SAN MARCOS, TEXAS — Austin-based Palladius Capital Management has purchased The Heights, a 672-bed student housing community serving students at Texas State University in San Marcos, located south of the state capital. The property is located about three miles from campus, comprises 240 units and offers amenities such as a pool, fitness center, clubhouse and study lounges. The seller and sales price were not disclosed. The new ownership plans to implement a value-add program focused on unit interiors, building exteriors and amenity spaces.

Aspen Square Purchases Student Housing Property in Carrollton, Georgia, Plans Multifamily Conversion
CARROLLTON, GA. — Aspen Square Management has purchased Timbercrest at Carrollton, a 240-unit, 792-bed student housing community in Carrollton. Sean Baird of Colliers arranged the transaction. DoubleLine Capital sold the property for an undisclosed price. The buyer plans to convert the student housing community into a multifamily property. Since 2019, the community has undergone capital improvements totaling nearly $1.1 million, which included upgrades to the pool, basketball courts, courtyard and technology package. The property was 87 percent occupied at the time of sale. Located at 316 Columbia Drive, the property is situated about one mile from the University of West Georgia and 46.2 miles from the Hartsfield-Jackson Atlanta International Airport.
If there were any doubt that student housing stakeholders were quickly moving into the single-family build-to-rent market, the question was just settled for good. Chicago-based Harrison Street, one of the industry’s biggest players, recently announced a blockbuster deal to form a joint-venture with Core Spaces, one of student housing’s biggest developers. But this venture isn’t about student housing; it will invest up to $1.5 billion in subdivisions with hundreds of rental homes in markets such as Austin, Denver, Dallas, Orlando and Nashville. “We had an ah-ha moment,” says Justin Gronlie, managing director and Head of Education Real Estate at Harrison Street. He explains that Harrison Street was among the first firms to invest cottage-style student housing back in 2007, and since then, has developed and acquired more than 27 BTR-style student housing communities comprising 19,000 beds. The off-campus single-family style homes in highly amenitized developments are similar to the product in build-to-rent communities. “Due to our unique experience and track record in student housing, we recognized the patterns and magnitude of the BTR opportunity in front of us and pounced at it,” says Gronlie. OXFORD, MISS. — Greysteel has secured the refinancing for Wellington Place, a 154-bed student housing property in Oxford. Griffin Papaila and Daniel Hartnett of Greysteel secured a 10-year fixed-rate, non-recourse Freddie Mac loan at 70 percent loan-to-value (LTV). The loan amount and borrower were not disclosed. Wellington Place is a 44-unit student housing property that serves the students at the University of Mississippi. Built in 2019, the off-campus property offers three-bed and four-bed floorplans. Unit features include screened back porches, front patios, second-floor balconies, fenced backyards, hardwood flooring, marble countertops, stainless steel appliances and finishes. Community amenities include a lake with a large dock, pool, hot tub, arcade, convenience store and a 10,000-square-foot clubhouse and amenity center. The property was fully occupied at the time of sale. Located at 157 Stricklin Lake Drive, Wellington Place is situated three miles from the Ole Miss campus and 3.2 miles from the University-Oxford Airport.
SYRACUSE, N.Y. — Champion Real Estate Co. has purchased Campus Hill Apartments, a 715-bed student housing community near Syracuse University, for $65 million. The property offers fully furnished units across 51 buildings. The community will be rebranded Victory at Syracuse and is set to undergo renovations imminently. Victory House Syracuse LLC, a subsidiary of Champion, will oversee community upgrades, including fresh paint and the addition of vinyl plank flooring, new cabinetry, quartz countertops, stainless steel appliances and modern fixtures. Ken Wellar and Douglas Sitt of Rittenhouse Realty represented Champion and the undisclosed seller in the transaction.
AMES, IOWA — Pierce Education Properties has acquired The Madison, a 540-bed student housing property serving Iowa State University in Ames. The community was built in 2001 and offers 144 units in a mix of three- and four-bedroom configurations. Shared amenities include a 24-hour fitness center, clubhouse, resort-style swimming pool and hot tub, a sand volleyball court, dog park, lighted basketball courts, a computer lab, coffee bar, tanning bed and a picnic and grilling area. The seller and terms of the transaction were undisclosed. Regions Bank provided acquisition financing.
STARKVILLE, MISS. — Miami-based Centurion Property Group has purchased Aspen Starkville, a 958-bed student housing community located near Mississippi State University. Built in 2014, Aspen Starkville offers two-, three-, four- and five-bedroom, cottage-style floorplans with bed-to-bath parity. Community amenities include a swimming pool, basketball court, sand volleyball court, fitness center, yoga room, game room and a movie theater. The property will be rebranded The Grand at Starkville and is set to undergo capital improvements, including the addition of a new pet park and hammock garden, updated flooring and the addition of smart TVs. Located at 2041 Blackjack Road, the property is situated 2.2 miles from Mississippi State University and three miles from downtown Starkville.
AUSTIN, TEXAS — Newmark has brokered the sale of a four-property portfolio of mid-rise student housing properties totaling 1,441 beds. The properties are situated adjacent to public universities in the Southeast and Illinois. Ryan Lang, Jack Brett, Ben Harkrider, Tim McKay, Debra Corson, Blake Pera and Dean Smith of Newmark represented the seller, Rael Corp., in the transaction. The sales price and the buyer were not disclosed. The properties include: Gather Illinois, which is located near the University of Illinois at 410 North Lincoln Ave. in Urbana, Ill.; Gather Uptown located near East Carolina University at 400 South Greene St. in Greenville, N.C.; Gather Dickson located near the University of Arkansas at 333 St. Charles Ave. in Fayetteville, Ark.; and Gather Southern located near the University of Memphis at 3655/3695 Southern Ave. in Memphis.
LUBBOCK, TEXAS — Houston-based developer Treemont Partners is nearing completion of construction on The Carlton House, a 446-bed student housing project that will serve students at Texas Tech University in Lubbock. The Carlton House will feature a mix of one- and two-bedroom units and amenities such as two pools, a community kitchen and living room, fitness center, private and group study lounges, outdoor grilling and dining areas and a dog park. University Partners will lease and manage the project upon completion, which is slated for June.
AMHERST, MASS. — CBRE has brokered the sale of North 116 Flats, a 404-bed student housing community serving students at the University of Massachusetts at Amherst, located in the central part of the state. Built in 2020, North 116 Flats totals 150 units that were approximately 95 percent occupied at the time of sale. Georgia-based Landmark Properties acquired the property from Dallas-based Fountain Residential Partners for an undisclosed price.
