FAYETTEVILLE, ARK. — Rittenhouse Realty Advisors, a member of GREA, and Triad Real Estate Partners have negotiated the $15 million sale of Champions Club. The newly constructed student housing community comprises 232 beds near the University of Arkansas campus. The property offers 76 two-, three- and four-bedroom units at 1629 S. Razorback Road in Fayetteville. Units are fully furnished and feature bed-to-bath parity. Community amenities include a swimming pool, fitness center, barbecue and picnic area, fire pit, dog park, game lounge and a computer lab. The property was acquired by an undisclosed family office buyer in an off-market transaction.

LOS ANGELES — Champion Real Estate Co. has acquired two former fraternity houses located at 624 W 28th St. and 2715 Portland St. near the University of Southern California (USC) campus in Los Angeles for $16.7 million. Two subsidiaries of Champion — Victory on 28th LLC and Victory House Portland LLC — will rebrand and renovate the properties into student housing communities. The two properties will offer fully furnished units and shared amenities including oversized lounges, rooftop decks and private study spaces. Michael Fukushima and Stephen Watson of Total Realty Group represented the buyer and undisclosed sellers in the transactions. A timeline for the redevelopments were not announced.
SLIPPERY ROCK, PA. — MultiVersity Housing Partners (MVHP) has sold University Village at Slippery Rock, a student housing community located north of Pittsburgh. The community offers two- and four-bedroom fully furnished units alongside additional shared amenities including a fitness center, volleyball and basketball courts, fire pits and a dog park. The buyer was undisclosed. MVHP acquired the asset in August 2010 and implemented $3.5 million in capital expenditures over the course of the 12-year holding period, including renovations to units, the addition of a resort-style pool and enhancements to the clubhouse and other amenity spaces.

The community offers fully furnished units with bed-to-bath parity and private patios overlooking the university’s West Campus area. Shared amenities include a fitness center with a spin studio, onsite coffee shop, pool with a hot tub and sauna and private study rooms. Austin-based LV Collective sold the property for an undisclosed price. GSA will turn management of the community over to its operating partner, Yugo, and rebrand the asset as Yugo Austin Waterloo.
MANKATO, MINN. — Northmarq has arranged a $41.6 million loan for the refinancing of The Grove at Mankato in Mankato, a city in southern Minnesota. The 524-unit student housing property is located at 200 Briargate Road. Andy Finn of Northmarq arranged the nonrecourse loan, which features a seven-year term, 30-year amortization schedule and three years of interest-only payments. A credit union provided the fixed-rate loan. The borrower was undisclosed.

Landmark Properties to Break Ground on 500-Bed Student Housing Community Near University of Washington

SEATTLE — Landmark Properties is set to break ground on The Mark at Seattle, a 500-bed student housing development located near the University of Washington campus. The Athens, Georgia-based company recently closed on the acquisition of the development site for the project at 1200 NE 45th St. in Seattle. The community will offer a mix of one- to five-bedroom fully furnished units. Shared amenities will include a 24-hour study lounge, computer lab, fitness center, club room, rooftop deck with a swimming pool and a sauna, alongside 3,300 square feet of ground-floor retail space. Landmark Construction will serve as general contractor for the duration of the project, which is scheduled for completion ahead of the fall 2025 semester. This is Landmark’s second project in the Seattle area, with The Standard at Seattle currently under construction. “Landmark is excited to start our second project at the University of Washington,” says Wes Rogers, Landmark president and CEO. “This location was particularly attractive as it is in the heart of the University District neighborhood and is just steps from campus. Given the high barriers to entry in this market and strong fundamentals at the University of Washington, this project fits our investment criteria perfectly.”
PHILADELPHIA — Locally based brokerage firm Rittenhouse Realty Advisors has arranged the $87 million sale of Hamilton Court, a 295-bed student housing community located near the University of Pennsylvania in Philadelphia. Amenities include a pool, fitness center, outdoor grilling and dining areas and onsite laundry facilities. Hamilton Court also houses 21,400 square feet of retail space. Rittenhouse represented the seller, Post Brothers, which acquired the 103-unit property in 2015 and implemented a $21 million capital improvement program.
COLLEGE STATION, TEXAS — Student housing developer Parallel has broken ground on a 750-bed project located at 401 First St. near the Texas A&M University campus in College Station. The community will offer a mix of studio, one- and two-bedroom units, as well as walk-up townhomes. Shared amenities will include a full-service smart market, influencer room, gaming lounge, dog park, pool, spa, yoga room, fitness center, indoor study areas and outdoor gaming stations. The project is scheduled for completion in fall 2024. The development team includes BOKA Partners, Rogers O‘Brien Construction, Alison Royal Interiors, RLG Engineers, Mitchell & Morgan Civil Engineering, V3 Engineers, Infinisys and SMR Landscape.
