RALEIGH, N.C. — KBS and Kane Realty Corp. have inked two office lease deals at Bank of America Tower, an 18-story, 300,322-square-foot office tower in Raleigh’s North Hills district. The deals include a 28,658-square-foot lease with Brightly Software for a full floor. The new space will also serve as the global headquarters of the tenant’s parent company, Siemens Industry Inc. The other lease is a 3,000-square-foot expansion for Eva Garland Consulting, bringing the tenant’s total footprint to the tower to nearly 15,000 square feet. Located at 4242 Six Forks Road, Bank of America Tower is LEED Gold-certified and features six levels of covered parking and a conference center.

HIGH POINT, N.C. — JLL has arranged the sale of a 234,224-square-foot logistics facility located at 720 Pegg Road in High Point, a city in North Carolina’s Triad submarket. The seller, Beacon Partners, delivered the Class A property in 2022 and subsequently leased the facility to three tenants, including Lowe’s Home Centers. Pete Pittroff, Dave Andrews, Michael Scarnato, Zachary Llyod, Michael Lewis and Allan Parrott of JLL represented the seller in the transaction. The buyer and sales price were not disclosed. The property features 32-foot clear heights, ESFR sprinklers, motion-sensored LED lighting, multiple storefronts and proximity to Piedmont Triad International Airport, I-40, I-73, I-74 and I-85.
Trinity Capital, Nuveen Sell 441,072 SF Industrial Portfolio in Research Triangle Park to Prologis

DURHAM, N.C. — Trinity Capital Advisors and partner Nuveen Real Estate have sold Alexander Commerce Park, a three-building industrial property located along TW Alexander Drive in Durham’s Research Triangle Park. San Francisco-based Prologis acquired the park for an undisclosed price. Built in 2023, the development was fully leased at the time of sale to tenants including Upper Deck, Wolfspeed, Wesco and Running Logistics. The properties feature 32-foot clear heights, ESFR sprinklers, LED lighting and abundant auto and trailer parking. CHARLOTTE, N.C. — Legacy Realty Group Advisors has arranged the sale of Catawba Village, a 56,840-square-foot shopping center located in Charlotte. Food Lion anchors the property. Jacob Baruch of Legacy represented both the buyer and seller. Both parties requested anonymity.
GASTONIA, N.C. — Gindi Equities has sold Greenview Meadows, a 109-unit multifamily community located in Gastonia, roughly 20 miles west of Charlotte. Gindi, which acquired the property for $10 million in February 2021, sold the community to an undisclosed buyer for $14.5 million. Located at 1613 Greenview Drive, the development features apartments in two- and three-bedroom layouts. Amenities at the community include a pet park, playground, picnic areas and a pool with a newly renovated deck.

Beechwood Carolinas Breaks Ground on 120-Acre Mixed-Use Development in Chapel Hill

CHAPEL HILL, N.C. — Beechwood Carolinas, a division of The Beechwood Organization, has broken ground on South Creek, a 120-acre mixed-use development in Chapel Hill. Located at 119 US Highway 15 501 S, the campus will comprise 92 apartments, 606 condominiums, 100 townhomes, 52,000 square feet of retail space and an 80-acre nature preserve with walking trails. An estimated 15 percent of South Creek’s for-sale homes will be designated as affordable. Additionally, the property will feature amenities including a fitness center, multiple club and lounge areas, a dog park and firepits, as well as multiple electric vehicle charging stations and bike parking spaces. Beechwood Carolinas plans to begin vertical construction in early 2025.
Flagship Acquires Former Verizon Office Building in Wilmington, Plans Conversion to Healthcare Campus

WILMINGTON, N.C. — Flagship Healthcare Properties has purchased a 153,526-square-foot office building located at 3601 Converse Road in Wilmington. The Charlotte-based company acquired the property through Flagship Healthcare Trust for an undisclosed price. The seller was also not disclosed. The three-story office building was built as a single-tenant property and was formerly home to Verizon Wireless. Flagship is underway on the conversion of the office building into an outpatient healthcare campus dubbed Flagship Medical Plaza. Novant Health has signed a lease to occupy two floors at the project beginning in 2025. The tenant’s planned services at the clinic will include specialized physicians, lab services, imaging and infusion therapy, according to Ernie Bovio, president of Novant’s coastal region. Novant operates the Novant Health New Hanover Regional Medical Center hospital, which is located two miles from Flagship Medical Plaza.
Madison Capital Obtains $34.3M Construction Financing for Apartment Development Near Raleigh

APEX, N.C. — Madison Capital Group has obtained $34.3 million in construction financing for a new apartment development in the metro Raleigh-Durham area. Affiliate firm Madison Communities is planning the 218-unit community, which will be named Madison Aquiline and will be located in Apex. Warren Johnson and Travis Anderson of JLL arranged the loan through Centennial Bank on behalf of Madison Capital. Madison Aquiline will feature an integrated clubhouse with a fitness center and a resort-style pool and pool deck with grilling stations and a fire pit. Other amenities will include a café island with a wet bar, cyber lounge, flexible workspaces and a coffee bar. The construction timeline was not disclosed.

CHARLOTTE, N.C. — Northmarq has arranged $55 million for the refinancing of Lincoln at Dilworth, a 379-unit multifamily property located at 905 Kenilworth Ave. near Uptown Charlotte. Ernest DesRochers and Dylan Hamer of Northmarq’s New York office secured the four-year loan through Lincoln Financial Group on behalf of the borrower, Lincoln Ventures. Lincoln at Dilworth features apartments in studio, one- and two-bedroom layouts. Amenities at the community include a rooftop lounge; swimming pool; fitness center; pet spa and bark yard; game room; outdoor kitchen, bar and lounge area; bike racks and a bike repair shop; concierge services; covered parking; and a parking concierge.
