FLORENCE, N.J. — NAI Mertz has negotiated a 300,700-square-foot, full-building industrial lease at 839 Railroad Avenue, a project under construction in the Southern New Jersey city of Florence. Scott Mertz of NAI Mertz represented the tenant, auto parts supplier DNA Motoring, in the lease negotiations. Tony Rod of Lee & Associates represented the developer, Denver-based Black Creek Group. Building features include 36-foot clear heights, ample trailer parking and immediate proximity to the New Jersey Turnpike. DNA Motoring expects to take occupancy of the building in the second quarter.

BRIDGEWATER, N.J. — NAI DiLeo-Bram has negotiated a 5,600-square-foot office lease at Bridgewater Plaza, a two-building office complex in the Northern New Jersey city of Bridgewater. Marc Shein of NAI DiLeo-Bram represented the tenant, the Center for Psychological Treatment & Assessment, which provides services for adults with autism, in the lease negotiations. Shein also represented the landlord.

MISSOURI CITY, TEXAS — NAI Partners has negotiated a 15,000-square-foot industrial lease at 1519 Industrial Drive in Missouri City, a southwestern suburb of Houston. According to LoopNet Inc., the property was built in 2019. Jake Wilkinson and Darren O’Conor of NAI Partners represented the undisclosed landlord in the transaction. The representative of the tenant, logistics firm CW Global, was also not disclosed.

HASBROUCK HEIGHTS, N.J. — NAI James E. Hanson has negotiated the sale of a 15,390-square-foot retail building located in the Northern New Jersey community of Hasbrouck Heights. The two-story building was vacant at the time of sale. Joan Cenicola and John Schilp of NAI Hanson represented the undisclosed seller in the transaction. The buyer was Bogota Savings Bank, which will use the property as both its headquarters and a bank branch.

HOUSTON — NAI Partners has arranged the sale of a 7,168-square-foot industrial property located at 1515 Globe St. in southeast Houston. According to LoopNet Inc., the single-tenant property was built in 1980. Michael Keegan, Darren O’Conor and Andrew Laycock of NAI Partners represented the undisclosed seller in the transaction. Additional terms of sale were not disclosed.

THE WOODLANDS, TEXAS — NAI Partners has negotiated a 16,000-square-foot office headquarters sublease for exploration firm Ring Energy at 1725 Hughes Landing Blvd. in The Woodlands, about 30 miles north of Houston. Charlie Neuhaus and Harry Holmes of NAI Partners represented the tenant, which is relocating from Midland, in the lease negotiations. Jerrod McQuain of JLL represented the sublandlord.

TOLEDO, OHIO — NAI Hiffman has brokered the sale of a single-tenant industrial building in Toledo for $12.9 million. Located at 1411 Campbell St., the building serves as a production and distribution facility for Brenntag Great Lakes LLC, a chemical and ingredients distributor. The 227,028-square-foot property was renovated last year. The building features a clear height of 22 feet, 14 docks, one drive-in door and 10 rail doors. An adjacent 13.5-acre lot was also part of the sale and is currently utilized as a trailer lot and tank farm. Patrick Sullivan and Ryan Chambers of NAI Hiffman teamed up with Terry Coyne of Newmark to represent the seller, Phoenix Toledo Industrial Investors LLC, which is an affiliate of Milwaukee-based Phoenix Investors. New Jersey-based Four Springs Capital Trust was the buyer.

CHALFONT, PA. — NAI Mertz has arranged the sale of a 151,220-square-foot industrial property located at 90 Hamilton St. in Chalfont, located north of Philadelphia. The sales price was approximately $6 million. The building is situated on 14 acres and includes 6,000 square feet of office/showroom space. Jeff Licht, Jared Licht and Adam Lashner of NAI Mertz represented the buyer, AVL Properties LLC, in the transaction. Binswanger Commercial Real Estate Services represented the seller.

Building features include 23-foot clear heights and 11,102 square feet of office space. Ken Lundberg, Darren Lizzack, Randy Horning, Pat Lennon and Lorenzo Lambiase of NAI Hanson represented the seller, Challenge Partners LLC, in the transaction. The buyer was beverage producer and distributor 3 V Co. Inc.

Questions surround every major market, including Atlanta — a metro market known for its dependable economy and robust demand. Admittedly, Atlanta has had its struggles during the pandemic, like slow leasing activity and rising rental rates, but not everything is doom and gloom. New City Properties, in the middle of breaking ground on Mailchimp’s new headquarters, announced it was upping the budget to prepare for future pandemics, including setting money aside for technology that is not even available yet. Other developers are choosing to prioritize private green space over expensive machinery. Midtown’s new Norfolk Southern headquarters, opening by the third quarter of 2021, takes advantage of its 3.4-acre lot by developing a campus-style hub filled with parks and a rooftop garden. Employees who utilize these outdoor spaces decrease the risk of airborne transmissions, as well as promote healthy habits.
