MIAMI — NAI Miami | Fort Lauderdale has brokered the $2.3 million sale of a two-story, 9,192-square-foot office building located at 9703 S. Dixie Highway in the Miami village of Pincecrest. Jeremy Larkin, Joseph Gallaher and Valentina Tawil of NAI Miami | Fort Lauderdale represented the seller, an entity doing business as 9703 Dixie LLC, in the transaction. Robert Eckstein, also with NAI Miami | Fort Lauderdale, represented the undisclosed buyer, which plans to invest in capital improvements to bring the office building to market-ready conditions. According to LoopNet Inc., the property is known as The Pile Building and was originally completed in 1959.

According to LoopNet Inc., the property was originally built in 1925 and renovated in 1990 and features a clear height of 18 feet. Mike Adams and Sarah Finney Miller of NAI Summit represented the seller, personal care products manufacturer Spartan Brands, in the transaction. The Allentown Economic Development Corp. purchased the building for $1.4 million.

NAI Hiffman Negotiates 2,330 SF Lease for Spec Medical Office Suite in Hinsdale, Illinois

HINSDALE, ILL. — NAI Hiffman has negotiated a 2,330-square-foot medical office lease at 12 Salt Creek Lane within the Salt Creek Medical Campus in Hinsdale, a western suburb of Chicago. Brian Edgerton of NAI Hiffman represented ownership, Remedy Medical Properties, in the lease with Bloom Plastic Surgery. NAI Hiffman also proposed that the landlord complete a speculative build-out of the long-vacant office suite into clinical space. The space now occupied by Bloom Plastic Surgery had been vacant for more than 10 years. Remedy completed the build-out in September. The lease brings the 62,000-square-foot building to 86 percent occupancy. Joey Carr of Carr Realty Advisors represented the tenant.

The group’s property management business operates under the brand Plaid Hat Management, while its development arm does business as Compass North Development. BOWIE, MD. — NAI Michael Cos. will develop South Lake Marketplace, a 600,000-square-foot mixed-use project within the $1.3 billion South Lake development underway in Bowie, a city in suburban Maryland that is roughly equidistant from Baltimore and Washington, D.C. Karington LLC, an affiliate of NAI Michael Cos., owns South Lake, which also features residential units being developed by Chesapeake Realty Partners. South Lake Marketplace will feature a grocery anchor, as well as other retail, restaurant, sports entertainment and hospitality concepts. The development will be situated adjacent to Liberty Sports Park, which features 10 professional sports fields and attracts 344,000 tournament attendees annually, according to NAI Michael Cos. The ceremonial groundbreaking for South Lake Marketplace is expected to take place in May or June.

PEORIA, ARIZ. — NAI Horizon has brokered the purchase of an industrial building located at 10857 N. 9th Ave. in Peoria, a suburb northwest of Phoenix. Glez C Properties LLC acquired the asset from Chris Finn for $9.5 million. The buyer plans to expand its construction and asphalt company, Gonzalez Asphalt, into the 81,060-square-foot, Class B warehouse facility, which was built in 2005. Jeffrey Garza Walker and Art Verdugo of NAI Horizon represented the buyer, while Gary Cornish of Newmark and Geoffrey Turbow of CBRE represented the seller in the deal. Eric Nutt of Commonwealth Title also helped facilitate the transaction.

What is the current state of the data center market? Goeller: Extremely active, with very high demand. Development pipelines are at full power and are strained in certain markets. Leasing demand is through the roof. REBusinessOnline: What types of tenants use these data centers, and what are their space needs? Goeller: The majority of the time, the need for space is so insatiable that entire buildings are leased to single users, especially when it comes to large hyperscale computing projects. However, there are still colocation providers housing smaller tenants in certain buildings. A lot of the activity happening in Northern Virginia is hyperscale activity. These are large tech companies coming in and building 2-million-square-foot campuses that they’re fully occupying themselves.
