STREETSBORO, OHIO — NAI Pleasant Valley has arranged the $8.4 million sale of a 130,257-square-foot industrial building in Streetsboro, a southern suburb of Cleveland. The property sits on 8.5 acres at 675 Mondial Parkway. David Hexter and Jeffrey Calig of NAI Pleasant Valley represented the undisclosed seller. Exeter 675 Mondial LLC was the buyer. The transaction marks the first acquisition in the Northeast Ohio market for the buyer.

FORT WORTH, TEXAS — NAI Robert Lynn has arranged the sale of Sylvania Industrial Park, an 880,000-square-foot manufacturing campus in Fort Worth. Todd Hubbard of NAI Robert Lynn represented the buyer, Dallas-based CanTex Capital, which plans to implement a value-add program, in the transaction. The seller and sales price were not disclosed. Sylvania Industrial Park is the largest crane- and rail-served manufacturing campus of its kind in the metroplex, according to the brokerage team.
MARLTON, N.J. — NAI Mertz has arranged the sale of Stow Road Corporate Park, a 160,000-square-foot industrial flex development in the Southern New Jersey community of Marlton. The five-building complex is located off State Highway 73, within a few miles of the New Jersey Turnpike. The buyer, a subsidiary of Philadelphia-based Velocity Venture Partners, plans to rebrand the property as Velocity Business Park and add about 20 loading positions and drive-in doors to enhance the functionality of each unit. The seller and sales price were not disclosed. Jonathan Klear and Fred Meyer of NAI Mertz brokered the deal.
KEARNY, N.J. — NAI James E. Hanson has brokered the $26.3 million sale of a 5.4-acre industrial development site in the Northern New Jersey community of Kearny. The site is located within five miles of Port Newark, just off Exit 15E of the New Jersey Turnpike. Kenneth Lundberg, Patrick Lennon and Lorenzo Lambiase of NAI Hanson represented the buyer, San Francisco-based REIT Terreno Realty Corp., in the acquisition of the land. The new ownership did not disclose specific development plans.
LYNDHURST, N.J. — JLL has negotiated the sale of The Union at Lyndhurst, a 328-unit apartment community in Northern New Jersey. The property offers studio, one- and two-bedroom units with an average size of 1,007 square feet. Residences are furnished with stainless steel appliances, individual washers and dryers and private patios/balconies. Amenities include a pool, fitness center, dog park and multiple courtyards. Jose Cruz, Michael Oliver, J.B. Bruno, Kevin O’Hearn and Steve Simonelli of JLL represented the seller, Mesirow Institutional Real Estate Direct Investments, in the transaction. Pacific Urban Investors acquired the asset for an undisclosed price.
PISCATAWAY, N.J. — NAI DiLeo-Bram has brokered the sale of Clover Leaf Industrial Park, a four-building, 30,000-square-foot development that is located on a 26-acre site in the Northern New Jersey community of Piscataway. Chris Galiano of NAI DiLeo-Bram represented the seller, a private family that owned the asset for 30 years, in the $10.5 million deal. The buyer, Contracting Leasing Corp., a provider of trailer leasing services, will also operate its business out of the facility.
HOUSTON — NAI Partners has brokered the sale of a 35,634-square-foot industrial building located at 9260 Bryant St. in southeast Houston. According to LoopNet Inc., the single-tenant property as built on 2.5 acres in 1961. NAI Partners’ Darren O’Conor represented the buyer, TEHO International (USA) LLC, in the transaction. Ryan Fuselier and David Buescher with JLL represented the seller, an entity doing business as Bryant Street Building Ltd.
HOUSTON — NAI Partners has brokered the sale of a 30,000-square-foot industrial building within International Crossing Business Park in North Houston. The four-building development totals 90,750 square feet. Clay Pritchett and Zane Carman of NAI Partners represented the seller, TNRG Development, which has now sold all four buildings in the park, in the transaction. The name and representative of the buyer were not disclosed.
GRAND RAPIDS, MICH. — NAI Wisinski of West Michigan has negotiated the sale of Alpine Summit Shopping Center in Grand Rapids for an undisclosed price. The 136,942-square-foot shopping center is located at 3165 Alpine Ave. The center is fully occupied by Ulta, HomeGoods, Marshalls, Petco, Party City, CATO, Sola Salons, America’s Bride and ABC Warehouse. Bob Lotzar and Bill Tyson of NAI Wisinski represented the buyer. NAI Wisinski also serves as the property manager.
CARROLLTON, TEXAS — NAI Robert Lynn has negotiated a 162,000-square-foot industrial lease expansion at 4717 Plano Parkway in the northern Dallas suburb of Carrollton. The deal essentially triples the Dallas-area footprint of the tenant, third-party logistics firm JB Hudco, to 240,000 square feet. Chad Albert of NAI Robert Lynn represented JB Hudco in the lease negotiations. George Billingsley represented the landlord, Billingsley Co., on an internal basis.
