SAN MARCOS, TEXAS — Tremont Realty Capital, a division of Boston-based investment firm RMR Group, has provided a $31.2 million bridge loan for the acquisition of The Lodge, a 696-bed student housing property in the Central Texas city of San Marcos. The 258-unit community serves students at nearby Texas State University. The Lodge offers one-, two-, three- and four-bedroom units and amenities such as a pool, fitness center, basketball and volleyball courts, outdoor grilling and dining stations, game room and a cybercafé. Walker & Dunlop arranged the floating-rate loan through Tremont on behalf of the sponsor, Palladius Capital Management.

Cushman & Wakefield Arranges Sale of 368-Bed Student Housing Community Near Auburn University

AUBURN, ALA. — Cushman & Wakefield has arranged the sale of The HUB at Auburn, a 368-bed student housing community located at 626 Shug Jordan Parkway near the Auburn University campus in Alabama. Travis Prince, Shawn Lubic and Victoria Marks of Cushman & Wakefield’s student housing capital markets team represented the seller, FPA Multifamily, in the transaction. The property was acquired by Capstone Real Estate Investments for an undisclosed price. Developed in 1989, the community consists of six three-story buildings that were 96 percent occupied at the time of sale. The property offers 96 units in two- and four-bedroom configurations, including townhomes. Shared amenities include a fitness center, resort-style pool, shared study spaces and a complimentary coffee bar.
University of Utah, ACC Break Ground on 1,400-Bed Student Housing Development in Salt Lake City

SALT LAKE CITY — The University of Utah (The U) and American Campus Communities (ACC), in a public-private partnership, have broken ground on a $155 million student housing complex in Salt Lake City. The six-story residence hall will add 1,400 beds for first- and second-year students. The U will manage and program the first floor to feature common indoor and outdoor social areas, new dining facilities and fitness areas. The development is part of ACC’s American Campus Equity (ACE program), which enables universities to expand and enhance student housing without taking on additional debt. Under a 55-year lease agreement that includes two 10-year extensions for a final term of 75 years, ACC will manage and own a leasehold interest in the property. The project team includes MHTN Architects, Ayers Saint Gross and Okland Construction. The new residence hall is slated to open for occupancy in fall 2026.
PeakMade Real Estate to Break Ground on 395-Unit Multifamily Community Near University of Arizona

TUCSON, ARIZ. — PeakMade Real Estate is set to break ground on Theory Tucson, a 395-unit mixed-use development located near the University of Arizona campus in Tucson. The conventional multifamily project, which will also contain some retail space, is designed to appeal to students as well as the local population. The 19-story community will span 686,000 square feet, offering units in studio, one-, two-, three- and four-bedroom configurations. Shared amenities will include a lounge, fitness area, coworking space and a rooftop swimming pool. The transit-oriented development will also feature access to a local rail line. The development team for the project includes M.A. Mortenson Co., Gensler, Power Design, Suntec Engineering and Rick Engineering. The community is scheduled for completion in fall 2027.
Halstatt Sells 644-Bed UnionWest at Creative Village Student Housing Tower in Downtown Orlando

ORLANDO, FLA. — Halstatt Real Estate Partners has sold UnionWest at Creative Village, a 664-bed student housing property near the University of Central Florida’s (UCF) downtown Orlando campus. Halstatt developed the 15-story tower in partnership with Development Ventures Group and Ustler Development in August 2019. Provident Resources Group purchased UnionWest for an undisclosed price using bonds underwritten by BofA Securities. Located at the corner of West Livingston Street and North Terry Avenue, the student housing tower is a component of the $1.5 billion Creative Village mixed-use campus, which includes academic space for both UCF and Valencia College’s downtown campus. In addition to student housing, UnionWest offers more than 100,000 square feet of academic space, 11,000 square feet of street-level retail space and a 600-space parking garage.
MADISON, WIS. — A joint venture between Mortenson Development, Northwestern Mutual Real Estate and PeakMade Real Estate has broken ground on Theory Madison, a 717-bed student housing development located near the University of Wisconsin-Madison campus. The 12-story tower will offer 213 units in a variety of configurations. Shared amenities will include rooftop decks, a 24-hour fitness center, study rooms, a podcast room, pet spa and clubroom. The community is being developed through a public-private partnership with the city of Madison and will offer affordably priced units in collaboration with the University of Wisconsin’s department of financial aid. The property is targeting LEED Silver certification and is expected for completion in fall 2026.
BOSTON — Shawmut Design and Construction has topped out 100 South Campus Drive, a 276-unit student housing project that is located in the Allston area of Boston but will serve graduate students, faculty and staff at Harvard University, which is located across the Charles River in Cambridge. Designed by Marvel Architects, the project is part of a larger transformation of 175 N. Harvard St., the thoroughfare that connects Allston and Cambridge, and which includes the new home for the American Repertory Theater. The number of beds was not disclosed. Completion is slated for 2026.
As the student housing sector readies for a new generation of students to enter campuses — Generation Alpha — a few of the ‘tried and true’ amenity spaces that were hot with millennials or Gen Z have fallen by the wayside. Golf simulators, movie theaters and bohemian styling with baskets and lots of greenery are just a few of the once popular design choices that are now on the outs, according to Lucy Harrison, brand marketing manager with SouthPark Interiors. Gone, too, are the days of designing one ‘Instagramable’ moment for your building and calling it a day, says Chelsea Kloss, executive vice president of design and curation with LV Collective. “Students want to live in a building that is beautiful and inspiring from all angles — not just with one space built for ‘the gram,’” she says. “They want not only to capture more organic content to share, but to experience it real-time. BERKELEY, CALIF. — Gilbane Development Co. has broken ground on Pique, a 485-bed student housing project located at 2587 Telegraph Ave. near the University of California (UC) Berkeley campus. The eight-story community will offer 52 units with bed-to-bath parity. Shared amenities will include an indoor and outdoor fitness center and yoga studio, outdoor study space, a cabana area, two rooftop decks, a coworking lounge, smart food lockers, private study pods and 2,900 square feet of ground-floor retail space. The project will begin leasing in fall 2025 with occupancy scheduled for summer 2026. The development site was formerly occupied by retailer Buffalo Exchange. “We are focused on making every inch count with efficiency, privacy and functionality at the core of the design, driving innovation that caters to the needs of Berkeley students at an affordable price point,” says Christian Cerria, development director with Gilbane.

CHARLOTTE, N.C. — As the clock struck midnight on New Year’s Eve, the 2025-2026 academic year moved further into focus. What can the industry expect to see this year from a preleasing perspective? Are rents expected to keep growing? And by how much? All of these questions and more were discussed during a kick-off panel at the 2024 LeaseCon/TurnCon conference by InterFace Conference Group, which took place this past December in Charlotte. As of Dec. 3, student housing properties across the country were 36.6 percent preleased on average — a 1.3 percent decline from rates seen at the same time in 2023, according to moderator Charlie Matthews, founder and CEO of data provider College House.
