boaz plan to open Nexus on Holmes in summer 2025.
Inflation may be a handy — and valid — excuse for escalated costs, but that doesn’t mean students will simply sigh, sign on the dotted line and move on with a lighter bank account when faced with today’s escalating rents. “There is no doubt that higher rental rates have significantly increased the expectations from our current and prospective residents,” says Jason Fort, executive vice president of Asset Living. Yardi’s National Student Housing report, released in the third quarter of 2023, noted June marked the fifth consecutive month of annual rent growth over 7 percent at the 200 universities it tracks. BWE Arranges Acquisition Financing for 456-Bed Student Housing Community in Metro Atlanta

MARIETTA, GA. — BWE has arranged financing for the acquisition of The Beacon, a student housing community located near Kennesaw State University’s Marietta campus, roughly 20 miles outside Atlanta. Situated at 315 Freys Gin Road, the property totals 456 beds across 158 units. Residences at the community feature private bedrooms and bathrooms, as well as full-size washers and dryers, and amenities include high-speed Wi-Fi, package delivery lockers, a yoga room, private study rooms, 24-hour fitness center, free parking and a swimming pool. Chris Carroll and Max Miller of BWE secured the financing on behalf of the buyer, Campus Realty Advisors. Campus Realty Management, a division of Campus Realty Advisors, will manage The Beacon.
MERCED, CALIF. — The University of California Merced (UC Merced) and Merced College have announced plans to jointly develop a 488-bed student housing project for community college and transfer students. The California Legislature gave final approval for the $100 million mechanism that will fund the project. The Promise Housing facility will offer rooms on the UC Merced campus for income-qualified community college students that have met the academic requirements of the university’s Merced Promise agreement. The Merced Promise program was created to encourage the most promising and in-need student populations in California’s Central Valley to transform their lives through the pursuit of higher education. “This joint affordable housing project will be a game-changer for our historically underserved region, removing barriers for our students seeking to transfer to UC Merced and providing them with an opportunity to complete their transfer degree at Merced College while fully engaging in campus life at UC Merced,” says Chris Vitelli, president of Merced College. A timeline for the development was not announced.

The 19-story property offers 292 units in studio through six-bedroom configurations. Amenities include a fitness center, coworking spaces, private study lounges, a rooftop pool deck with a hot tub, dog park, 6,990 square feet of ground-floor retail space and a four-story parking garage. New Here Coffee operates a coffee shop. Curioso provided interior design services alongside Core’s in-house design team. Hartshorne Plunkard Architecture served as the architect, and Juneau Construction Co. was the general contractor. Core Spaces is managing the community. Residents recently moved in for the 2023-2024 school year, and leasing is now open for next year. Core Spaces focuses on developing, buying and managing student housing and build-to-rent communities. SHIPPENSBURG, PA. — Scope Commercial Real Estate Services has brokered the $13.3 million sale of Maverick Apartments, a 480-bed student housing community located near Shippensburg University in southern-central Pennsylvania. The 10-building community recently underwent $1.5 million in capital improvements. The property offers 120 four-bedroom units in standard and loft configurations. Fahd Malik of SCOPE represented the seller, Maverick Apartments LLC, in the transaction. Clark Finney of Matthews Real Estate Investments arranged a $9.5 million acquisition loan on behalf of the undisclosed buyer.
Landmark, Manulife to Break Ground on 859-Bed Student Housing Development Near Florida State University

Management has announced plans for The Mark at Tallahassee, an 859-bed student housing development located near the Florida State University (FSU) campus in Tallahassee. The three-building community will offer fully furnished units with bed-to-bath parity. Shared amenities are set to include a rooftop clubhouse with an outdoor swimming pool, sun shelf, lounge seating, a grill station, fire pits and a jumbotron; a fitness center overlooking the university’s Doak Campbell football stadium; 24-hour study lounge; collaboration space; and bike storage. The project, which is being built by Landmark’s in-house general contractor Landmark Construction, is expected for completion in August 2025.
