NORWOOD, N.J. — Locally based brokerage firm Resource Realty has arranged a 71,870-square-foot industrial lease in the Northern New Jersey community of Norwood. Locally based firm Alfred Sanzari Enterprises owns the building at 335 Chestnut St., which totals 111,424 square feet and was built in 1969, according to LoopNet Inc. Dan Whitehead of Resource Realty negotiated the deal on behalf of the tenant, footwear products manufacturer OrthoFeet Inc.

Turnpike-1-Trade-Center-Pilesgrove-New-Jersey

PILESGROVE, N.J. — Missouri-based NorthPoint Development has broken ground on a 954,701-square-foot industrial project in the Southern New Jersey community of Pilesgrove. Designed by studioNorth Architecture and built by Peak Construction Corp., the project represents the fourth building in the Turnpike 1 Trade Center development. Building features will include a clear height of 40 feet, 96 docks, four drive-in doors, 2,000 square feet of office space and parking for 536 cars and 244 trailers. Completion is scheduled for the fourth quarter.

KENILWORTH, N.J. — Timeless Treasures Fabrics, a New York-based manufacturer of clothing materials, has signed a 42,000-square-foot industrial lease in the Northern New Jersey community of Kenilworth. The property at 3 Mark Road houses 38,000 square feet of office space, a 24,000-square-foot fenced pave lot and 4,000 square feet of office space. David Simon, Catherine Goski-Vasquez and Richard Goski of NAI DiLeo-Bram represented the undisclosed landlord in the lease negotiations. Linda Hill and Doug Bansbach of Colliers represented the tenant.

WHARTON, N.J. — CBRE has arranged the sale of an industrial development site at 100 E. Dewey Ave. in the Northern New Jersey community of Wharton. Thomas Mallaney and Denise Kokulak of CBRE represented the buyer, a partnership between Commercial Realty Group and North Jersey Development Group, in the transaction. NAI Hanson represented the seller, Air Products and Chemicals Inc. The new ownership plans to construct a 95,000-square-foot building with a clear height of 28 feet, with construction beginning in the coming weeks.

BAYONNE, N.J. — Locally based developer Vida Capital is nearing completion of Prospect Crossing, a 44-unit multifamily project in the Northern New Jersey community of Bayonne. The five-story building houses studio, one- and two-bedroom units that range in size from 459 to 1,210 square feet and are furnished with stainless steel appliances, granite countertops and tile backsplashes. Amenities include a fitness center, lounge, clubrooms and coworking office space. Leasing will begin later this month.

TEANECK, N.J. — Columbia University Irving Medical Center will open a 4,283-square-foot surgical outpatient center in the Northern New Jersey community of Teaneck. The clinic will be located within the 670,000-square-foot, four-building Glenpointe mixed-use campus. Jeff Schotz, Peter Rossi, Dan Reider, Peter Kasparian and David Simson of Newmark represented the landlord, Alfred Sanzari Enterprises, in the lease negotiations. HACKENSACK, N.J. — Locally based developer Hornrock Properties has begun leasing a 168-unit multifamily project in the Northern New Jersey community of Hackensack. Designed by Minno & Wasko Architects, the six-story building represents Phase II of a larger development known as Ivy & Green, Phase I of which totaled 221 units. Residences come in studio, one- and two-bedroom floor plans, and the campaign begins with 30 percent of the units preleased. Ivy & Green offers amenities such as a pool, coworking spaces, private conference rooms, a gaming lounge, speakeasy bar, demonstration kitchen, theater and music studio, a children’s playroom, fitness center, pet spa and package lockers. Monthly rents start at $2,215 for a studio.

McClellan-One-Newark

NEWARK, N.J. — A partnership between Creation, a developer with offices in Phoenix and Dallas, and J.P. Morgan Asset Management has received a $64 million construction loan for a 120,584-square-foot industrial project in Newark. The 10-acre site is adjacent to Newark Liberty International Airport and formerly served as a parking facility. The new building, which is fully preleased to Barsan Global Logistics, will be known as McClellan One and will feature 87 trailer parking stalls. Vertical construction will begin within the next 60 days, and completion is slated for February 2025. Los Angeles-based PCCP LLC provided the three-year, floating-rate loan. John Alascio, Rob Rubano, Brian Share, T.J. Sullivan and Chris Meloni of Cushman & Wakefield arranged the debt.
