Student loan figures indicate a growing affordability problem in higher education. The Federal Reserve reports that student loan debt in the United States is almost $1.6 trillion today, with 42 percent of people who attended college — which represents 30 percent of all adults — incurring at least some debt from their education.  With a focus on technology-based degree programs, the cost to attend college is rising. But it’s not just tuition that’s going up. According to College Board, the cost of housing exceeds the cost of tuition at four-year, public universities. For the 2017-2018 academic year, students paid an average of $9,970 for in-state tuition while room and board ran $10,800. “There’s a real need to get to the middle of the market and to build quality housing that students can afford,” says Joe Coyle, president of Michaels Student Living. BETHLEHEM, PA. — A partnership between Lehigh University and Greystar has opened SouthSide Commons, a 426-bed residence hall located on the university’s campus in Bethlehem, about 50 miles northwest of Trenton. The community offers fully furnished studio, two-, three- and four-bedroom units. Atkin Olshin Schade Architects designed the project, construction of which began in May 2018 and was completed July 2018.

SAN MARCOS, TEXAS — Vie Management has purchased Ella Lofts, a 252-bed student housing property located within walking distance of Texas State University in San Marcos, a city situated between Austin and San Antonio. The 75-unit mid-rise building features one-, two- and four-bedroom floor plans and amenities such as a fitness center, yoga studio, pool, coworking space, study lounge and a coffee shop. Vie Management will undertake a $1 million renovation program over the next several months. The seller was not disclosed.

STARKVILLE, MISS. — A public-private partnership between Mississippi State University (MSU) and Greystar has opened College View, 650-bed residential development on the university’s campus in Starkville. The mixed-use property features 46,000 square feet of retail space and a 7,000-square-foot addition to the MSU Child Development and Family Studies Center. Communal amenities include a fitness center, computer lab, study rooms, swimming pool, community lounge, volleyball court and fire pits. Greystar financed, built and will manage the community utilizing a 40-year lease of MSU land. The lease agreement features a 10-year renewal option.

LAFAYETTE, IND. — Brinkmann Constructors has completed construction of the Rise on Chauncey, a 675-bed student housing property near Purdue University in West Lafayette. At 16 stories, the property is West Lafayette’s tallest building. Apartments range from studios to four-bedroom units. CA Student Living, the student housing division of Chicago-based CA Ventures, was the developer. The complex spans 458,000 square feet with 283 fully furnished units. Brinkmann completed the project in 19 months. Monthly rents start at $689 for a shared four-bedroom unit.

AUSTIN, TEXAS — Parallel Co., a student housing development and investment firm, will open MUZE, its new 502-bed community that is located two blocks from the University of Texas in Austin. The grand opening is set for Sunday, Aug. 18. Located at 2100 Neuces St., the 18-story property will offer one-, two-, three- and four-bed units that will come fully furnished with stainless steel appliances, quartz countertops and washers and dryers. Walk-in closets will be available in select units. Amenities will include a study lounge with private rooms, a rooftop pool and theater, outdoor kitchen and a fitness center. Rhode Partners served as the project architect, and Rogers-O’Brien Construction served as the general contractor. KeyBank Real Estate Capital provided construction financing.

Promenade-Place-Orem-UT

OREM, UTAH — Colliers International has arranged the sale of Promenade Place, a student housing property located at 875 S. Geneva Road in Orem. Woodbury Corp. sold the asset to a private out-of-state investor. Constructed in 2017, Promenade Place is a transit-oriented, 429-bed student housing property located adjacent to Utah Valley University. While terms of the transaction were not released, the sale is one of the largest student housing transactions in Utah and set a record as the highest price per bed, according to the brokers. Rawley Nielsen, Mark Jensen and Darren Nielsen of Colliers facilitated the deal and represented the seller.

STATE COLLEGE, PA. — CA Student Living has begun construction on HERE at State College, an $86 million, 227-unit student housing property located one block from Penn State University. The 12-story complex will feature more than 700 beds and house 30,000 square feet of retail space on the lower two levels. The general contractor is Missouri-based Brinkmann Constructors, and the architect is Shepley Bulfinch. HERE at State College is expected to open in fall 2020.

PITTSBURGH — A joint venture between Pinecrest and Cardinal Group has completed construction on The Bridge on Forbes, a 473-bed student housing property in Pittsburgh. The community offers fully furnished studio-, one-, two- and three-bedroom units to students attending the University of Pittsburgh, Carnegie Mellon University and Carlow University. Shared amenities include a 24-hour fitness center, an outdoor deck with grilling stations and fire pits, collaboration rooms, a coffee bar and lounge and retail space occupied by Arby’s and Bank of America. The property is fully leased for the upcoming academic year.

While Gen Z and millennials have quite a bit in common, they also differ in some fundamental aspects and demand different standards of living in residential spaces.
