BOHEMIA, N.Y. — Hardware and equipment retailer Harbor Freight Tools will open a 20,000-square-foot store at Sayville Plaza, located on Long Island in Bohemia. Robert Delavale of Breslin Realty represented the landlord in the lease negotiations. The representative of the tenant was not disclosed. Other tenants at Sayville Plaza include Bed Bath & Beyond, Old Navy, Panera Bread, Jennifer Furniture, The Vitamin Shoppe, Chipotle Mexican Grill, Sprint, Floor & Décor, At Home and Aldi.

NEW YORK CITY — Locally based firm Extell Development has entered into a ground lease with The Feil Organization to develop a multifamily project at 356 Fulton St. in downtown Brooklyn. The Feil Organization previously secured approvals for the development of a 43-story tower that will also house 100,000 square feet of commercial space. In addition, Feil completed the demolition of the three-story Capital One bank branch that was situated on the site. Bob Knakal, Stephen Palmese, Brendan Maddigan, Ethan Stanton, Jonathan Hageman, Michael Mazzara and Winfield Clifford of JLL arranged the ground lease on behalf of The Feil Organization.
ELMSFORD, N.Y. — MC Real Estate Partners, an owner-operator of East Coast office and multifamily properties, and Tokyo Trust Capital have acquired The View on Nob Hill, a 416-unit apartment community located in the Westchester County city of Elmsford. The property sits on 24 acres and was 97 percent leased at the time of sale. Twenty percent of the units are reserved for households earning 60 percent or less of the area median income. Residences feature one-, two- and three-bedroom floor plans. The seller and sales price were not disclosed.
NEW YORK CITY — Locally based brokerage firm Rosewood Realty Group has arranged the $19.6 million auction sale of a portfolio of 13 multifamily properties totaling 41 units in Brooklyn. The properties were part of Chaskiel Strulovitch’s 31-building portfolio and are located in various residential districts of the borough. Aaron Jungreis, Greg Corbin and Chaya Milworn of Rosewood brokered the sale.
NEW YORK CITY — PNC Bank has signed a 70,000-square-foot office lease renewal at 340 Madison Avenue in Manhattan. The lease comprises 64,941 square feet of office space across several floors and a 5,336-square-foot retail branch. William Elder, Andrew Ackerman and Alexandra Budd represented the landlord, RXR Realty, on an internal basis. David Simson and David Falk of Newmark represented the tenant. PNC Bank has been a tenant at the building since 2008.
NEW YORK CITY — NYC Office Suites, a provider of flexible workspace solutions, has signed a 31,433-square-foot lease at The Chanin Building, a 56-story tower located at 122 E. 42nd St. in Manhattan. The building was originally constructed in the late 1920s. Arkady Smolyansky and Roger Griswold of CBRE represented the tenant, which will occupy the entire fourth floor of the 56-story tower, in the lease negotiations. The name and representative of the landlord were not disclosed.
NEW YORK CITY — Locally based brokerage firm Ariel Property Advisors has arranged the $9.9 million sale of a mixed-use building located in the Mount Hope area of The Bronx. The property comprises five market-rate apartments, 10,600 square feet of vacant office/community space and ground-floor retail space that is leased to T-Mobile and a regional pharmacy. Vanbarton Group sold the asset to an undisclosed buyer. Jason Gold, Victor Sozio and Daniel Mahfar of Ariel Property Advisors brokered the deal.
NEW YORK CITY — Chicago-based investment firm Syndicated Equities has acquired a 110-space parking garage located at 58 W. 58th St. in Manhattan’s Midtown East neighborhood. The structure house both ground-level and underground parking space. Syndicated Equities acquired the property, which is leased to Icon Garages, in partnership with Centerpark Realty, a locally based investment firm that specializes in the product type. The seller and sales price were not disclosed.
NEW YORK CITY — Elara Caring Group, a provider of home-based care services, has signed a 14,039-square-foot office lease in The Fordham area of The Bronx. The tenant will occupy space at The Poe Building on Grand Concourse, which was originally constructed in 1929 and renovated in 1989. The lease term is seven years. Kathy Zamechansky of KZA Realty Group represented the landlord, Poe Affiliates LP, in the lease negotiations. Alex Foley of Swearington Realty Group represented the tenant.
ISLIP, N.Y. — Chicago-based Venture One will develop a 121,270-square-foot industrial facility in the Long Island community of Islip. The site spans 9.7 acres. Building features will include a clear height of 36 feet, 130-foot truck court depths, 131 car parking spaces and 119 trailer parking stalls. Construction is scheduled to begin in the third quarter and to last about a year. Cushman & Wakefield will be responsible for lease-up of the development.
