NEW YORK CITY — Onyx Renewable Partners, a provider of clean energy solutions, has signed a 10,760-square-foot office lease renewal at 505 Fifth Avenue in Midtown Manhattan. The 28-story building was built in 2006 and is adjacent to Bryant Park. Onyx plans to relocate from 230 Park Avenue to the entire 14th floor early next year. Paul Glickman, Diana Biasotti, Kristen Morgan and Kyle Young of JLL represented the landlord, Stawski Partners, in the lease negotiations. Clark Finney and T.J. Hochanadel of JLL, along with Brian Goldman, Scott Gutnick and Josh Berg of Newmark, represented the tenant.

CUTCHOGUE, N.Y. — Boutique financial advisory firm Talonvest Capital has arranged $27.8 million bridge loan for GoodFriend Storage North Fork, a self-storage facility located in the Long Island community of Cutchogue. The borrower, GoodFriend Storage, will use the proceeds to partially fund an expansion project, retire existing debt and support the lease-up of the expansion. The facility currently features 690 climate-controlled units, 213 non-climate-controlled units and 87 warehouse/portable units for a total of 123,174 net rentable square feet. Britt Taylor, Jim Davies, Tom Sherlock, Ivan Viramontes and Lauren Maehler of Talonvest arranged the financing through an undisclosed direct lender.

JERICHO, N.Y. — PX4 Development has purchased an 80-room hotel in the Long Island community of Jericho with plans to convert the building into a student housing community with one-, two- and three-bedroom units. To that end, PX4 has secured a long-term lease with The New York Institute of Technology, which has campuses on both Manhattan and Long Island. The development team is aiming to have the building ready for occupancy in advance of the 2024 academic year.

BAY SHORE, N.Y. — Nordstrom Rack, the off-price retail division of Nordstrom, will open a 24,000-square-foot store in Bay Shore, a hamlet on Long Island. The store will be situated within Gardiner Manor Mall and is scheduled to open next spring. Other tenants at the property include HomeGoods, Barnes & Noble, Michaels and Old Navy. Kite Realty Group Trust is the landlord. This location will mark the third Nordstrom Rack outpost in the state.

NEW YORK CITY — Ramp, a provider of automated finance products and services, has signed a 66,000-square-foot office lease in 28-40 W. 23rd St. in Midtown Manhattan’s Flatiron District. The company is relocating to and expanding from a space the Union Square area to the entire second floor of the two-building, 561,000-square-foot complex. Michael Mathias and R.J. Johns of Cushman & Wakefield represented the tenant in the lease negotiations. Mac Roos, Andrew Roos, Michael Cohen and Jessica Verdi of Colliers represented the landlord, Williams Equities.

NEW YORK CITY — Four new tenants have opened stores at Kings Plaza, a 1.1 million-square-foot enclosed mall in Brooklyn. Target, Primark, Zara and Burlington have debuted in a space formerly occupied by Sears. The property has also undergone capital improvements, such as the brightening of the attached parking deck, as well as the addition of new lighting, furnishings and flooring in the center’s second level. Los Angeles-based Macerich owns Kings Plaza.

NEW YORK CITY — Locally based brokerage firm Ariel Property Advisors has negotiated the $5 million sale of a multifamily development site in the Cobble Hill area of Brooklyn. The site at 232 Smith St. allows for 10,000 square feet of buildable space that will include retail usage. Sean Kelly, Nicole Daniggelis, Stephen Vorvolakos, Shimon Shkury and Victor Sozio of Ariel Property Advisors represented the undisclosed seller in the transaction. The buyer was also not disclosed.

NEW YORK CITY — Marketing and media agency Canvas Worldwide has signed an 18,000-square-foot office lease at One Hudson Square, a 1 million-square-foot building in Manhattan. The building was originally constructed in 1929 and offers a newly renovated lobby, outdoor amenity terrace and a coffee shop. Nick Farmakis of Savills represented the tenant in the lease negotiations. David Falk, Pete Shimkin, Jonathan Fanuzzi, Jon Franzel and Brittany Silver of Newmark represented the landlord, Hudson Square Properties.

NEW YORK CITY — A joint venture led by SL Green Realty Corp. (NYSE: SLG) has completed the redevelopment of One Madison Avenue, a 27-story, 1.4 million-square-foot office building in Midtown Manhattan. As part of the project, the development team demolished the existing office building down to the ninth floor and constructed 17 new floors above. One Madison Avenue now features oversized roof terraces with entertainment sky gardens and an 11,000-square-foot roof deck that connects to a 7,000-square-foot, tenant-only amenity space known as “The Commons.” The newly transformed office tower will also eventually house a steakhouse by Michelin-starred chef Daniel Boulud. Multiple tenants have already committed to the building, including Franklin Templeton (347,474 square feet), IBM (328,000 square feet) and Chelsea Piers Fitness (55,780 square feet).

NEW YORK CITY — Locally based firm Douglaston Development has completed a 188-unit affordable seniors housing project in The Bronx. The 12-story building is adjacent to the New York Botanical Garden (NYBG) and represents Phase I of a larger development. Phase II will consist of 277 affordable seniors housing residences and 8,000 square feet of retail space. Units are reserved for households earning 50 percent or less of the area median income. Douglaston developed the project through a 99-year ground lease with NYBG. Stephen B. Jacobs Group designed the project, and Levine Builders served as the general contractor and construction manager.
