STATE COLLEGE, PA. — A joint venture between Georgia-based Landmark Properties and Golden Primera will develop a 546-bed student housing community near the Penn State University campus in State College. The 11.2-acre site is located at 418-428 Westerly Parkway, and the cottage-style property will be known as The Retreat at Westerly. The community will offer 142 units in two- and five-bedroom configurations with bed-to-bath parity. The property will also feature a 10,500-square-foot amenity area with a pool, pickleball court, sauna, cold plunge, jumbotron, fitness center, multi-sport simulator, study lounges, grilling and fire pit areas and additional green space for outdoor recreation. Santana-Court-Corvallis-OR

CORVALLIS, ORE. — Article Student Living has acquired Santana Court, a 95-bed student housing community located adjacent to the Oregon State University campus in Corvallis. The property offers units in studio, one- and two-bedroom configurations. The site is entitled for future development of up to 650 beds. The seller and terms of the transaction were not released. McNair Collegiate Partners consulted on the acquisition.

ATHENS, GA. AND BATON ROUGE, LA. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has negotiated the sale of a two-property student housing portfolio totaling 1,188 beds in Georgia and Louisiana. The transaction included The Lodge of Athens, a 480-bed property serving students attending the University of Georgia; and Wildwood Baton Rouge, a 708-bed community located near Louisiana State University. Peter Katz of IPA — in association with Steve Greer and John Leonard of Marcus & Millichap — represented the seller, a joint venture between Alden Street Capital and an undisclosed institutional partner, and procured the buyer, Pumphouse Residential Group, in the transaction.

BLACKSBURG, VA. — A joint venture between Cardinal Group Development and PGIM has broken ground on a 493-bed student housing development near the Virginia Tech campus in Blacksburg. Located at 501 S. Main St., the community will offer 215 units across two five-story buildings and 50 three-story townhomes. The property will also feature 17,456 square feet of retail space on the ground level. Shared amenities are set to include a pool and hot tub, fitness center, clubhouse and collaborative study lounges. Each townhome will offer a private rooftop terrace and two-car garage. The project is scheduled for completion ahead of Virginia Tech’s 2027-2028 academic year.

TEMPE, ARIZ. — A joint venture between Core Spaces and Wexford Developments has broken ground on Hub on Campus Tempe, a 30-story student housing tower located near the Arizona State University campus in downtown Tempe. The development, which will feature 1,957 student housing beds, a rooftop amenity deck and ground-level retail space, is scheduled for completion in summer 2028. Kennedy Wilson provided construction financing for the project, and TSB Capital Advisors consulted on the transaction. The development team includes general contractor Findorff and RSP Architects. Core Spaces will manage Hub on Campus Tempe upon completion and the firm’s in-house design team will design the interiors. The project site was formerly home to the historic Harry Walker House, also known as the House of Tricks restaurant, which was recently relocated next to Tempe City Hall on Fifth Street for future preservation and restoration. The development team is working to preserve the nearby First Congregational Church, which will be transferred to city ownership to ensure its continued protection. “This development will provide much-needed housing while also keeping the city’s historic landmarks part of the evolving landscaping,” says Doug Tichenor, senior director of entitlements at Core Spaces. “We see this project as a …

COLUMBUS, OHIO — Bagels & Co. has signed a 2,660-square-foot retail lease at Rambler Columbus, a student housing property near The Ohio State University campus. The tenant will occupy space on the ground floor beginning in spring 2026. Known for its Brooklyn-style bagels, the café also serves La Colombe coffee, 25 varieties of cream cheese and a variety of breakfast and lunch offerings. Developed by LV Collective, Rambler Columbus opened this fall at 222 W. Lane Ave. Other retail tenants at the property include coffee shop Daydreamer and Victory Lap, an Ohio State-themed sports bar. Matt Stein and Matt Cooper of MSC represented both Bagels & Co. and LV Collective in the lease.

COLLEGE STATION, TEXAS — Walker & Dunlop has brokered the sale of The Woodlands of College Station, a 769-bed student housing property located near the Texas A&M University campus in College Station. Completed in 2006, the community offers 276 units and amenities such as a pool, fitness center, basketball and volleyball courts, study lounges and shuttle service to campus. Chris Epp, Matthew Chase, Craig Miller, Holden Penn, Ben Sarna, Sarah Foronda, Naomi Bludworth, Will Baker, William Shell, Jonathan Schwartz, Michael Ianno, Sean Reimer, Mike Shropshire and Doug McDaniel of Walker & Dunlop represented the seller, Interwest Capital, in the transaction. Walker & Dunlop also arranged an undisclosed amount of acquisition financing on behalf of the undisclosed buyer.

Village-at-Mines-Park-Golden-CO

GOLDEN, COLO. — A public-private partnership between Capstone Development Partners and the Colorado School of Mines has completed Village at Mines Park, a 1,058-bed student housing community located on the university’s campus in Golden. The property — which is the redevelopment and expansion of an existing community, Mines Park — offers affordable housing for upper-division undergraduate and graduate students, as well as students with families. Fully furnished units are offered in studio, one-, two-, three- and four-bedroom configurations. Shared amenities include a fitness center, dining options, recreational green space, an outdoor amphitheater and community gathering and study spaces. The property is also home to residence life and management offices and features on-site parking and electric car charging spaces. The development team for the project included design-builder Milender White Construction and architectural firm SAR+. Capstone Management Partners will provide facility maintenance, custodial and asset management services for the community. The project was financed by the university.

Maison-Burbank

BATON ROUGE, LA. — A joint venture between Monument Square Investment Group and JDI Realty has acquired Maison Burbank, a 532-bed student housing community located near the Louisiana State University (LSU) campus in Baton Rouge. The garden-style property was developed in 1996 and renovated in 2017. The joint venture plans to begin capital improvements to the property immediately, including new roofing and performing the postponed maintenance and repair work for the drive aisles and parking lots. The community offers 134 units in two- and four-bedroom floorplans. Amenities include a resort-style swimming pool, picnic and grilling area, sand volleyball court, 24-hour fitness center, coffee bar and a dog park. The property was 98.5 percent leased at the time of sale. The seller and terms of the transaction were not released.

Pique-Apts-Berkeley-CA

BERKELEY, CALIF. — Construction is underway on Pique, a 484-bed student housing project by Gilbane Development located at 2587 Telegraph Ave. near the University of California, Berkeley campus. The developer recently opened a leasing office for the community at 2430 Bancroft Way. The project is scheduled for completion in summer 2026. Pique will offer units in four-, five- and six-bedroom configurations. Shared amenities will include an indoor-outdoor yoga and fitness center with an outdoor sauna; outdoor study spaces; two rooftop decks separated by an indoor-outdoor club room; community terrace space; a ground floor coworking lounge; smart food lockers; and private study rooms on each floor. The community will also feature 2,900 square feet of ground-floor retail space.
